Back Garden Floods.

We love our house but had a few plumbing problems to begin with, like they didn’t put the pipe work in for the washing machine! Then the pipe to the hand-basin in the main bathroom burst and flooded the bathroom, but the problem that we are having difficulty getting sorted out is the flooding in the back garden. Can’t use it or plant anything until they fix it but they continue to say they’re waiting for the weather to improve to “review” it! Meanwhile it’s mid April and our garden is still a mire!
Note: In reply to Lagan Homes, we have been trying for several months to get the Ireland branch of Lagan Homes to assist us to no avail, so I thought it pertinent to let UK customers know what to expect too? That seems only reasonable to me.

Not to be trusted

I bought a house built by a Lagan company and have lived to regret it. I found them to be of dubious integrity. Consistent failures to deliver what they had contracted to deliver. Empty promises;not to be trusted. In my experience they have no scruples and will breach contracts that mean so much to purchasers but so little to them.

Excellent journey

I have just bought my very first home with Lagan Homes in Brackley! I cannot recommend them enough! The staff are so helpful & knowledgeable and the finish of the property is exemplary….. I would not hesitate to buy my next home from Lagan

5* customer experience

My partner and I visited the new development in Wilstead last week. We are looking to upgrade to a 5-bed family home and were unsure what options were available to us. Sue, the sales advisor, couldn't have been more helpful. She took the time to discuss possible options and houses available. Sue provided a 5* customer experience with informative, clear information.
I would highly recommend to anyone considering a move in the area!

Environmental destroyers

Environmental destroyers.

Just so people know. If you buy a house in 'The hamptons' you are funding the destruction of an Area of Outstanding Natural Beauty.

The houses are being built very close to badger sets, inside the boundaries of Lagan Valley Area of Outstanding Natural Beauty and is home to many threatened and important wild species such as Bats, Herons, Kingfishers and many butterflies/insects etc that these Meadows (that houses are going on) could have been home to and there for all to enjoy. Hampton park Meadows could have been another fantastic public space.

But Greed has won here. These houses aren't affordable for most either and are for only a tiny extremely wealthy segment of society. (825k starting)!

Belfast City Council ignored hundreds of objections to this development.

If you have any thought for the environment. Please Boycott "The hamptons" and don't purchase one! Don't give them the right to destroy our wild spaces!

The Hamptons is a site zoned for housing and with a number of extant planning approvals for housing. The houses are not in the Lagan Valley Park but rather borders the Park. As part of the planning process the site was surveyed and the NI Environmental Agency imposed the required standard of a protection buffer which The Hamptons development fully complies. Our goal is to strike a balance between development and preservation, and we adhere to all relevant regulations and guidelines to minimise our ecological and environmental footprint.

Gill was so warm and welcoming

Gill was so warm and welcoming. She made us feel at ease straight away and was very knowledgeable about the local area. She put us in touch with the Mortgage Store as we had no idea how much we could afford and told us about the schemes and incentives to help us get the bigger house that we desperately need.

AVOID 100%

After purchasing our house in January 2022 I can echo every single one of the negative reviews before my date of posting but quite frankly im exhausted of the whole thing to even list the details. To date our issues are still not resolved and despite them having a complaints procedure these still get forwarded to the same rude and incompetent staff in the office who 9/10 dont even reply anyway.

When you spend over £500k on a house you at least expect it to be of a high standard with good quality customer service. It’s very true that once they have the finances they are no longer interested. Before this we were threatened by them due to the length of time our mortgage was taking, we should have seen the red flags at this point.

John Lagan you should be ashamed of the customer service your team provide they are absolutely not doing you the justice they should be and are giving you a terrible name.

If there was an option for ‘0’ stars Lagan would 100% get this.

