A fantastic team. They’ve helped me build a property portfolio I never thought I’d ever be able to own. Ive been able to retire early and my wife is not far behind me. Very grateful to Jack and the team

My partner and I appointed this company to source an investment property in their coverage area, with the intention of converting it into an HMO and having the company project manage the process from start to finish. We exchanged multiple emails refining our criteria, and eventually a deal was presented at the last minute. While the property initially appeared promising, our own due diligence raised concerns about the financial assumptions used.

We requested supporting reports and detailed financial breakdowns to justify the projections, but these were not provided. In our view, costs were underestimated and the GDV assumptions were overly optimistic. When we raised these concerns and asked to refine the deal, the company stated that they had “fulfilled” their obligations and declined to continue working with us.

For clarity, we have only dealt directly with Jack Smith throughout the engagement, with email correspondence copied to his assistant, Emily.

Jack later stated that three deals had been presented to us. This does not reflect our understanding of events. Other opportunities may have been mentioned informally in conversation, but only one deal was formally presented to us. This consisted of a Rightmove link, a brief Excel table with estimated figures, and a subsequent brief property walkthrough video.

In total, one proposed deal without detailed supporting evidence, two Zoom meetings, a brief video, and email correspondence cost us £6,000 + VAT. We were disappointed by the lack of collaboration and unwillingness to work toward a viable outcome for us as clients.

We were in the process of pursuing the matter legally when we discovered that the company (TPN Capital Ltd) had entered liquidation with significant outstanding liabilities to third parties. Seeing the website still active despite the liquidation has added to our frustration.

I also commented on their YouTube content to share our experience, but my comments were no longer visible shortly after posting. In my opinion, this may not provide viewers with a complete picture of different customer experiences when considering the business.

Based on our experience, we felt there was a lack of professionalism, transparency, and business judgment. Anyone considering working with this company should carry out thorough due diligence and ensure deliverables, assumptions, and documentation are clearly agreed and evidenced before paying any fees.

Genuine, trustworthy people

I have been interested in property investment for some time and explored various options. While researching, I discovered Jack’s YouTube channel, where he documented his journey in property investment, including successful flips and investments. I was particularly impressed by his work ethic and determination to succeed, especially at such a young age.

After subscribing to his mailing list, I regularly received interesting investment offers. Although I wasn’t initially ready to commit due to financial limitations or timing, I eventually came across a deal that fit my needs: a property to be converted into an HMO and leased to a Housing Association. Jack was incredibly helpful and supportive throughout the acquisition process, addressing minor issues efficiently and ensuring a smooth experience overall. I appreciated his professionalism and found it easy to build a strong rapport with him.

I would happily recommend Jack and The Property Network to others and look forward to working with him again in the future.

I'm working on my second project with Jack and hope there will be many more in the future.
He knows his market and does so much to give his customer the best opportunities. This allowed for me to be hands off, just what i needed being a busy mum of young kids and working ft. I needed to generate income but didn't have the time to be travelling around for property viewings, checking ROI opportunities let alone finding contractors for works and tenants. I appreciate the service I've had hence coming back for my next project.

Superlative experience. Jack is a really thorough down to earth teacher with a very easy going character allowing you to feel comfortable as a student. But also a really informative workshop which allowed me to leave feeling confident in being able to apply all the things I’ve learnt.. again speaking to jacks character he made sure we all digested the info properly before moving on to the next subject. All in all I’m pleased with my money invested not only for the info but for the experience of such a humble leader that’s innovating in the property space. Thanks jack!

Jack was very informative and created a very wholesome, relaxed atmosphere. Some of the content I already knew but it was really good to be around likeminded people and learn more around finding investors, navigating RightMove and learning about renovations.

What a day! Jam-packed with so much vital information in the deal packaging process. Topics such as complaint, finding and evaluating deals, establishing investor contacts, refurbishment costs etc. Jack was thorough in the whole process and I learnt so much. He was attentive and answered any questions we all had. It was well worth the very attractive price already.

The course and Jack were brilliant! The whole deal selling and packing process was explained in great detail and Jack answered all questions to make sure everything was clear.

Jack’s deal selling launch pad has been great! He’s run through all the in’s and out with a step by step guide on how to create your on deal packaging company.
I’ve been on different courses and the one thing which makes jacks unique is that he carries them out in small groups making the experience feel more 1 to 1 and he answers all questions you have in full.

Really helpful day and allowed me to really get to grips with the numbers involved in Deal Sourcing and even Renovations for flips. Would have liked to see a call between Jack and an Agent, but Agent's didn't answer. I would suggest trying to call them earlier in the day to make sure we can hear that call. Otherwise an amazing day and a honestly a great value for money!
