I rented an apartment with them for 1 year. The guy named Jeff was terrible. He lied about everything in the visit of the apartment. The A/C wasn’t working, the apartment smelled like mold and full of cockroaches. The first night, I slept with the windows open and it got full of flies all over. Despite all of that, Jeff, ignored me for days and only answered when I purposely delayed the rent. Do not trust this company.

Scammers use someone else
Rented an apartment, we went multiple days without heat and hot water. Eventually the boiler in our unit had to be completely replaced. An old door handle broke, most likely as a result of their maintenance and they charged us €80 to replace it.
They also lied to us and said by giving our bank information for return of deposit we were accepting of the charges.

Avoid at all costs – deposit withheld until legal action
Avoid at all costs. Unprofessional, abusive deposit practices. Here are verifiable facts from my case:
I paid over €3,000 in agency fees to SH Barcelona for absolutely disgusting service.
I was charged €235 for a mandatory final cleaning at the end of the contract. Despite this, the agency later withheld €338.80 from my deposit for alleged “stains” on a kitchen countertop.
No invoice, no repair proof, and no completed repair existed — only an internal presupuesto (estimate), which under Spanish law does not justify deposit retention.
During checkout, the inspector did not flag this issue.
Afterward, the agency repeatedly claimed that “el propietario decide” and later stated they “se desvinculan”, despite the contract and deposit being handled by SH Barcelona / DECOFLAT, S.L., not the landlord.
Only after I sent a burofax, opened an OMIC complaint (Ajuntament de Barcelona), and filed a judicial claim (juicio verbal) did SH Barcelona suddenly reverse course and pay the full €338.80.
Avoid at all cost, they are the worst and will try to scam you at all costs. wait for your karma.

We rented an apartment for a week in Barcelona through Booking.com, and the nightmare started from day one.
If we could give zero stars, we would. Without exaggeration, this was the worst accommodation experience of our lives.
We experienced a sudden water outage in the afternoon : there was absolutely no running water, meaning we couldn’t flush the toilet, cook, wash dishes, or maintain basic hygiene. The apartment became completely uninhabitable.
We tried to contact the host immediately, including Marina, who managed our check-in, through multiple desperate calls and messages. She never responded, not even with a simple acknowledgment. Even by 12:30 p.m. the next day, there was still no message, no explanation, and no courtesy from her or anyone else.
We were forced to escalate the situation through Booking.com customer support. The host took more than TWO HOURS to answer Booking.com, and their response was shockingly dismissive: they simply said there was no water and that they had no idea when it would return.
There was no offer of help, no alternative accommodation, and not even an apology for abandoning us in an unusable property.
After two hours of being ignored and facing the reality of spending the night with no working toilets, we had no choice but to check into another hotel immediately. Staying in that property was simply impossible.
In short: avoid this property and this agency because the owners clearly do not care about their customers. If you ever need help or find yourself in an urgent situation, you will be completely on your own. The lack of basic services like water—combined with the total silence from the staff—made this stay extremely stressful. We absolutely cannot recommend this property or this agency.

SON UNOS PIRATAS !! CUIDADO !! APROPIACION INDEBIDA DE RESERVA ALQUILER
Mi experiencia con SH Barcelona ha sido muy decepcionante y quiero compartirla para que otros clientes estén informados antes de confiar en esta empresa.
Realicé una visita a un piso junto con mi pareja. El agente inmobiliario (API) nos mostró la vivienda y, en un primer momento, nos pareció adecuada, por lo que decidimos hacer una reserva de 500 €. Sin embargo, tras valorar con calma la zona y el tamaño del piso, que era considerablemente más pequeño que el actual, decidimos no continuar con el alquiler.
A partir de ese momento comenzó el problema.
La empresa se negó inicialmente a devolver el importe de la reserva, alegando políticas internas que, desde mi punto de vista y según asesoramiento legal, no se ajustan al marco legal vigente. Se trata de una situación que podría calificarse como una apropiación indebida del dinero, ya que no se había firmado ningún contrato ni disfrutado de ningún servicio efectivo.
Tras insistir y ponerme firme, incluyendo la posibilidad de interponer una hoja de reclamaciones y consultar con nuestro gabinete de abogados, accedieron a devolver el dinero.
Sin embargo, el proceso fue innecesariamente largo y poco transparente: me indicaron que los reembolsos solo se procesaban ciertos días (lunes, miércoles y viernes), algo poco comprensible cuando el pago inicial fue una transferencia inmediata.
Finalmente, me facilitaron un comprobante de devolución incluso exigiendo un certificado titularidad de mi cuenta Banco.
Supuestamente realizaron la transferencia no inmediata y a día de hoy no dispongo de mi reserva de 500€, después de la apretada que se llevaron. quedando demostrando una falta de profesionalidad y de consideración hacia el cliente de forma usurera y en contra de la misma ley.
Comparto esta experiencia con el único objetivo de advertir a futuros clientes sobre la forma de operar de esta empresa. Es importante leer bien las condiciones, solicitar todo por escrito y no hacer ningún pago sin garantías claras de devolución en caso de desistir.
En resumen, mi experiencia con SH Barcelona ha sido Lamentable y alejada de lo que se espera de una empresa del sector inmobiliario.

