I have just completed my Semester Abroad at Porto University & used Student Room Flat for my Accomodation. My landlord Andreas was excellent and very responsive. He always solved issues within a few days & was very warm and welcoming. Obrigada OPorto!

I stayed in this property for several months, and unfortunately the experience was consistently disappointing.
Essential services were unreliable throughout my stay.
Hot water was frequently unavailable or only lukewarm, often at random times of the day. Being told to “use another bathroom” in a shared house when hot water failed is not an acceptable solution for a long-term rental. This issue persisted despite repeated reports and “repairs.”
Internet was unusable for months.
The Wi-Fi in my room was extremely weak and unstable for a long period. Multiple technicians visited, and the issue was only resolved very late into the stay, after months of complaints. For students who rely on internet access for studying, this was a serious problem.
Misleading presentation.
The house does not reflect how it appears in photos. Facilities advertised as available (such as appliances) were often broken or unusable. The overall condition suggests long-term neglect rather than isolated incidents.
Management communication was dismissive and unprofessional.
When issues were raised, responses were often delayed or minimized. Instead of acknowledging the ongoing problems, I was told that “everything works” while simultaneously being informed that certain bathrooms were still not functioning properly. At one point, the suggestion was simply that I should leave if I wasn’t satisfied — not an appropriate response when tenants are asking for basic services to work.
Financial pressure instead of solutions.
Rather than addressing the problems proactively, management focused heavily on rent enforcement and penalties, even when essential services were not being delivered consistently. Requests for understanding or compensation were rejected outright.
Overall, this accommodation caused unnecessary stress during what should have been a focused academic period. I would strongly advise future tenants — especially students — to think carefully and ask very specific questions before committing.

No hot water, leaks everywhere in the house, mold everywhere.
They wouldn't fix anything, they pretended none of the issues were real, and they wouldn't let us leave, even if the conditions there were unlivable...
Pretty much scammers taking advantage of people.
While the room and apartment I rented were generally okay, they were in noticeably worse condition than shown in the pictures. The listing also stated that a cleaner comes weekly, but in reality, the cleaning was poorly done every time — as if no one had cleaned at all.
On top of that, I was charged an additional fee for check-in on May 1st, a public holiday, even though this was never mentioned before booking or payment. I was informed only after I had already paid, which is misleading and unprofessional. Had I known, I would have booked from May 2nd and saved money.
The biggest issue, however, is that my security deposit of 14,000 CZK has still not been returned nearly four months after the end of my lease — despite the contract clearly stating that it must be refunded within 60 days.
Although the landlord is formally responsible, the agency acted as the intermediary and handled both the contract and payments. They should have ensured everything was completed properly, yet all I’ve received are vague excuses and zero action.

logement loué à Lisbonne, logement rendu en septembre. cela fait 1 mois que j'attends mon dépôt de garantie après un état des lieux où le propriétaire dit qu'il n' y a pas de dégradation et que je recevrai mon dépôt de garantie en moins d'un mois. Aucun retour du propriétaire, juste des mails du site disant qu'ils vont transmettre. A fuir.

I just had a conversation with Nicolas, the Booking Team Manager at Student Room Flat, and it was a wonderful experience. As a returning customer planning a longer stay this time, I was concerned about the high booking fee, which was a bit difficult for me to manage.
Nicolas not only addressed all my concerns regarding the contract, declaration, and notarization by their property manager, but also kindly offered me a discount on the booking fee. It was truly a delightful and positive experience, and I really appreciate his support and professionalism.
I have been living in Barros Lima (Porto) for a couple weeks now and I´m so glad I chose to live here! The check-in went super smoothly and the people here are very helpful. I also got very lucky with such amazing flatmates as well and I can´t wait for the rest of semester here <3 Totally recommend!

