"I filed a complaint, but the person against whom the complaint was made is the one responding to my email, dismissing the issue as resolved. This raises serious concerns about the professionalism and integrity of your company. What kind of organization allows this, and what authority does this employee (Renfeng Xiong"have to treat customers with such disrespect? I will not accept this poor treatment and lack of professionalism from your company."

I booked a unit and have been paying the installments, but I've been waiting over six months for the DLD. I know I have the right to cancel my contract, but I chose to remain patient given their situation. However, I recently encountered difficulties and requested a delay on my last payment. Instead, I was informed that I would incur a fine of 7,450 AED for the delay.

When I tried to explain my circumstances, Renfeng from the collections team responded aggressively. She initially claimed I had two additional fines (1,750 and 3,500 AED), but then removed them, keeping only the 7,450 AED. This inconsistent communication has eroded my trust.

My attempts to reach her have been frustrating; she spoke to me rudely while eating and dismissed my concerns. I have never encountered someone as rude and aggressive as her. As clients, we deserve respect, and if your team cannot provide that, we don't deserve to be your customers. I have evidence of our communications, including all relevant emails.

I've reached out to several people for assistance, but have had no success. It's been difficult to get a satisfactory response. I contacted Mr. Nikhil, the Sales Manager, via WhatsApp to explain my situation, but after three weeks, he has yet to resolve the issue, despite having all the necessary information.

I cannot recommend this company to anyone. They make the process easy until you sign the contract, at which point their customer service becomes unprofessional. I will share my experience widely and advise others to avoid this company”

I wanted to rate this Company less than 1 Star, but did not see that option. As I was retiring early (at just 55) for health reasons and relocating overseas for better medical facilities and to live with my children, I decided to sell my home in my country and buy 2 Off-Plan Units (to be delivered to me after 3 and a half years) from Sobha Realty in June 2023, for investment purposes. I had no obligation to do this, or to buy from this useless company, but I acted in good faith. I travelled to Dubai for this in June 2023, met their Execs, and innocently committed. I made the down payment in good faith, and planned to pay the balance over time from the proceeds of sale of my home. Within a month of this commitment, our Govt. changed, and the new Govt devalued our currency by roughly 130%, thereby wiping out the AED or $ value of the money I had; leading to severe inflation; mass poverty; collapse of major Corporations; exit of Global Companies that had been in the country for several decades; massive unemployment, etc. I immediately alerted Sobha Realty about this easily-verifiable Force Majeure condition, and still struggled to remit almost US$300,000 at the new exchange rate to them within 6 months. When my Funds were exhausted and I could no longer pay, I wrote them severally (progressively escalating all the way to their Chairman, Mr. Ravi Menon), suggesting several ways out: consolidating my payments into one Unit; issuing the necessary Documents to me so that I could possibly find buyers and sell; their granting me a Facility at an interest rate to avoid default and until I had sold; freezing all further payments until I had sold; reversal of the transaction and my payment of a small Administrative Fee to them, etc. etc. There was NO WAY I could excise and carry the Units away when they are completed in the Sobha One Project in late 2026. In all, I wrote over 250 emails to sundry senior people in the company. With uniformity, they ignored all the FACTS and kept insisting on the scheduled payments which I could obviously no longer make. They demanded that I should execute further Documents which expressly authorized them to seize my funds if there was a default for ANY reason. Of course, I refused, referring to all my emails and the objective issues which they ignored like the ostriches that they are. In summary, their cruelty, arrogance, unprofessionalism, entitlement, ostrich behavior, etc., have worsened my health. They have now seized/ stolen all my money, claiming that I forfeited US300,000 to them !!! I no longer have my home in my country, lost a lot of money (over $500,000) to the massive and unexpected devaluation, do not have the funds I paid to Sobha Realty, and have no more Units from them, and this thieving company expects me to keep quiet. They have stolen my money (almost US $300,000) and plan to make money on the same Units twice by reselling the two Units to other Parties. Meanwhile, to burnish their dirty image, they paid GBP10m to Arsenal FC, London, for the branding of their Training Centre, as well as electronic banners around the football pitch. I am sure Arsenal does not know the reputational damage that associating with this company, Sobha Realty, will cause them. Presently, I am working with lawyers, while also submitting detailed Petitions against this Company to the UAE Authorities and Embassies. My lawyers' letters to them were even ignored, because they assume they can steal my money and nothing will happen. I will keep exposing this shameless company and fighting them until the world ends... a pathetic bunch of low lives and shameless characters. A truly HORRIBLE experience...

ITS IMPOSSIBLE FOR ANY REAL WATATE DEVELOPER TO GIVE ANYTHING …..WE WERE NOT EVEN OFFERED A GLASS OF WATER IN THEIR DUBAI HEAD OFFICE ,, what can you expect from such oversubscribed people ,, who don’t care now,,, we went to other developers in Dubai and will book our property ,, they welcomed us very very warmly

Absolutely terrible experience. They called me 3-4 times an hour, totaling 9 calls in a single day! To top it off, they also spammed my WhatsApp, sending overly nice messages but offering zero real information about their projects. All they seem to care about is pushing prices and trying to force a sale.