MOLD! Never make a booking at Sh Barcelona
I rented an apartment through SH Barcelona and it was the worst holiday experience of my life.
Upon arrivel I met up with a woman who was supposed to let me into the apartment. She had a hard time figuring out which apartment it was and seemed like she actually had nothing to do with SH Barcelona. When we finally found the door we entered an apartment with an air that was extremely thick and musty.
The woman tried to turn on the air conditioning, but it didn't work and she called someone, but couldn't get through to them.
The woman asked me to pay a check-in fee of 25 euros, which was not mentioned in any of the emails I had received prior. They had to be paid in cash or by PayPal transfer.
I was baffled both by the sudden fee and the condition of the apartment. The apartment had almost no light coming from the outside, as it was right next to another building. I opened a cupboard and to my horror i saw a large outbreak of mould!
I refused to pay the fee and accept the condition of the apartment as it was literally uninhabitable. The woman suddenly rushes on and says that she can't help me.
She do give me two phone numbers that I can call. She then leaves with the keys to the apartment and i am left outside.
After multiple calls I get hold of customer service and they offer me a refund. They insist that mold does not make the apartment uninhabitable (even do i send them pictures) and therefore the refund goes by the regular refund policy. Which says that “ if I cancel on the day of my reservation, i have to pay for the first night”
At least we have now received the refund, but we still ended up paying for the first night, which cost us 116€.
Never make a booking at Sh Barcalona.

Experiencia nefasta!!!! Alquilamos un apartamento en el examble en Barcelona y fatal.... pagamos 1300 por 4 noches.... además de eso nos querían cobrar 50€ por darnos las llaves en mano..... cuando llegamos: el apartamento de los horrores!!! En el anuncio ponía que había aire acondicionado y es mentira,estaba todo sucio,las paredes,el baño lleno de moho,una cisterna sin agua,los muebles del baño rotos,pelos y peluzas en el suelo y manchas de cuestionable procedencia en el sofá....tuve aque llamar y llamar hasta casi volverme loca para que me dieran dos tristes ventiladores, encima mienten alegando que no ofertaban el apartamento con aire acondicionado en Booking....pero yo tengo captura de pantalla hecha y encima la TV no funcionaba....una experiencia nefasta y encima con 3 niños que los pobres no durmieron ni un solo día por el calor!!!!!

Don't waste your money!
Worst accommodation experience i have ever had. Following booking through Airbnb, ShBarcelona contacted me on Whatsapp to let me know they were cancelling my booking but i could rebook directly through them. I phoned them to confirm it was legit as they weren't responding to emails, when i eventually got through, they assured me everything was fine and my booking was confirmed. I looked for alternative accommodation as i read some of the reviews but there was nothing within my price range. Throughout this time leading up to my booking, I was wishing more and more that i had just cancelled and booked somewhere else. I had to contact them multiple times via phone to ask for payment links as they were un responsive on Whatsapp and email. I was nervous about paying after all this but every time i managed to get through on the phone, they were friendly and reassuring that everything was fine.
I communicated with them prior to arrival that we would be at the apartment slightly earlier than the check in time, they agreed to leave a key in a key box situated in a storage building and sent detailed instructions which was fine, it was then a 15min walk to the apartment. On arrival, we looked around the apartment. It was ok - passable cleanliness, one window missing a blind, kitchen not well equipped at all.
After showering on the first evening, a leak started. I contacted ShBarcelona immediately, they didn't seem bothered and said they would let the engineer know but unlikely they would come that night. I explained that the leak was really bad and continuous dripping but they said there was nothing they could do at this time. We placed a bucket under the drip, when we came back from dinner, the bucket was already full and water was all over the floor. The leak was even worse and had spread, with more continuous drips. I contacted them again with videos on Whatsapp, each time I phoned up i had to explain from the beginning to a different person what was happening. I asked them to find us alternative accommodation, but they just kept saying there wasn't anything they could do. We got no sleep that first night because of the noise of the leak and worry of damage it was causing. We were up and down all night emptying the bucket.
They contacted me at 9am the following day and asked me if the leak had stopped... i sent videos of full buckets, saucepans, drenched towels that we had to use to soak up water and the damp patches all over the ceiling. ShBarcelona then finally sent someone round. We were left with no water at all for this first day, couldn't even flush the toilet. We made our selves scarce so that the engineer could sort and we needed to eat, drink and use the loo. When we returned in the evening, we were told that we would have no hot water until the next day. It was very upsetting to not even be able to have a warm shower whilst on our holiday after having been out all day.
The engineer came back the next day whilst we were out and replaced the water tank. I had no communication from ShBarcelona to confirm the work was complete, but we did have hot water when we got home so assumed everything was fixed.
On our second to last day, the apartment staff let themselves into our apartment. We had no warning from ShBarcelona that they were coming. Whether we were in the apartment or not, i think it is appalling that they didn't notify us that there would be workers coming to the apartment to look at the water damage. They let themselves in, we were actually still in bed so that was an awful start to the morning.
I asked for some compensation for all this inconvenience, they reluctantly agreed to 50 euros. I contacted them via phone and Whatsapp on our last day, they ignored my messages and kept putting the phone down on me. I have still not received this compensation to date and they have now blocked my number so i cannot contact them.
Extremely disappointed with their customer service. I would advise to avoid ShBarcelona at all costs.

