I cannot recommend using Matthew Hayes for mortgage advice. He demonstrated a complete lack of basic due diligence and poor industry knowledge regarding lender criteria. Matthew was pushing me to submit a full application to Leeds Building Society, claiming the property criteria "seemed to fit."

Fortunately, I had an independent broker double-check his proposal. They immediately confirmed directly with the lender's Business Development Manager that the property’s ground rent policy made it completely unsuitable security, meaning Matthew’s proposed application would have flagged an automatic rejection before even reaching a valuation.

To make matters worse, Matthew completely stopped communicating during this critical stage, going entirely offline for days with no out-of-office notification. He lacked the basic competence to check the lender guidelines and the professionalism to keep his client informed. A completely negligent service from start to finish. Avoid.

I’ve been meaning to write this review for ages, but I just wanted to give a massive shoutout to Siobhan Kellett.

She helped me so much throughout the process of buying my first house, and honestly she was easily one of the friendliest and nicest people I spoke to the entire time. Buying your first house is obviously pretty overwhelming, (don't think I've been emailed so much in my life haha) but she made everything extremely clear, kept in regular contact, and just made the whole thing feel way less stressful.

She’s so friendly, bubbly, helpful, and just genuinely lovely to deal with. She also went the extra mile after everything with the house and helped me with health insurance related to my condition, which I really appreciated.

I honestly can’t recommend her enough. If you’re lucky enough to deal with Siobhan, you definitely won’t regret it. She’s amazing :)

Mark Owen has been such a massive support throughout the whole process - from having my offer accepted through to getting my mortgage offer and way beyond.
