Extremely professional and helpful from initial contact to completion of my first property.

I could not agree more with Sabrina's comments as I had the exact same issue.
Knight Knox introduced me to 3 'no-brainer' deals for buy off-plan developments that I stupidly fell for,
All 3 were clearly marketed well above the actual value in the market and since then:
- Card House in Bradford = £125K purchased5 years ago and even the 'we buy any house' firms can get a buyer at £65K. Massively inflation on the purchase price to line some pockets.
- Vista Student development in Sheffield = went bankrupt under very suspicious circmstances and now being investigated for fraud. £58K lost.
- AIRE Student development in Stoke = 2 years late, all promised interest payments cancelled. The solicitors recommended by KK now closed down and under investigation by the Law Society.

If you have any spare cash - I advise you to NOT think about investing in anything this Firm may be offering. I suspect that for every 5 start review you see - there will be many many others like me who feel 100% used and who have lost significant levels of cash because of that.

Stay away from such companies. There is no easy way to make money ( of course they can become rich by fooling you and robbing your money). They are selling assisted living which is total crap. There is no equity , no resale value, no after care.

Enjoy your money , dont waste on crap in hope that someone will make you rich. ( that only happens in dreams or heaven)

I have purchased two assisted living projects from Knight Knox, and overall my experience has been positive.
The entire process was smooth and clearly explained from the outset. I have received rental payments monthly for both properties (for 2 years and 6 months respectively), which has been reassuring.
At one point, Nurture Housing Association was removed from public records with the Financial Conduct Authority (FCA). When I raised this, Knight Knox responded promptly, connected me with the CEO of the housing association, and explained that the change was part of preparations for transitioning to a Community Interest Company (CIC), which provided me with great reassurance. They also shared documentation regarding the financial health of the housing association.
Importantly, they did not disappear after the sale. Their team has remained responsive, usually replying within a few days whenever I have questions.
Overall, I am happy to continue working with this company. However, as with any assisted living or supported housing investment, I would strongly advise others to carry out proper due diligence—particularly regarding the financial health of both the developer and the housing association in the UK.

I am very pleased with my first purchases with KK and all the team of staff that I engaged with all the steps of the way. They were very professional, responsive and patient with me despite all my questions. I had research and followed them for years before deciding to engage, so I was expecting a very good service when I started, but they very much exceeded my expectations. Purchase has now successfully completed and income is being received as expected. Thanks Guys!!!

Excellent service, from Henry in sales all the way through to after sales

These people are just a bunch of spammers, sending out crap email to any email address they can harvest. Then they say "You have received this email because you have subscribed to Realestateintomail"

My accountant introduced me to Knight Knox around 18 months ago. I bought a Specialist Supported Housing unit through them last February. Since then I have bewn paid on time every month. This has been hassle free and truely hands off. Good work!

I am extremely disappointed with the service provided by Knight Knox. In my experience, they are very good at making promises during the sales process, but those promises rarely materialise.

Many of the developments they promote are sold as “off-plan” with optimistic completion dates, yet the projects often take two or three times longer than promised to complete. When they are eventually finished, the quality can be far below expectations. It also appears that they frequently work with developers who have a poor track record, although this is never highlighted during the sales process.

I was also encouraged to refer a friend to invest through them in a property called Olicana House in Bradford. At the time, Knight Knox promised to pay £1,500 towards my next investment if my friend purchased the property through them. Unfortunately, that promise was never honoured. My friend is now stuck with the Olicana House investment in Bradford, which has been another disappointing experience.

In addition, during the construction of one off-plan development, Knight Knox contacted me midway through the project demanding that I sign a supplementary deed and provide an additional £20,000 to the developer, claiming the project was facing financial difficulties. Other investors were approached in the same way and we were told that unless we provided the additional funds, our original investment could be at risk because the development might never be completed.

However, some investors chose not to pay the additional £20,000. When the building was eventually completed, those investors ended up being £20,000 better off compared to those who had paid the extra amount. This raised serious concerns for many of us, as it appeared that some investors were pressured into paying additional funds while others were not required to do so. This situation only became fully clear once the property was completed.

I trusted Knight Knox with my first investment property, but I feel they ultimately let me down. I would strongly urge anyone considering investing through them to think carefully. In my experience, they tend to work repeatedly with a small group of developers whose projects suffer from long delays and poor build quality.

Properties are often sold off-plan at inflated prices, leaving little or no realistic prospect of making a profit. Once issues arise, Knight Knox appear very quick to distance themselves from the problems faced by investors.

After reading this review, I would not be surprised if Knight Knox claim they have no record of my investments through them. However, I am happy to provide further details to anyone who wishes to contact me directly.

Your response is nothing more than a distraction from the actual issue I raised. The concern here is your misleading marketing practices, misrepresentation of facts, and the clear impression given that payment would be made for attracting clients — only for you to later back away from those commitments.

Instead of addressing these points directly, you’ve chosen to send a vague and wishy-washy reply that avoids accountability altogether. That in itself speaks volumes and suggests you do not have a credible answer to the concerns raised.

I expect a direct response to the specific issues rather than further attempts to deflect responsibility.

I’ve been looking for an investment in a project that serves good purpose. This what I feel I have found in Knight Know group.
Great communication and a clear roadmap even for investment naive like myself.

Yet again more spam from KnightKnox via Shopboard, these people say they don't use bulk email addresses but despite me never asking to be on a list the email spam keeps coming.
