We are first time home buyers in the UK and we could not be happier with the service and inspection report from Vanguard. Rosanna was super helpful on the telephone and got our inspection scheduled ASAP whilst Tom was kind, professional and incredibly knowledgeable. We had a pre and post inspection call with Tom where he answered all our questions and never rushed us. The final report was easy to understand and exactly what we needed. We couldn't recommend them more.

The process booking the survey was very seamless and was able to be completed within an afternoon. The staff were very helpful.

In the days following the survey being carried out I had a detailed and candid conversation with the surveyor which can be useful context for the otherwise dauntingly detailed 80 page survey report.

They provided a very thorough review of the property across many details of the property I had not even considered. I had added costings onto my report and these were very detailed.

This review is long overdue so I can only apologise to the team for the delay. But the survey I had completed in April was my second time using Vanguard; but I have worked with Rosana and Tom on previous surveys I have had done. As always, my experience with the team is lovely. Rosanna has always been professional, polite and helpful every step of the way; despite how many surveys I have had done, and she has always kept me updated and answered any question I had. My post-survey call with Tom was great, once again, he was thorough in his explanation of his findings and used jargon free language which helped me to understand key information about the property I am buying. The final report did not disappoint, it was thorough and detailed, and the pictures included within it were very helpful as they illustrate the findings, especially those that were not visible to me during viewings; with the report, I was also able to renegotiate my final purchase price. Worth every penny – exceptional service from start to finish

We recently instructed Vanguard Property Surveyors to carry out a Level 3 survey on a property we are in the process of purchasing, and I genuinely cannot recommend them highly enough.

As first-time buyers navigating what can often feel like an overwhelming process, the level of support, professionalism and communication we received from Vanguard was outstanding.

From the very beginning, the customer service was excellent. The team were responsive, helpful and proactive throughout, keeping us informed at every stage. We were particularly impressed by how quickly the survey was arranged and completed, and the report was delivered ahead of schedule.

A special mention must go to Tom, our surveyor, who went above and beyond during the inspection. Despite encountering a number of challenges on the day, including restricted access to certain areas of the property, he was incredibly thorough and persistent in ensuring the inspection was completed as comprehensively as possible. It was clear that he was committed to providing us with the fullest picture possible rather than taking the easy route.

The post-inspection phone call was invaluable. Tom took the time to talk us through his findings in detail, explain what was genuinely concerning versus what was routine maintenance, and answer all of our questions patiently and honestly. That conversation alone gave us a huge amount of confidence and understanding.

The written report itself was exceptionally detailed, clear and easy to follow. Rather than simply highlighting issues, it provided practical context, recommendations and next steps. Where further investigations were required, the recommendations were specific and professional, helping us understand exactly what information we still needed before making an informed decision.