Do NOT buy a Lagan Home

I've owned my Lagan Home (from new) for over 5 years now. Shortly after moving in, we experienced a leak around our en suite shower. Lagan quite quickly came round and re-did the mastic sealant around the base of the shower and around the panel where you turn the shower on - which hadn't been sealed in the first place! However, this didn't seem to solve the problem as after a year or so I noticed that whenever I stepped on the floor around the shower I could hear water squishing underneath the floor. Another Lagan homes guy came round and did the mastic again and said that the water under the floor would dry up. It never did and we ended up with a leak that showed up on the ground floor (my house is 3 storeys!). Someone came back from Lagan and replaced a few tiles in the shower and re-did the mastic and some of the grout but, as this was now year 3 of me owning the house, I was told not to contact Lagan about the problem again as it was my responsibility to maintain the mastic and the two-year guarantee period had passed. I'm no expert on DIY but I feel like mastic should last longer than 1 year. Well, the leak persisted and the flooring in the bedroom next to the en suite started to lift up. One day I stood on the floor and a load of water gushed up out of a gap in the floor planks. I contacted Lagan again but they said they wouldn't do anything about this because I hadn't raised the issue with them before and the two-year guarantee period was over. I pointed out that I had raised the issue but they claimed that the mastic problem that they'd "fixed" was a different problem. Clearly they're the same problem. So we decided to just pay for someone to sort the leak ourselves. This has involved removing the laminate flooring and skirting board in the bedroom and cutting away some of the wall. To my horror we've discovered that the bottom of the wooden struts of the stud wall are completely rotten and will need to be replaced along with ripping out the shower area and putting in a new shower tray. I'd let Lagan know about this but they refuse to be held accountable. My latest interaction with them was to ask which tiles had been used in the en suite as I now need to replace some of them but they couldn't even do that as the tiles they told me are the wrong size. I utterly despair! I share this story with you to advise that you do not purchase a home from Lagan. I certainly never will again. Awful workmanship and awful customer service.

Let Down

We purchased our Lagan Homes house 10 years ago and as yet we are still waiting for our roads to be adopted by our local authority. All held up by the developers.
The streets are a mess, overgrown green areas put in by Lagan, weeds everywhere, zero maintenance being carried out.
local authority doesn't want to know as it's the responsibility of the developers.
We've been left with streets looking like an abandoned town.
3 Months ago Lagan stated they would put a maintenance team in. We are still waiting.
My advice would be don't buy a Lagan Home.

AVOID AT ALL COSTS

If you’re thinking about buying a house from Lagan Homes… DON’T

I don’t want to scare monger on here but just want to share what happened to us so that other people don’t have to go through the same thing.

We reserved our plot with lagan homes on 5th November 2021, with estimated completion being end of May. We moved out of our old house which was then sold and moved back with parents in April for what was meant to be 6 weeks before moving into our new house.
All items were put into storage for again what was meant to be 6 weeks.

Our build was delayed to June, then July, then September and finally October. They told us this was because there was an electrical wire under our plot which had to be removed. After reaching out to NIE ourselves the problem finally seemed to be resolved and after a 10 month wait and a mortgage extension we thought we would finally see some progress on our house.

On 18th August, our estate agent phoned us to say Lagan we’re pulling out and we had to try and find a new home with these mad prices and even worse mortgage rates. Their excuse was that NIE weren’t coming out to do the work and they would reassess in the new year.

To our surprise yesterday, we took a drive past our old plot and it looks like the work that caused them to pull out, has been done with the electrical wire removed with the ground completely dug up within 2 weeks!

Lagan homes are a greedy company trying to make their millions without caring about peoples lives. We are now going to be paying horrific mortgage rates, we’ve had to pay storage costs for all our belongings and have been waiting over 10 months for a house they were never selling to us!!

When my partner phoned Lagan to speak to them directly throughout the process, the head office were rude and condescending telling him he could do what he wanted but they weren’t selling us our house.

We are very very fortunate that we don’t have kids and are able to move back with parents temporarily or I don’t know what we would have done! Honestly appalling customer service. The amount of stress and tears over this whole process to come out with nothing is devastating.

There has not been an ounce of progress on our plot in the whole 10 months of waiting. If you’re considering buying from Lagan homes my advice would be don’t.

Over 100 snags were found that took…

Over 100 snags were found that took over 6 months to resolve, some of which are still ongoing, some I have given up on due difficulties I have had with some of the staff. One major example was the kicthen floor which was not level, this had to taken up and re-layed twice, due to poor workmanship.

Over a year since all the houses were built, the roads / paths are still not complete, wiht no defifintive end date in sight.

Our green/grass area which we pay to be maintained is not serviced reguarly, the grass is overgrown and there are weeds everywhere.

I will never purchase a Lagan property again.

If i could give them no stars i would, We had no communication throughout the conveyancing, 10 weeks before the set completion date of our build Lagan pulled out with no reason other than a lack of legal documents on file, We were left with weeks to find a new home and purchase it before we were homeless after our home was sold. We sent various emails and left messages and voicemails with no call back or acknowledgement, bearing in mind we were already Lagan homes customers and had purchased two years ago from another of their developments. No communication, they ignored our requests for updates and then out of the blue refused to proceed and would not sell us the site.....Seems we had a lucky escape from this appalling service...**BUYERS BEWARE OF LAGAN**.
