We completely understand that significant costs can be stressful and have a real impact on your budget when purchasing a property. You're right that it's important to factor in all the costs involved before bidding, and we'd always encourage buyers to do exactly that. To be clear, Under The Hammer does not apply any hidden fees. The buyer's administration fee is displayed on every property listing under the terms of sale, and any seller's fees are set directly by the seller and laid out in the legal pack, which is made available for review before bidding. This means the full picture of costs is available upfront, before any commitment is made.
We always encourage buyers to go through that documentation carefully, and to seek independent legal advice, so that every cost is clear well in advance.

Absolutely shocking!
Absolutely shocking!! There was a suppose when I say this men’s literally there was and extra letter “S” the word was Fairfieldss. As you can clearly see Fairfieldss is spelt Fairfiels not with as double SS on the end!! After spending thousands of pounds they charges us £1,000 to get solicitors to remove the “S” there stupid website registration made this error and blamed us when we emailed and called to explain there is an error please can you update this on our profile as there useless account admin backend page won’t allow us to make this change! This is where they make the money be warned do not use this auction house there are many better run ones out there and be warned of shilbidding with other accounts prople have to raise the bids to make you bid hire and I’m not naming names but coincidentally.. it’s happened more than 8 occasions from my account as well as others I personally know that are incidentally also registered on this website “yes we all take to each other because we know each other”.. anyway good luck and don’t bend over to bid on properties as it might bite you on the bum…hopefully this review won’t get removed as it’s honest and true on my experience and well as many contacts of mine the property game!

Unfortunately, the responsibility for ensuring these details are correct sits with the individual registering, as the details they enter are used for the legal exchange and are binding. This is why we require every bidder to confirm their details are correct during registration, so there is an opportunity to check everything carefully at that stage.
We should also clarify that any charge to amend legal documents is the solicitor's fee for making that change, not a fee applied by Under The Hammer. Our role is to facilitate the auction itself, and once a property is bought or sold, it moves to exchange and is passed to the solicitors to handle.

Retirement Property Sale.
It was an easy process from start to finish. I was kept informed throughout the actual sale day with regular phone calls on the bidding and what was best for our property. This has been a very stressful time as it was my mothers flat but I am so glad we went with Under the Hammer.

Not impressed at all
Not impressed at all, the mountain that has crashed into the back of the house was hidden from the pictures, and it was photographed back in April, by another company that wasn't trying to hide the fact, there's also a house about to collapse into the back of the house as well so I'm having to take legal action to get my money back

To clarify, the pre-authorisation hold is released on our side the same day once the auction ends and a bid hasn't been successful. It isn't a payment that we take, but a temporary hold placed on your funds, so that if you win a property, that money goes towards the outstanding payment. If you don't win, the hold is released in full.
Any delay after we've released it is the time your bank takes to return the funds to your account. As we've already released the hold on our side, the best next step would be to contact your bank for an update on when the funds will be back with you. If there's anything we can help clarify, you're welcome to get in touch on 0345 512 0115 or at info@underthehammer.com.
No one turned to up viewings - avoid
Booked to view two properties today and no one turned up to either. Very disappointing service after juggling family commitments to make the appointment times. Complete joke. Oh, and you can’t contact anyone at the office on a weekend to find out what’s going on.
