Well, it’s been 12 months since we completed on our Tunstall home on the Farries Field development. Lou was the sales advisor who worked with us through the protracted purchase process (because our own house sale fell through three times). To say Lou is brilliant is an understatement, she did an excellent job of communicating throughout the process and nothing was too much trouble. She made a difficult journey much smoother, especially as we were relocating 180 miles.

The house itself is fantastic, we had a few snagging issues, to be expected. These did take some time to get completed, and quite a lot of chasing up, but they’re now done. The quality of the house is very good, and the plot size is generous compared to some others we looked at.

We have no regrets about buying either this house or being on this development, we’re looking forward to a lot of years here!

My daughters and I moved into our beautiful new home at Eamont Chase 4 months ago and we couldn’t be happier. Our purchasing journey had its ups and downs but Ashley kept me positive when it was all going too slowly and was genuinely excited for us when everything began to fall into place.
Aftercare has been much better with Genesis than I have experienced with other builders. The site manager is really helpful and any issues have been dealt with promptly and professionally.
I would highly recommend Genesis to anyone considering a new build. The quality of finish is excellent and their customer service matches it.

Overall, we are really pleased with our Eden at Eamont Chase in Penrith. The initial delays in gaining access to the house and the associated frustrations due to utility issues are a forgotten memory. We had the house professionally snagged and their main comment, which we totally agree with, is that it is a good build, but attention to detail by some of the trades has let Genesis down a bit. After a slow start, snagging has been dealt with diligently by friendly and helpful tradespeople.

Storage in the Eden is fantastic for a new build and room sizes are generous. The house is easy to heat and keeps its warmth. Running costs are very low too.

We would be happy to purchase another Genesis home in the future!

We completed our house move in March 2024. Louise Ostle was our Sales Adviser and she couldn’t have been lovelier. As we were moving from Leeds it was a long way to keep coming to check on progress but Lou was so very helpful and made sure she was always around when we travelled up. She dealt with us so very efficiently and put our minds at rest with every question we had and we had a lot. If she didn’t know the answer she found out for us.
I gave 4 stars just because as with all new developments there are snags it is almost impossible not to have any but John our site manager has been nothing short of great. He made sure our snagging list has been dealt with promptly and doing some of the little niggles himself which was amazing so we didn’t have to wait. He has been very polite and courteous. Also as the Public Open Spaces are not finished off yet it reflects in my score so hopefully they will be finished off and maintained fully in future as per agreement We have the Eden style house and absolutely love it, we have so much space and our new lives in Cumbria couldn’t be better. All in all I would definitely buy a Genesis home and hope your home buying experience has been as good as ours.

Bought our new home at the end of 2023. Louise our customer care advisor has been absolutely brilliant and she made the move so much easier than it could have been.
We love the house and area we have a couple of outstanding issues but hopefully they will be resolved soon. The house is great and we’re really pleased with our Genesis home.

We bought one of these homes and dealt with Louise who was amazing at making the process seamless she has been a great help with after sales and any snagging queries without her help it would have been very frustrating. The only thing that needs improvement is the actual people who do the snagging we had to constantly chase them up but I believe the problem is they used to have a dedicated employee who addressed these problems but he left and they hadn’t replaced him so you are relying on tradesmen who are already busy on the site which isn’t completed. Overall we are happy with the home.

My experience with Ashley at the Penrith site was nothing but amazing, nothing was ever too much, always super helpful and made me feel at ease buying my first home! Communication was great, even when I thought I was being annoying asking random questions!

Had a very positive experience choosing our new Genesis home. A good choice of options and had regular updates of the build stage thanks to Ashley. The aftercare has been great and any snags were sorted almost immediately. Would have no doubt about choosing Genesis again!

Myself and my husband bought our Genesis Home over six years ago now, at the time I was 9 months pregnant with our first child, my daughter became the first ever Genesis Homes baby. After the usual new home snags we settled in and lot's of young families became our neighbours. Six years later we are now looking to extend into our garage. We have no plans to move anytime soon!

We purchased two properties off this company in 2023 and have had nothing but defect after defect on both properties i.e. plumbing faults, door fitting faults, carpets fraying, leaking showers, flooding in the gardens, etc.etc. the faults all remain after 1 year and Genesis Homes have been hopeless in rectifying these faults, I would strongly advise anyone thinking about buyig one of their homes to steer well clear of them

Writing this negative review is a last resort after trying all other avenues to deal positively with this company. Its no wonder they have yet to register with the New Homes Quality Board, over 500 others have. Hence there is no recourse to an Ombudsman for complaints.
The latest issues are
1. They made written commitment in Aug 2023 to perform works and the drive and yet have not done it yet and now say they won't.
2. In summer '23 they started to install a French drain due to very poor drainage on the development but still haven't finished it so residents had waterlogged gardens throughout winter.
They don't follow their own complaints procedures and are judge and jury.
There is a lot more to say about my experience with this company that is not good.
There is one positive in that the house is good, shame about the management of the business / development.
