I have recently moved into a property managed by Hamptons, my property manager Danish Ashraf has been very attentive in helping address some minor issues at the property. Danish is always prompt in responding to emails and phone calls. I am very pleased with the service provided by Hamptons.
I rented my property through them and remained in contact throughout my tenancy, including during a prolonged and serious noise issue from a neighbouring flat. Despite repeated complaints over many months, communication was largely limited to messages being passed back and forth, with no clear ownership or meaningful resolution.
What was particularly frustrating was the inconsistent and ultimately unreliable information provided. I was given timelines indicating that the issue would be resolved (including expected vacation dates for the neighbouring tenants), which I relied on when making decisions about my tenancy, including renewal and when to move out. These timelines did not materialise, and I ended up remaining in the property longer than I otherwise would have.
At one stage, I was even told that “there is not much we’re able to do,” which is not what you expect from an onsite agent in a situation that had been ongoing for such a long time.
As the situation remained unresolved, I was left with no option but to escalate matters externally, including involving the council and, on occasion, the police. I also incurred additional costs having to stay elsewhere during particularly disruptive periods.
After prolonged back-and-forth on these issues, I completed Hamptons’ full complaints process; however, this did not lead to any meaningful resolution or change in how the matter was handled.
Overall, this experience highlights a lack of accountability, poor communication, and an inability to manage ongoing tenant issues effectively. I would strongly advise others to think carefully before renting through Hamptons, particularly if you expect proactive management or support when problems arise.
I have had my property on the market for 9 weeks with Stanmore Hamptons I have had one phone call from them to arrange a viewing and one phone call to find out what the service charge covers. Apart from that I have had no more viewings and no contact from anyone in the Hamptons office. I now want to end the 12 week contract with them and they are telling me as a goodwill gesture they will let me out of the contract in 21 days rather than 28 days!!!. I would highly recommend you not to use them as they are useless and they try to tell me they have kept in contact with me. What a joke!!!
Great experience with Hamptons and our property manger Danish Ashraf. We’ve been renting for years and have dealt with quite a few property managers, but this was by far the best experience we’ve had. Danish was always incredibly responsive, quick to resolve any issues that came up, and consistently friendly and professional throughout our tenancy.
Every concern we raised was handled promptly and efficiently, which made a huge difference and gave us real peace of mind. It’s rare to find someone so reliable and genuinely helpful in this role. We’re very grateful for all the support and would highly recommend them to any tenants or landlords looking for a great property manager.
We worked with Mel, Callum, James and the team at Hamptons to sell our house in Dulwich. Despite the market being a bit slow at the time, their access to high quality buyers ensure a quick sale at the price we wanted.
The level of service through out was absolutely excellent! I can’t recommend them enough
Nikki Cullens has been my Property Manager for the last two years and has been by far the best I have dealt with since early 2019 when I rented my current flat in Tunbridge Wells through Hamptons.
Apart from being exceptionally pleasant, courteous and friendly whenever I called her she has also proved to be particularly efficient and responsive, an outstanding organiser, coordinator and problem solver. Most issues were resolved swiftly and communications as to progress were always timely and informative.
It has been a real pleasure to deal with Ms Cullens. I have no doubt that she’ll go far in her career and I highly recommend her. Thank you Nikki.

Hamptons, Hertford, were a disappointment for several reasons. The negotiator, Alex, was actually pretty good—an archetypal sales negotiator who was clearly experienced. My disappointment came from the management in this branch. I was initially told the company did not offer video presentations, only to later discover that they could. The printed property details were on low-quality paper with a poor-quality printer, which, while it may not seem important, gave an impression of cheapness—especially from a company dealing with properties worth over a million. My main criticism was how they handled a potential purchaser who made an offer on my property. I felt pressured to accept, and when I refused, the offer was then increased. It seemed the management did not take ownership of their advice, and there was an air of arrogance, as though closing a deal to benefit them financially mattered more than whether I was disadvantaged. Overall, poor experience. I did not sell and am considering relaunching, but not with this company. Circa Sept 2025