Terrible experience
I rented a flat in central Barcelona through SH for 8 months. It was the worst letting agency I dealt with. First of all, there was absolutely no check-in: someone from their office came to give me the key and sign a form and that was it. To my surprise, the flat was extremely dirty (dust, dirt in the kitchen which was also infested with ants…) However, it is advertised on the website that the flat is professionally cleaned in-between tenancies… In addition, the mattress was the most disgusting thing I have ever seen. It was covered of stains and smelled of vomit (the bed linen too). SH sent someone to come over to clean the mattress but it confirmed that no check on was done upon my arrival. Also, many furnitures and appliances were broken (toaster, drying rack, dining table, stool…). The flat was not as good as advertised on the website and seemed way older with bad quality furnitures especially the sofas which were extremely uncomfortable. For the broken appliances, I was told that I could buy new things and send over the receipt and that I could deduce it from next month rent. Throughout the tenancy, SH applied late fees for the deduced amount and did nothing despite my many calls and emails. I had to contest the final bill to see the fees removed as they didn’t do it themselves.
Second issue was the bathroom leaking roof: the rain water leaked through the ceiling of my bathroom for the entire duration of my stay. I called and emailed many times begging for SH to send someone over to do something. After sending someone at the beginning of October I heard nothing from them until it reached the point where water was leaking from the light in the ceiling posing a health threat with the electricity. They simply asked someone to come and remove the light bulb. How unprofessional… When you pay agency fees, you shouldn’t have to fight to get things repaired.
Third problem is the flat door: A few weeks before the end of my tenancy the security lock of the door just fell down. I called SH emergency number as it was Sunday. They were very reactive and sent a locksmith very quickly. Unfortunately they forgot to mention I would have to pay the invoice and on the same day… It turned out that the door frame was faulty and that I didn’t cause the problem. SH informed me that they couldn’t refund me the amount (more than 250€) as they were unable to do a wire transfer! I told them it was a financial hassle for me but didn’t do anything to help. I had to wait to get the deposit back to get a refund. In addition, the security lock wasn’t even changed and I had to stay with an unsecured door as the locksmith confirmed to me that the original door lock wasn’t enough to prevent someone breaking in.
For the deposit, I had to contest the final invoices and bills 3 times as they were not correct. They can’t even send you a proper bill/invoice… They even dared charging me for the dry cleaning of the bed linen that smelled of vomit when I moved in and which I informed them that I never used during my stay.
Ironically, the only professional thing that happened was the check out. Pictures were taken and the estate agent took his time to check everything properly and took note of the things that were broken from the start and I didn’t have any bad surprises when I got the full amount of my deposit back.
Conclusion: if you want peace of mind during your stay, avoid SH Barcelona at all cost.

Alquilamos un piso con esta agencia y fue una experiencia terrible. TODO estaba o roto o sucio, los muebles, las paredes, las rejillas de ventilación llenas de polvo, las persianas rotas e inutilizables, las toallas que nos dejaron sucias con manchas de sangre.
Contactamos con ellos y no hubo respuesta, ni enviándoles las fotos. Son unos estafadores, NO SE FIEN.

My boyfriend rents an appartment with them for a few months now. they said the appartment was in perfect shape although chairs had to be replaced, the sink fixed, and his room had bedbugs from the previous renters!!
the agency said -by phonecall- that they would take care of the plague control bill of 700€. at the end he received a surprise bill of 1000€ from the agency asking him to refund it, while ignoring his emails.
They are here only when it's about getting your money, not fixing problems.

