I did apply directly to Bank for mortgage everything went smooth till survey, week later bank rejected and being told due to flood area(0.39mi to Thames River). I found Smart City Mortgage, next day visited office, and meet David Pacheco. In first few minutes Mr David did some search for new mortgage follow property criteria, In another few minutes Mr David found potential banks that may offer mortgage, next days I got bank reply and phone calls, I went again to office given all paperworks and I have received mortgage offer with good interest rate(only offer via mortgage brokers). Service I have received from Mr David was fast professional and effective. Money I have paid for Mr David work was worth every penny, and after positive survey I have received mortgage quickly!!! Without Mr David my property purchase never be done, seller could pullout anytime as all takes too long when trying with other banks.
