Property is nice and has all the furniture needed. There is enough storage which can be hard to find in a student house. Could have a second fridge in the kitchen as there is five of us but the current one is sufficient.

Very poor. They promise what they will not do, and once you sign your contract, they will just abandon you and move to the next potential tenant. They will not communicate with you, and when you are stranded you will not find any of their team to talk with. Very bad.

Was a bit late to the party on booking housing but I couldn't have been happier with the help from Kieran. He devoted a lot of time to making sure we landed a place we were happy with and was an all round lovely fella, I'll look forward to chatting with him again when it comes to finding next years house.

One thing that this company does well it its responsiveness towards their clients.
Extremely responsive whether if the booking is to be made on call or by email. They will never fail to offer you a better deal than your previous accommodation.
The property managers assigned provide a ton of assistance to the client in terms of the shared house tour, the payment details, the contract overview and sharing the details of using the appliances provided in the accommodation.

Awful student housing, I'd warn anyone to keep away from Brookside in Derby. There is a homeless man sleeping and living in the laundry room and this goes unchallenged by the manager who has been advised of this since September 2025 but does nothing.
There is a £20 charge added to the rent for heat but the heating does not work and we have messaged, emailed and called the maintenance team and the manager and still no heat. It hasn't worked once since October 2025, now January 2026 and still no action.
The bathrooms are in need of significant upgrading including new toilets and showers. The management claim they are going to replace them but this has been said for the last 2 years with zero action.
Do not believe the photos as these do not show the extent, condition or state of the accommodation.

The worst company to live with. We have excessive mould in our house and it’s so bad I’m worried to live there. I was so ill before I left for Christmas because of the mould in my bedroom, along with all my other housemates. One man came after months of complaints and only sorted out the bottom bedroom. He didn’t sort any of the other rooms out as the manager for our house didn’t tell him to.. such poor management. I havnt heard from the manager for months, after sending endless emails and calling the company for help. I know that when I return after Christmas it’ll be completely unliveable and I’ll have to accept illness and such poor living conditions as nobody cares about us. We’ve had environmental health, lawyers involved and still nothing from this company. I hate living where I live and it has ruined part of my uni experience. Please never choose this company !

i have left emails previously but it has gotten absolutely ridiculous, since moving into this house we have faced a multitude issues and nothing improves at all. i had mould in my room from the beginning “ it will be sorted “ it’s still not sorted we didn’t have a sofa for a month after being told for a year we would. Two other bedrooms now also have extreme mould i’ve had to contact environmental health. It’s to the point being in that house is the worst thing ever we pay 24k a year between us for this house and nothing is sorted our property manager was useless from the start after a multitude of emails from the start of november we heard nothing then he turns up for a house viewing an we said did you not see the emails. we got a shrug of shoulders and i’m leaving in 3 weeks and “ i’ll get it sorted “ which is just full of lies i have a constant chest infection clothes ruined walls ruined curtains ruined a recurring pest issue because of how poor the house is built wet walls this house shouldn’t be liveable and i email about compensation hear nothing but if we withheld rent it would be a different story they’d be quick enough to message asking for it. genuinely do not waste your time with this company unless you want to hate where you live for a year. oh and also they ask us to delete reviews and i refuse because nobody should live this this.

UKStudentHouses should be avoided in my opinion. They are extremely unhelpful and seem to prefer to bury issues rather than resolve them. Even reading other reviews has proved their go-to is "your feedback will be passed along".
Prior to moving in, the property seemed perfect for our needs. A few weeks after moving in we started to notice more and more issues. The app to report these issues did not have our address listed making it unusable.
Both the front and rear outdoor spaces are disgusting and unusable. Had it just been a case of upkeep, I would happily do it myself but it was in this state when we moved in.
Our toilet would not flush properly or at all and when it did, it sent an awful knocking sound through one of the bedrooms, making it impossible to get some peace. This was eventually fixed enough to stop the sound.
Several locks in the house are incomplete, causing doorhandles, including the bathroom, to just fall out.
A few weeks after moving in, during heavy rainfall, a first floor window's seal failed. Water covered electronics on both the first and ground floor. Credit where credits due, it was fixed the same evening.
There was also damp present in two of the bedrooms. This was eventually sorted but has since come back, this time in all three bedrooms, the kitchen and another room, covering pots and pans in mould. After complaining for weeks and speaking to several people and every time being told it'd be passed on and they'd get back to me I eventually contacted the council. Somebody from the company was supposed to be present for that inspection but, to no ones surprise did not show up. Even after a formal complaint, no one followed up so I doubt it went anywhere.
UKStudentHouses advertises fast wifi on their website however it is everything but. The wifi regularly cuts out, and when it does work is slow. This makes doing uni work difficult.
We recently had some people come to view the property. Apparently their viewing had been pushed back repeatedly. When they showed up for what the thought was their viewing, no representative showed up, meaning we had to show them round ourselves. 45 minutes later, a representative showed up. By that time the potential tenants had left.