J'ai habité quelques mois dans un appartement géré par SH et j'ai donc été témoin de leur gestion déplorable : pas de réponse, et après de multiples relances désagréables et de mauvaise foi.
J'ai été réellement sidéré par leur désinvolture et par le fait qu'il ne répondent pas aux demandes même écrites, même réitérées, même nombreuses....
je suis par ailleurs très surpris par la différence de notation Trustpilot 3 étoiles et près de 5 étoiles sur leur site ! Très étonnant...
Au vu de ce que j'ai pu constater je crois vraiment utile et nécessaire de témoigner.

A fuir absolument
Très mauvaise expérience avec l’agence SH Barcelona : pas de réponse à mes demandes orales et écrites même urgentes pendant des jours (par exemple je suis restée 15 jours sans eau chaude ma gestionnaire étant partie et personne n'ayant repris la gestion), pas de suivi aucune rigueur (on m'a donné des informations erronées), la gestion est vraiment catastrophique.
J'ai gardé tous les demandes écrites restées sans aucune réponse, c'est juste incroyable... je mesure d’autant plus la mauvaise qualité de gestion car j’ai à faire désormais à une autre agence réactive, efficace, rigoureuse et …. aimable ! eh oui ça existe…

Avessi potuto avrei dato 0!
Una roba del genere non l'avevo mai vista! Non mi soffermerò sui dettagli ma mi concentrerò sui due disagi enormi che abbiamo avuto perché già così sarà una recensione piuttosto lunga.
La premessa è che, come avevamo avvisato da subito, abbiamo viaggiato con un neonato di 4 mesi.
Il primo problema è stato il check-in.
Ci avevano organizzato il check-in dicendo che sarebbe stato alle 15. Noi, puntuali alle 14.50, eravamo davanti all'appartamento... Loro si sono presentati con oltre un'ora di ritardo sfornando le scuse più improbabili.
Finalmente, alle 16 passate, arriva una persona che non parlava una parola di inglese, di francese o di italiano ma solo ed esclusivamente spagnolo.
Quando è arrivata non sapeva nemmeno il codice del portone di ingresso e ha dovuto chiamare per chiedere il numero da digitare (dopo aver provato svariate volte a entrare con la chiave della porta dell'appartamento, naturalmente senza successo); una volta entrati in casa qualsiasi conversazione è stata a gesti dato che era impossibile comunicare in qualsiasi lingua che non fosse lo spagnolo.
Collegato al check-in (già grave) c'è stata la problematica più importante.
Avevamo chiesto un lettino per il nostro bambino.
Questa persona è arrivata con un lettino (da campeggio) rotto. Abbiamo provato in tutti i modi (perdendo ulteriore tempo) a montarlo ma era proprio impossibile, non stava in piedi. Appena abbiamo chiesto spiegazioni (sempre a gesti) ha iniziato a sbuffare e, scocciata, ha chiamato un suo superiore il quale ci ha informato che quello era l'unico lettino a disposizione (evidentemente a Barcellona non esistono neonati) e non c'era soluzione. Mi ha però promesso una telefonato per cercare una soluzione il lunedì (quindi, comunque due giorni dopo). In tutto questo erano le 18 passate e quindi tutto questo "scherzo" ci è costato mezza giornata di vacanza.
Le prime due notti abbiamo dovuto quindi far dormire il nostro bambino nel passeggino ma, ingenuamente, speravo di ricevere una telefonata lunedì mattina con una proposta di soluzione come mi era stato promesso.
Ovviamente non ho ricevuto nessuna chiamata e, anzi, tutti i miei messaggi e tentativi di avere informazioni sono risultati sempre senza risposta. Solo il martedì (quindi dopo un'ulteriore notte in passeggino) ci è stata proposta una brandina da adulto. Esterrefatto ho dovuto ovviamente rifiutare e così il risultato è stata un'altra notte (per fortuna l'ultima) in passeggino.
IL PEGGIORE (DIS)SERVIZIO MAI VISTO.

No, ci sono molte falsità in quello che avete scritto. Il ritardo della vostra incaricata al check-in non é imputabile al traffico in quanto la stessa persona ha detto che lei sapeva che l'incontro era fissato alle 16, un'ora dopo di quello che avete detto a noi. É vero, non ci avete fatto pagare il check-in (ci mancherebbe!) ma ho dovuto fare due discussioni folli con due vostri dipendenti, perché volevate i soldi.
Infine NON CI É MAI STATO PROPOSTO UN ALTRO LETTINO! O meglio, solo il PENULTIMO giorno avete proposto una brandina (che é un letto da adulto) per un bambino di 4 mesi!! Vi sembra una soluzione? E comunque questa proposta é arrivata il penultimo giorno del nostro soggiorno!
A volte bisognerebbe avere la decenza semplicemente di dire: abbiamo sbagliato tutto, ci dispiace, non ci era mai capitato e lavoreremo affinché questo non capiti mai più. Sarebbe stato molto meglio.