Usually I do not write reviews, but in this case, I see it as my duty to inform everyone about the terrible conditions in the “brand-new” Heroismo Co-Living in Porto. After this experience I would not rent a room with them again!
I started my Erasmus in February, when it was raining a lot. During that time there was a lot of molds in the house. In the common area and in several private rooms, which resulted in us having a constant cold for the first months of our Erasmus – great! Of course, we communicated this issue with Student-room-flat – team, but this was ignored.
For a brand-new house, as they advertise on Google, there were way too many issues. Spoiler-Altert: it’s not brand new… Just to name a few of the issues: No hot water in the shower, Leaking windows & roof, water coming out of the floor, many electricity outages, problems with the lock of the front door, …
My highlight so far: getting an electric shock from an uninsulated cable hanging in my cupboard and later being told from SRF that “a low-voltage electrical shock is unlikely to cause hospitalization”. Well thank you, now I feel better!
Please don’t be as naïve as me and think that bc you’re paying a booking fee, you are actually getting any service. The owner of the house is also the CEO of student-room-flat, so they have no interest in really supporting you and try to spend as little money as possible for repairs or just ignore your requests completely.
To find a good accommodation try to enter the WhatsApp groups of ESN and Erasmus Life and ask people there.
Also Erasmus Life lists some other Housing options, but I don't have any knowledge about the conditions there.
Just don't book with student room flat ;)
TLDR; beautiful apartments in Porto, Portugal (but not maintained well), terrible service, rude and arrogant landlord and reluctant management.
The booking process is nice and easy, they help you with your questions. Only they don't send the check-in info until the day of.
The house I stayed in (Heroismo co-living) is a gorgeous old house, but the renovation was not finished well. The garden was meant to be finished during the spring, but nothing happened during 4 months. What they don't mention, is that there is an office in the first floor next to kitchen, where there are multiple people working (for the company), coming and going with their keys every day. The views are beautiful and the furnishing is mostly nice, but worn out for the amount of use with more than ten tenants.
If you have any feedback during your stay, you are first getting some "we will look into this", and then nothing happens. What you get for fees (higher than other booking platforms) you pay for booking, the SRF support, is rewording your emails to the landlord (CEO of the company), and no real answers or support. All the beautiful words and no action.
The management team is separate, and reluctant, sometimes doing things (toilet was fixed), sometimes not (visibly moldy, fuzzy wall for 2 months). You will rarely see them in the house, they will not bring the keys to you. They forget to fix things, and when you ask again, they will respond in rude manner or pretend they already fixed it. The service is just not great.
The landlords (leaders of SRF as well) are the worst. If you have to communicate with them about for example compensation for issues like leaking roofs (lasted 4 months, still unfixed), liters and liters of sewage water leaking on living room floors, or being locked out of your apartment/the whole building overnight because of a faulty lock system, they will just deny everything, blame the tenants, threaten that the tenants will have to pay for repairs and threaten with lawyers. If you want to have a direct conversation with the landlords instead of the "support" rewriting both parts emails, they will be hostile, hint at you being poor/your parents paying for your life, shout at you and communicate in belittling manner in general. ("Did you study the law? I studied the law!")
In addition to the service being worst I have encountered in my life, the whole arrangement is unclear to say the least. The company claims to be a platform for landlords and tenants to connect, but at least in Porto many of the apartments are owned by the owners of the company. So if you think you are getting some additional support, when coming from abroad, you are mistaken. It's the same people, the landlord is not the support's client, but their boss. I still don't know if the management team is a part of the same company as well, at least they try to make it seem as if they are completely separate. I will just put here what they themselves claim:
"We’d like to clarify that Student Room Flat is a booking platform and acts as an intermediary between tenants and landlords when needed. While we carefully select our housing partners and do our best to ensure quality standards are met, the day-to-day management of the apartment, such as maintenance, repairs, and communication, is handled directly by the landlords and/or their local property managers.
That said, if there are any issues during a stay that can't be resolved with the property manager and/or landlord, we always encourage tenants to reach out to our support team during the rental period, so we can step in and assist wherever possible."
It just doesn't make sense.
They will take months to process your deposit (way more than the 2 months that is promised), and take money from it for things that don't apply to you, even though they claim to handle every one separately.
This might sound terrible, but the experience is shared among my flatmates (12 of us), and the way of communicating has been similar for tenants in other properties that I have talked to. We obviously have tried to handle this privately with the company, and spent hours and hours writing emails and trying to have an open discussion, but without a result. It is possible they have served some customers well, I just haven't heard about it.
