BE CAREFUL WITH THIS COMPANY
I had some concerns regarding the services provided by architectscertificate.co.uk. While they claim to prioritize customer satisfaction, my personal experience left much to be desired. I believe that their understanding and application of their own code of conduct may be open to interpretation, or perhaps they intentionally employ these interpretations to avoid potential legal disputes.
One issue I encountered pertained to the two-year defect period. When I reported a defect or snag in my property, the developer refused to sort this and claimed we apparently painted our own windows, which ABC+ Warranty seemed to be of beleived as no action was taken to assist us with the matter.
Instead of promptly assisting, they seemed to deflect responsibility by offering various excuses. Communication via email often revolved around the assertion that the issue was not a structural defect, which, of course, we understood. The concern was related to a defect or snag, not structural issues. This pattern of response left me feeling like i was going insane, their code clearly states they offer a dispute resolution service, the service that was never offered to us. they previously accepted this defect and now deny that it was raised in the correct time frame.
This situation exemplified a larger pattern of poor customer service, in my opinion. I would advise future customers to carefully review the company's code of conduct when purchasing a property, to ensure a comprehensive understanding of their entitlements. For instance, their code of conduct stipulates that a snagging survey should be conducted upon the property's completion, with any issues rectified by the developer and a corresponding report provided to the homeowner. In my case, this process did not occur, despite being specified in their code of conduct. The explanation offered was that they deemed it unnecessary due to the absence of snags. However, the very purpose of a survey is to verify the existence of any snags...
It appears that the company has more of a tendency to align with the developer's interests, possibly driven by financial considerations. Moreover, they conveyed to us through email that they had suspended the developer for not adhering to their policy. Surprisingly, we later discovered that apparently warranties were still being sold by architectscertificate.co.uk to the same developer, It appears to us that the company does not demonstrate a strong commitment to addressing rogue traders, even when we provided them with concrete evidence of such individuals. This raises concerns about their moral and ethical standards, as it suggests a prioritization of financial interests over the well-being of homebuyers.

This development in itself raises concerns about their approach to customer feedback and their commitment to resolving customer issues. My partner and I are committed to addressing these concerns and taking appropriate actions as needed.**
