I originally left a 1-star review after what was, without question, one of the worst renting experiences I've had. I wanted to update my review to reflect the current situation fairly.

To give credit where it's due, things have improved. The flat is now in a much better condition than when we first moved in, and maintenance requests are generally dealt with much more quickly than they were during the first part of the tenancy.

However, that doesn't change the fact that the first two-thirds of our tenancy were genuinely awful.

We moved into a property that was not fit to live in. The bathrooms were filthy and affected by mould, the showers were unusable, communal bins were overflowing and attracting pests, and it took repeated emails and phone calls over more than a week just to get basic cleaning arranged. Later, a significant water leak left the stairs, walls and carpets soaking wet for an extended period while we repeatedly chased for updates. Serious maintenance issues routinely required constant follow-up before anything happened.

While the property itself has improved, some shared areas, particularly the laundry area, are still in an unacceptable state and do not reflect the standard tenants should expect.

What concerns me almost as much as the tenancy itself is the company's review practices. During my tenancy, I became aware that reviews were being incentivised with money or rewards. That makes me question how representative some of the positive reviews really are. I would encourage prospective tenants to read both the positive and negative reviews carefully and make up their own minds.

I appreciate that UK Student Houses acknowledged my original review and that improvements have since been made. Unfortunately, those improvements came only after months of unnecessary stress, repeated chasing, and living in conditions that should never have been acceptable in the first place.

My advice to anyone looking for student accommodation with this company is simple: proceed with caution. Their properties may eventually be brought up to standard, but based on my experience, I would not want to go through those first several months again.

Moving into a property that wasn’t in an acceptable condition is not the experience we want for any tenant, and I understand how stressful those first months must have been.

Since stepping in as the new manager, my priority has been to address the issues you raised and improve both the condition of the property and the speed of our maintenance response. I’m pleased to hear that the flat is now in a much better state and that repairs are being handled more promptly.

I appreciate you recognising the progress that has been made, even though the start of your tenancy was difficult. Your feedback has helped drive changes, and we remain committed to ensuring future tenants have a smoother experience from day one.

most of the 5 star reviews you see was because of a promised £250 reward for rating them 5 stars and putting a review that nobody ever got!!!!!!!!
ukstudenthouses are the worst company ive ever experienced, it was my first year of uni and first experience moving out upon arriving at the property the photos obviously didnt match the actualy property but i took it anyway bc they promised to hire a deep cleaner and all will be fixed. obviously this was all lies. they seriously need to be shutdown. we left a month early and still paid rent for it because of how bad the house was and the service and responses we got from them was absolutely appaling we had several issues including silverfish NO WIFI FOR FULL TENANCY and general facility issues that they never even bothered to fix. our property manager was kirsty and then she got sacked thank god bc she was awful never listened to our complaints and spoke to all of us like crap. everytime i called about an issue that had been going on for ages they said theyd write it down and pass it on to the maitnence team who we could never even get through too. they obviously never fixed any of the issues. not to mention the times they just either bang on your door and shove someone inside your room for viewings but also just barge in without knocking not bothering if your decent. this happened to my hijabi friend and a man walked in on her indecent. their response to this was that we get 24 hour notice, they didnt even mention they would tell everyone to knock to make sure no one is in there or wait for the tenant to open the door themselves, doesnt matter if your sleeping either theyll still barge in and show people your rooms. they gaslight you into thinking theyre sorting out like the wifi and the awful electronic locks that worked maybe 30% of the time bc they were so dodgy. for over half the year i couldnt even lock my bedroom door from the outside when i left which made me feel even more unsafe because of a weird tenant. when we tried to fix the boradband they would call the company we were with and cancel without letting us know letting us waste almost £80 a month on wifi that never worked and kept getting cancelled because they couldnt be bothered to fix our wifi themselves. i used my data and hotspot for the whole time i was therre. not to mention it was despicably dirty no matter how much we cleaned the whole house was disgustingly dirty, also black mould in the showers and foul sewage smells in the bathrooms. there was always rubbish outside that no one collected and im pretty sure wasnt even from our house.

overall just dont do it they will make you pay rent in full and give no compensation or let you out of the tenancy for any reason no matter what.

Worst company to live with

Worst company to live with, had student accommodation in Manchester and had no WiFi for the whole year, fruit fly infestation, sewer smells throughout the whole house, mould, ants, disrespectful staff barging into rooms during viewings etc etc. Such terrible communication and 0 fixes to any of the problems.

Avoid this company if you're a student…

Avoid this company if you're a student looking for accommodation.
Our experience was appalling from start to finish. We moved into a property that was clearly not ready for tenants. The house was dirty, we had to spend time cleaning it ourselves, the mattress was in an unacceptable condition, and ongoing renovation works meant we were left without heating and hot water for almost two weeks.
To make matters worse, there were ongoing mice/rat issues which were never properly dealt with. We repeatedly reported problems, yet little was done. At times, it was actually our neighbours who helped us more than the landlord by providing advice and items to help us manage the situation.
We were promised compensation for the poor living conditions once rent had been paid in full. Unsurprisingly, once they had received all of our money, our emails were ignored and no compensation was ever provided.
The final insult came almost two years after moving out. We ended up having to pay hundreds of pounds in council tax because we were tied into a tenancy agreement that extended beyond the end of our university courses. We had made it clear from the outset that our courses ended in May/June and that we would be returning home. We were reassured this would not be an issue, yet when the council tax issue arose, the company refused to help and left us to deal with the consequences ourselves.
We have extensive email records and evidence of our communications throughout the tenancy. Looking back, the lack of support, poor property conditions, broken promises, and complete unwillingness to take responsibility have made this one of the worst renting experiences any of us have had.
Students deserve better than this.
Please do your research before signing with this company.

Great experience

This Company is a pathetic attempt of a student accommodation company and have no one’s best interest but themselves. May 2025: We went to a viewing of the property and everything was fine and clean, after we decided to pay the deposit and move into the place for the next year starting in september. Throughout the summer we was nonstop trying to contact them via call and email about our move in date and information about the move in and we were given silence and no contact the whole summer from june to august. When September came and we moved in we were greeted with a kitchen leaking from the roof with a bucket to catch the leaking, a broken table and a broken chair in the kitchen and mould infesting the roof and walls of the kitchen/living room. STILL after calls and emails no contact from there part. Day 2 (September) of living at the accommodation, The Ceiling Collapses in the living room flooding the room with water and hitting one of our housemates and hospitalising him resultantly. Even after this it took them 2-3 hours to finally comeback to us and call us ( bear in mind this is our first time conversing with them since May 2025) and this was only after we had threatened to call police and we told them we tried contacting the council. They resultantly had to rehouse us but only to rehouse us in a place which before and after us being here has had complaints about cockroaches, cold water and showers, broken appliances, Wifi can go down for weeks at a time and mould in certain bedrooms. There’s currently mould in 3 of the 7 peoples bedrooms who reside here. And our microwave hasn’t been working for around 2 weeks now. The top room was damp and wet before even entering the building on the first day. We have tried for the past 8 months to ask them what our compensation will be for the distress and damage they’ve caused both physical, emotional and situationally, however we are greeted with no help and no understanding of our situation. Furthermore, they’ve tried hiring cleaners recently to paper over the cracks they’ve previously made themselves to make it look like these places are habitable - this is a lie and a scam and we already have all the photos and videos of what this house looked like before. The confidence to now recently send out emails making tenants undergo “competitions” to clean their houses which where already in ruins before tenancy even began and ask for 5 Star reviews for money prizes is bewildering to me and i’m sure a lot of tenants. This Company is terrible and doesn’t deserve to still be up and running .