have no heating. My windows don’t shut. There’s mould. No working plug sockets in my room currently. A man living in the room next door assaulted me I’ve sent voice notes to management and they have ignored me as per usual. I moved into a separate property over the weekend and there was a squatter living there, the out of hours line called me a liar and ignored me. I’m not from Sheffield so had nowhere to stay for days. They owe me money for this from last February and haven’t paid me. They ended up moving me days later to a different property with the above problems with nobody willing to help. This is the worst company I have ever come across please do not move here, it will be the worst thing you do
For the avoidance of doubt they operate under several names including wearekin and ukstudenthouses.
Any problem you have they will flat out ignore you. And there are a lot of problems.

Severe black mould!!!
We have had black mould in our house since we moved out that still hasn’t been sorted.. please do not book with this company as nothing gets sorted out. The mould is ruining personal items and spreading all on the walls. We have had to get environmental health involved now and are taking legal action.

i lived in one of their houses in salford last year and the house was infested with rats and was mouldy but the worse thing was we had no heating or hot water for 2 MONTHS (in november and december). the company promised me £350 in compensation for the inconvenience which still has not been paid (over a year later). they are now ignoring all of my emails so i doubt i will ever get this money but NEVER USE THIS COMPANY their customer service is awful and they do not pay compensation when it is deserved. horrible company

I stayed in Sheffield in a house share, everything was going well until I actually moved in. Didn’t send me my key fob (which was through an app) I had to chase them for it on the start day of my tenancy. Was told a female and a male lived in the house but it was actually 3 males. I had issues with one particular housemate who I had never even spoken to, being intimidating and showing aggressive behaviour. I emailed the property manager, was ignored for weeks and then finally responded and told me to call the police. No support put in the place to move me to a different room, or resolve this. On top of that, that electric went off at least 5 times and I was only there 3 months. Even after I left, I continued to get emails saying there was a maintance report of the electric or hot water failing!! The area that I was in, the team don’t actually seem to care about their tenants. I had no choice but to move out as I was not comfortable in the environment, and to be honest I didn’t want to wait to have to “call the police”, I wanted to be listed to, and have it dealt with. I then had to move out, find somewhere to live and continue to pay my rent in full, no correspondence from anyone. They didn’t care.
It is a cheaper rent option compared to others in the area, so I suppose you pay for it in other ways… I wouldn’t rent with these again.

A 100% honest review with evidence to support my concerns.DO NOT USE THIS COMPANY.Athough they confirmed on e mail back in march that the flat would be ready and mould free on my sons move in day last week(liverpool) the place was a disgusting unsafe tip ! Front door wouldn't close let alone lock! Huge window frame not even attached to the wall! window opening with no stay so could fully open on to the street 4 flights up ! FLAT IS UNSAFE .Rubbish left from old tennants- disgusting! Mould and water ingress everywhere.Oven unusable- again disgusting! I can't even describe the condition of the bed..I wouldn't be happy to let a dog sleep on it. Flat was just a dirty unsafe tip. Had to drive back home with all his possesions. Company ignored numerous emails for a whole week. Worse than all this is 11 days later still no resolution.Customer service 0/10. Have sent them detailed photos and videos to consoliate honest and fair concerns.They really don't care about their tenants.He has no accommodation so is unable to access his university course. THEY DO NOT CARE. My advice STAY WELL CLEAR FROM THIS AWFUL COMPANY.