If you don’t reply to their messages within a second, expect even more spam. They claim their projects will see a 20% price increase per year but can’t provide any contracts to back up those claims. They were completely unable to answer my questions and just kept pushing the sale instead.

I do not recommend doing business with them. They come across as desperate and unprofessional, with nothing to support their outrageous promises. Avoid at all costs!

We bought a Land in Sobha Hartland and are building a Villa. Experience has been amazing.
To add icing to the cake, customer support provided to us by Ms Lakshmi Nair helped us with operational issues whenever they arose.
A construction project of this magnitude will likely have periodically issues that need quick attention and getting a resolution early helps “feel good”

There is a sales manager in Sobha his name is Mounssif El Hajji, he is a scammer and he pretends to be an investor, not trust worthy, shouldn’t hire such employees in your company, he is manipulator. This Sales manger should be terminated in such a big company as Sobha.

I was told that the booking fee for an apartment would be refunded within 3 days at most if i cancelled the booking. Now it has been more than 3 weeks and i still didn’t get the refund nor an email confirming it. Don’t trust anything that is said at this company

As a former Sales Manager at Sobha, I strongly advise potential buyers and job seekers to exercise caution with this company. Based on my experience, Sobha has exhibited questionable business practices that impact both clients and employees. Clients have faced significant challenges with their pre-purchased units, even after making deposits into escrow accounts. Additionally, the company has a troubling track record of not honoring commission payments to its employees. The work environment is marked by a highly toxic culture, which further exacerbates these issues.

For these reasons, I urge clients and employees to consider other options before engaging with Sobha. Me and my girlfirned used to work in that company. She resigned from her position after successfully selling a unit, for which she was contractually entitled to a commission. The buyer had already deposited 30% of the unit's price, meeting the conditions necessary for her to receive the commission. However, despite this, both the payroll team and her former manager have been unresponsive, seemingly avoiding their obligation to compensate her as agreed. I suspect that the payroll team and managers are diverting funds for personal gain, deliberately ignoring those who are rightfully entitled to their commissions. We are not alone in facing issues with unpaid commissions; there are hundreds of former employees who are still waiting for their payments. Additionally, they have removed Google reviews due to an overwhelming number of negative reviews from clients and employees. This significantly impacted their sales targets. It's clear they are trying to hide their true reputation.

Sobha is a place of insane people and a place of hell. Defo not recommended

I visited them in Dubai about the purchase of a studio, own usage and lease out. I put the money down to get the money off the market (30,000 Dirham) which went to Escrow. The deal didn't go on. Again and again I'm asked to provide documents. I went along with that. Corrected a small error, not caused by me. Still no news. Money not back. I'm going back to Dubai to buy some studios. Also to consider what is best. Write the money off, see which action is possible?

I really enjoyed the project. I do like Dubai. But this experience, or the company. No way.

Had a chance to attend their trade show in Austin, TX on July 23md 2024 at Four seasons hotel. My appointment to meet a sales person was at 7:30 PM and no one met me till 8:30 PM. The appointment was scheduled by Nayla Kadir days ago. On the way out after spending 1:30 hours, the sales director (Niu?) asked me come after 10:00 PM. Haha Good joke !
If a company cannot hold a trade show properly, how can we expect them to deliver the project on time. Sorry company.

...Your response time of four months clearly demonstrates the exceptionally poor level of service you provide.

A year ago, I signed the booking form, I paid 30 % of the price along with DLD registration fees and they are still not able to register the unit in DLD for unknown reason.

Avoid at all costs , will ignore you and scam you,
Once they sign you up the poor service will start and you will have numerous issues please at least take time and read the other reviews and make your decision

Last year I reached out to SobhaRealty almost the same time I started with 971 Pro perties and my experience with these two Dubai companies have not been the same. While I cannot speak for Sobha's level of unprofessionalism with my other clients, I must emphasize the premium level of customer service I have consistently received from 971.

From personalised investment advice to prompt assistance with any of my queries or concerns, they have demonstrated professionalism.

I encourage Sobha to strive for the same level of excellence in their dealing with clients. Even though the other company is a real estate passive investment company unlike Sobha, their approach to better clients services is something to emulate

Sobha tried to impress you with the building and the finishing… so far i made my booking and paid the dubai land in Sep 2023 and as per the booking they must register my unit within 30 days maximum and SPA must be received within 60 days.. however till now i didn’t receive any of the above. The worst part the sales managed and VP left the company.. when you fo to the ahowroom you will see lots of people,, where they pretend that they are customer where infact they are Sales people scamer compress like a movie set. My mistake was not checking with dubal land on the project as it must be approved first before they start promoting the project.. and the Escro account was not registered with RERA.
I have escalated the matter to RERA ( dubai land) and will be hiring a lawyer to represent me. My recommendation is to stick with the government developers such as Emmar.
Its sad but i learn my lesson the hard way
