As a mortgage broker, I’ve had the opportunity to work with Fraction on client files, and they’ve been consistently excellent to deal with.
Larry White and Benjamin Brown are both incredibly knowledgeable, responsive, and solutions-focused. They communicate clearly, move quickly, and make collaboration seamless, which is critical in getting deals across the finish line.
What really sets them apart for me is that I’ve also worked with them personally. They played a big role in helping me secure my own cottage, and I genuinely appreciate the guidance and support they provided throughout that process.
I would confidently recommend Fraction, and especially Larry and Benjamin, to both clients and industry partners.
High interest rate and it’s not counted daily, it’s counted monthly. Besides, once I want to payout my mortgage loan, I sent several emails to their mortgage specialist for the details ,they are not responding at all until my broker or lawyer sent an email to them, it seems they treated people differently, so better choose traditional bank instead of this company.
I believe it would be a lot of fun playing these tasks.
The approval process with Fraction was exceptionally easy. I would definitely suggest you give them a try. I would utilize them again.
The appraiser hired by Fraction undervalued our home by 22%, using homes in totality different areas of our town.
The Appraiser was only a AIC Candidate Member, not a fully accredited appraiser.
2 neighbouring homes each side of ours sold within a month of our home sold were submitted as comparable but were not accepted.
We could have paid for a private appraisal but the average of the two would be used to establish value.
We unexpectedly sold our house 22 months later for the amount we had said it was worth. A 22% appreciation at a time when the housing market had declined 15%.
We went ahead with the mortgage because we were assured that this discrepancy was documented on our file and we would be treated fairly regarding the interest calculation.
Of course Both people that assured use are no longer with Fraction.
They did not honour what their employees had promised and charged us the maximum 9.9% interest resulting in a $20,000.00 increase in our anticipated, no penalty discharge of the mortgage.
Beware.

Many of my clients have been able to use a Fraction Mortgage to allow them to stay in their homes through illnesses, job losses, unexpected expenses; etc. The mortgages have been a real life saver.
