An excellent and honest service from Wards. They gave me sensible advice and helped me sell our house whereas another local estate hadn't.

They are also very good at communication and keeping you in the loop. A special thanks to Maria Meddings who gave an excellent service throughout.

We are so pleased with everyone at Wards in Gravesend, especially Sim and Yasmin, who handled our sale so professionally. Kim in Sales Progression was also second to none and integral to things running smoothly when we didn't understand something or had any queries.
From offer to completion was around 10 weeks and we didn't need to chase for anything. Superb service and we would highly recommend to any one of our friends and family.

I have found MariaMedding very helpful. During whst is always a stress ful occasion , selling s property.

Ward’s sold my property (which had been on the market with another agent for 6 months) within a week. Even in these times when ‘nothing is selling’. Jade was awesome and understood the potential of the property immediately and was able to communicate that both in the details/brochure (the photos were fantastic too) and in person to the buyer. Maria the sales progressor was also amazing, she kept me in the loop, kept a steady hand even when there was some misunderstanding (not due to Ward’s) about fixtures and fittings, and was a most reassuring presence and got us over the line. Both were also always a pleasure to talk to and did a fantastic job.

Recently sold my mother's property through Wards. The property was a leasehold flat on a retirement development - so a niche market.
Wards did a professional job. We eventually sold at the top of their estimated sale price range. Tyler our sale progressor did a good job of keeping me informed of progress - only making contact every couple of weeks. Communications were good and messages left with the office were passed on promptly.

Wards of Herne Bay were excellent dealing with the sale of our late father’s property. They updated us constantly and always had our best Interests at heart. When a sale did fall through they were proactive in getting resold. In fact it sold immediately and completed in just 8 weeks!!!! That was all down to Graham, the manager, and his team Shane,Grace,Emily and Freya who were fantastic. A special mention to Freya who was so knowledgable and so determined to sell the property. A great asset to Wards. Rachel who we dealt with once the house was sold was also amazing calling straight back with any queries we had. Thank you Wards!

Macy at Wards in Rainham, Kent has been absolutely amazing! We haven't yet completed but I know that with Macy's support, everything will continue to be a smooth process. No matter how many questions I have (and there have been a few) or how many worries (also quite a few!) Macy has been there and has been so supportive. I could not have done this without her help and knowledge, and no ask has ever been too much. Thank you so much for making this as stress free as possible!

Kirsty helped me out with an issue regarding my parking permit for my rented flat, and was extremely helpful. She kept me fully updated and resolved the issue in a timely fashion.

As another reviewer said, it has just been a complete waste of 20 weeks!

From the outset, communication was difficult. They were very unresponsive. Messages came from a whole range of different email addresses. Messages appeared to come from one person but were signed by a different person.

Wards makes a big deal out of being an “independent” company, but all that means is that they are not listed on the stock market, they are still huge, employing many thousands of people. Calls to local offices are often routed via their call centre & calls from them appear to come from the local office but are just random people in the call centre.

Changing text and photos on RightMove should be easy, but it appears to be handled by their IT centre & not the local agents, which means it was impossible to get any changes made, despite multiple requests, so we were stuck with a badly written description & bad photos. The main photo on RightMove kept reverting to a random internal photo & Wards claim that is normal, but they are the only agents that happens with.

We felt that after a few weeks of being on the market they seemed to completely lose interest in trying to sell our house. They talked about a commitment to call us every Wednesday, but that rarely happened. If it did then it was just a standard bit of text from a call-centre person.

To increase their commission, they duplicate listings by selling them via “Homewise”. We didn’t agree to that and felt that it was detrimental to trying to sell.

The staff seemed to have no understanding of the market & gave a wildly incorrect valuation. The fee is a fixed value, which means that they have no incentive to achieve a sensible sale price and their percentage profit keeps increasing as we drop the price.

I would say that before you sign with Wards you should check other, truly independent, agents. The contract time should be more like 10-12 weeks & the fee should be more like 1 – 1.2% + VAT. Wards will constantly say they are “working really hard”, but we found no evidence of that.

Had a slight issue which was resolved swiftly by Kirsty Hunt. Customer Service has always been exceptional - across the team. However, special shout out to Kirsty for going above and beyond.

Thank you Libby and everyone at Wards for looking after our property. I can not fault them for their professionalism and great service. I can definitely recommend Wards.

Wards have been very efficient, very professional and we have had excellent customer service from all of their staff that we have dealt with - Graham, Emily , Freya, Shane , Grace and Adam.
They have all responded to our requests and questions in speedy way with phone calls and E mails to follow up from our visits to the office.

Avoid at All Costs! Unprofessional, Misleading, and Utterly Inept!

If I could give zero stars, I would. My experience with Wards of Larkfield, and in particular James and Richard, has been nothing short of appalling. From start to finish, their handling of our property transaction has been riddled with incompetence, miscommunication, and what I can only describe as deliberate obfuscation.

They failed to provide basic transparency around fees, misrepresented key terms, and left us chasing updates for weeks including a two-week delay just to confirm an offer in writing. Calls went unanswered, emails ignored, and when they did respond, the information was inconsistent and often contradicted previous statements.

Worse still, it appears they intentionally delayed issuing the Memorandum of Sale to push their own mortgage and conveyancing services, prioritising their commission over the interests of their paying clients.

This agency has clearly breached multiple sections of the Property Ombudsman’s Code of Practice. My formal complaint was answered with dismissive tones and I will be taking this up the chain.

If you value your time, money, and sanity, steer well clear.
