Martine in the sales office was our first touch point and has been at hand through the whole process we cannot fault her professional service and help.
Simon the site manager has been very helpful going through the new home to ensure we had all the information we needed and everything was working properly. Our overall experience with Abbey Homes has been amazing, making it a very stress free experience.
ATTENTION EVERYONE. Please have a look at some of the issues we have had in our leasehold home
This is me and my partners first ever home together so I am no expert. But this cannot be normal
Here is the list of issues that we have had since being here for 1 year 2 months. Most of these were found and reported within the first 6 months.
Nearly all the walls are wonky. Feel like this is fairly normal in new builds.
We had a leak/wet patch on our ceiling in our brand-new home about a month after moving in. We reported it, but it took ages for someone to come out and inspect the roof. When someone finally came out, they were here for about 10 minutes. We then had to chase for a report, only to be told they could not find any issues.
We reported it again after they went quiet. They repeated the same process: sent a roofer out, then gave us the same story again. They then claimed the leak was coming from our upstairs neighbour’s bathroom and told us to contact our insurance. We asked our neighbours, and they had not had a leak. We emailed Abbey again to tell them this, and they did not reply. This has been going on for over a year now. The leak is getting worse, so we have emailed again and are waiting for the usual response of, “We’ll get the roofer out to inspect.”
We have also had issues with the water cylinder/heater. It was tripping the circuit to our whole house every night at 1 a.m. Before that, it was happening randomly. It was lovely to come back from a few days away to a fridge full of mouldy food the first time it happened. This then got progressively worse and went on for ages.
Then we noticed the expansion vessel was releasing water, which we reported immediately. They obviously did not care, so we waited around a month until it exploded and leaked throughout the house overnight. I woke up, took a few steps, and felt that the floor was wet. The heater is at the other end of the home roughly 8 whole meters away. Had seeped through most of our walls and carpet. Thank you very much. We spent the whole weekend drying the house.
By the way,
this happened because the heater pipework was installed incorrectly from the start, which would have been signed off. They then took too long to get someone out, even though it was reported as urgent because we thought this exact thing would happen.
Our neighbour and I have reported a damp exterior wall. Once again, they got a roofer to inspect it, and once again, no issue was found. We have been going back and forth for about a year. They do not care.
Our shower drain is constantly getting blocked. We used a plunger, and tile spacers, screws and nails came up out of the drain, so there are probably still lots of other treats down there.
Our front door would not shut properly for about 10 months, meaning we were unable to lock it properly. For context, everything I have written about was reported straight away. After all this time, the issue was once again that they had installed the door incorrectly.
One of the electric heaters stopped working. They were then arguing that this model of radiator was out of stock everywhere and had been discontinued, so they sent an electrician out with a tiny heater controlled through your phone. Brilliant: one heater in the whole house controlled through my phone? We then searched online and found the exact heater we needed within one minute. We sent them the link, and suddenly it was all okey to buy and install the correct one.
Our grass is mud. This has been going on since we moved in. There is no topsoil for the grass and no nutrients for it to grow. They have blamed this on leatherjackets and then gone quiet. No, it is not that. They laid squares of grass on rubble. This will probably never get sorted because Abbey New Homes and Encore management company, who are just as bad, do not know who owns it, so we cannot even touch it, even though we signed off plans showing that we own the whole area. What is going on?
our bin storage area has a tap in it. One night, around midnight, I heard something, so I went around and the tap had burst. This is a main water pipe. Water was shooting up to the ceiling and filling the unit, which backs onto our house. I was worried it would absorb through the brick into our interior walls. I feel like a seasoned pro at drying the inside of my house by now. I was drenched through my waterproof coat. Managed to stop it using another valve connected to the pipe line. We then brought this up with the management company so it could be fixed. They advised that the tap should not even be there.
There are many more issues, but I cannot be bothered to continue. This has all happened within a year and two months. We have wasted so much of our time trying to sort these problems out. Also just FYI, I have email threads and photographic evidence of all of this. These are just the short versions of what has happened

Love our Abbey Home

Everyone has been very helpful and friendly, From the agents in the show home office to the site managers they just couldn’t help enough and even after completion they have been available if we have had any questions and fix any snags (which were only a few).

