Disastrous experience. Don’t fall for the numbers on their flyers. The projections look great, but that’s not what you’ll experience in reality.

From what we went through:

properties are delivered late
communication is slow or nonexistent
“rent-ready” often isn’t actually rent-ready
you’ll likely end up paying for things that should’ve been included from the start
you keep paying utilities for the months you wait for tenants to be placed

Property #1

A section 8 tenant was placed 6 months after we purchased the property. No problem.

Property #2

This property took about 9 months to be handed over as ‘ready’, and even then, it failed inspection multiple times.

The main issue was the quality and oversight of the renovation process. The contractor team they use (which appears to be outsourced) missed several basic requirements, including:
missing appliances
no thermostat
gas not functioning
other fundamental habitability items
stuck window that do not function

Because of this, the property repeatedly failed Section 8 inspections.

Despite these being essential requirements, we were asked to cover additional costs for items that should have been included in making the property “rent-ready.”

There was also a lack of accountability, with responsibility being shifted to the property manager rather than addressing the underlying issues.

After the first tenant moved into one of the units, the property experienced repeated basement flooding issues. Ultimately, we were required to undertake a major repair, which involved excavating the front yard and replacing the main sewer line, at a cost of approximately $8,000.

The second unit wasn’t occupied until about a year after we purchased the property.

Property #3

This property was marketed as a 2-unit property with existing private tenants and “strong rental ledgers.”
Shortly after purchase, issues began to surface. By the second month, tenants started missing rent payments, citing ongoing furnace problems that they stated existed prior to our purchase.

We proceeded to address these issues and initially spent approximately $2,500 in repairs. However, additional problems continued to emerge. Eventually, the situation escalated to the point where the city required approximately $16,000(sixteen) in repairs for the property to meet habitability standards.

As a result:
the tenants stopped paying rent
we incurred significant additional repair costs
legal action became necessary

More than a year later, the tenants are still in the property, and the eviction process has been time-consuming and costly, including attorney fees.

Property #4

It took approximately one year for this property to be handed over, and even then it was missing essential appliances.

Global proceeded to place tenants in the property. However, they retained the first month’s rent and the security deposit, stating that these funds were used to purchase the missing appliances and complete additional repairs required to pass the Section 8 inspection.

We requested reimbursement for these items, as they were part of delivering the property in a rent-ready condition. This request was declined. The explanation provided was that they had already incurred high costs on previous properties and could not cover additional expenses.

Property #5

We purchased this property in November 2024. It was not delivered to the property management company as “ready to list” until December 2025, more than a year later.

When the property manager conducted a site visit the following day, several issues were immediately identified, including:
furnace not replaced as previously promised
unfinished window work (materials left incomplete)
poor exterior paint condition
missing kitchen appliances (which were later requested as an additional payment)

Despite repeated attempts to communicate, responses were consistently delayed, often taking 2–3 weeks to receive a reply. This made it extremely difficult to resolve outstanding issues in a timely manner.

After nearly two months of follow-up, we received the following response from them:
“We appear to keep bringing up the past.
As I explained last year, Global contributed financially a great deal towards all of your properties in good faith and went over and above as far as we are concerned, without a thank you either in most cases.
To be clear, and I have discussed this with our directors and the decision is made, Global will not be contributing towards any further costs regardless of what was discussed a year ago.”

So at the end of the day, Global is refusing to cover any additional costs—even for things that were originally promised—because, according to them, they’ve already lost too much money on the previous properties.

I find the attention to detail refreshing. They aren’t pushing properties, but getting into the details to ensure the investors get the right property. I appreciate the inspection reports with the feedback, concerns, and suggestions, tailored to help me make the best decision for me. I’ve been impressed thus far, and plan to continue working with the Global team.

Light years away from any positive Cashflow.

The compnay is very good at convicing you buy and making promise of performance and excellent after sale service.

There are better ways to risk your hard earned money ( retirement funds or life savings), than GLOBAL.

It has been now more than 12 months since I paid in Cash a house and today is not rent ready,and as it seems there will another 2 months until I am able to collect a single rent.I can not refinance as the house is not rent ready, so the promise of BRRR is not happening. The opportunity cost is not for GLOBAL , just for small investor. To make thing worst being a foreigner makes it almost impossible to fly to Cleveland to address matter directly that eliminates the purpose of passive income.

I have heard all the excuses on the playbook :
1 . Weather
2. Poor budgeting
3. Contractor uncapable
4. We are following locally but the contractor is not answering
5. The house is ready, but we have to make sure all problems are solved.
6. We are waiting for Head of the Company to approve unbudgeted repairs
7. We have the best after pruchase service team
8. The house is ready ( and then an independent contractor sends me pictures of Water tanks included to be replaced in the SOW of the house , that are still the old ones)
9. Taxes are pending from before the purchase and at some point water bill, suposely they make sure the house in free of al resposbilities before the closing
10. The rent is well below the mentioned in the flyer of the purchase.So the ROI calculations are wrong.
11. Insurance, water, sewage are running in an investment that produces ZERO dollars for 13 months.From a smooth investement promise to emotional distress and additional financial burden where they have not take a single hit since they collected my money from day one.

I had a session with Top manager to discuss the case , and that was the last time I hear from him in 6 months were the commitement was to complete asap. I can not believe a house is taking that long, they simple not accountable to live up to what the promise . I am now doubting the appraisal even come at the level that was included in the flyer.

I am still waiting for the Managers of GLOBAL to confirm the repairs are done, as every time I have to send somebody to review the property manager keeps adding cost to zero revenuw investment, do GLOBAL cares about this, may be in words, the actions reflect a diffent results, the only affect is the investor.

Any potential investor who cares about knowing the facts about this experience can learn from my case. All is documented and what matter are results, now building documented case , as they seem to not care the effect of their actions on a small investor.

Update,

The house is not ready. That is not the reality. The leaks of gas have not been solved, the appliances are not connected, The water tanks and new furnaces commited in the remodeling are not in place. I have to find out this because I sent a lawyer to document the status of the house. So I can say confirm, the house is not ready. And wont be ready until all details are solved. So I kindly ask you to focus on solve the issues with a committment date, that I would appreciate more than whishing me success in future endeavours.About the house appraising to 155 to 160K , I doubt it until the appraisal agent can review it, But we can not send the agent plain and simple, because is not yet rent ready. The appliances took 2 months to deliver and still not connected. The Gas wont be reconnected until leaks are not fixed. Today I paid the house 13 months ago, On thing is appraisal and creating value and other is cash flow, which is not a reality because every month your are late. Can you imagine 6 months of delays due to Global ability to deliver, that is 12 k lost in revenue that are not compensated by equity growth. The investment is not one or the other , it was both equity and cashflow.

Update

Today is Jan 27 2026, Still dont have an answer in the solution of my problems at the house. The missing water tanks and furnaces committed in the remodelling of the house are not in place. The repairs of leaks are not solved with more than a month being reported. the house is not rent ready , I can not begin the promotioal process to have a tenant and can not appraise it. Can you believe a full organization commited to customer service and not being able to solve this details? This is the true Global I am experiencing for the past 13 months.

I have five stars for Global Investments Inc and in particular for Barrie Keeling and John O'Donoghue. I have two Cleveland investments at this time, one investment will be complete in a few months as a Section 8 refurb and one with an active renter. I also have one additional investment in the UK expected to close in January/February '26. Barrie listened to my preferences and found the perfect investments in the US and the UK. John took his time with explaining the full details on the inspection reports, closing requirements, and provided expert recommendations. This company has provided exceptional support throughout the entire process. I will be investing again at the earliest opportunity with this team of professionals.