Our house was delayed significantly due to change of building schedule, we were made aware of this however and decided to continue with the purchase.
We found the inflexibility with just a gas hob rather than our preference annoying, therefore on completion we had to immediately instal an electric induction hob. However the quality of other fittings namely Taps and shower were of good quality.
On a positive note we do commend the site management team of Ben and David for their customer service, general care and information combined with prompt action regarding a surprisingly small snagging list, smoothed our first couple of weeks
Considering we are living on a building site it is very clean and safety seems a high priority.
We love the house and so far living up to expectations. We are now in the hands of head office customer service and will probably review any further issues arising.

I have nothing but praise for Abbey Homes, who really worked with me and helped me every step of the way to get my house. Fantastic wealth of knowledge, always on hand to help and polite and professional staff, from the sales team to the team responsible for after sales care. Fantastic company, highly recommended.

I've bought on Chestnut Grove and I'm very happy with my house.
From the get-go Marina and Amy from Wards were incredibly helpful in the marketing suite and regularly kept me updated on what was going on with my plot and its progress. They were happy for me to pick their brains and genuinely had my best interests at heart.
Once I've moved in the site manager, Ben, has been readily available to assist with snagging, I was honestly surprised at how few things I needed to have snagged. He's been happy to stop for a chat about some of the plans I had for the space and really friendly guy. He's usually been accompanied by David who's been no- nonsense and straight to the point with understanding what I needed. All of my snags were sorted quick. They both wanted to get me to the point where I could enjoy the house stress-free.
I'll be frank and say it's obviously not ideal living on a site that's still being built but I bought the place knowing that. I will say everyone that I've come across that's working on site has been friendly and considerate. If you needed to get past whilst they were doing something they took two seconds to clear a path or the road.
There were two main downsides that mean I've given them 4 stars instead of 5. The first was a rocky start when the house was delayed by a few months due to a change in the build schedule. I was fortunate enough to not be majorely impacted but it did have knock-on effects for my family and their plans since I was staying with them.
The second downside I'll chalk up to a miscommunication somewhere in the pipeline but it's worth noting that if you're planning to buy through some form of affordability scheme to check if they will still offer flooring and turf as an incentive. I had been under the impression until shortly before the property became available to buy that the incentives wouldn't be offered for it.
All-in-all I'm very happy with the house, the location and the people that've helped me. It's a shame about the early confusions/delays but everything after has been top-notch.

We recently moved into our abbey home in wellington gardens which was a great experience which was really helped out by Martine in the sales office. She was excellent with us, she kept us updated with the progress of the house property and any forms which needed completing by ourselves, she was very on top of everything which gave us peace of mind with our move. Any questions or queries were answered promptly. The site manager has been quick to get back to us regarding any queries with our house house and has been very helpful throughout the first few months in our new home. Aftersales customer service is…
Aftersales customer service is frustrating when comes to arrange a fix of the creaking floor.
Had a “techician” or carpenter that fixed half of the job in the first floor hallway and left half of the job unfinished, carpet not secured into the metal door step trim and carpet loose. I have contacted them for a reschedule and final fix but requested different video which I have sent and been told a person has to walk at normal pace and a video has to be taken from downstairs to see if it is only creaking or a micro- cracking movement.
I think this is unprofessional since they already sent a carpenter/ technician to assess and fix the issue.

Great build quality and exceptional service at Orchard Gardens
We recently completed on our new build home from Abbey New Homes, and wanted to share how positive our experience at Orchard Gardens has been.
The build standard of our home is very high. We even brought in a professional snagger/surveyor, and the only snags we identified were very minor.
A special thank you goes to Cathy, the estate agent for the development. She has been consistently friendly, approachable, and incredibly responsive. No question or request ever felt like too much trouble - she has been an absolute pleasure to deal with, and kept everything running smoothly.
We would also like to highlight Dean, the site manager, who has been absolutely brilliant. He has been proactive, helpful, and genuinely committed to making sure everything is right.
