An Atrocious Outfit!
This company CSM is involved in the Slum Landlord/HMO racket, be advised and stay away from them unless you wish to protest outside their office, they lack any credibility just look at other Trustpilot reviews. It is a company hell-bent on contributing in a dastardly fashion to a very fallen Belfast. Look at a neighbourhood in Belfast that was fairly decent 20 years ago and now looks like a war-torn mess, you might find a company such as CSM as being behind that neighbourhood's demise. I live in a block of flats that looked stunning once, 4 years later it started to look trashy and now another 8 years on top of that it looks like a smack den. I am paying fourfold compared to what I paid 12 years ago in terms of service charges and they do even less now than they did then regarding the common parts.

Avoid at all costs
CSM were appointed by the builder as a management company, so residents had no say in their selection. Originally Sonia Millar (founder of CSM) was very good but the company exchanged hands and there after the last seven years we dealt with them the quality of service was consistently dreadful . There was high staff turnover, poor communication, and a clear lack of knowledge or professionalism with their main priority appearing to be profit rather than residents. The final straw was a legal letter to one of the residents , a director of the resident management company threading legal action over an unpaid bill… a bill that was fully paid to. CSM 12 months prior…..
Leaving CSM was an exhausting process. It took months of repeated requests to obtain essential documents, which were only provided after visiting their office in person. At one point, a house sale in our development even fell through when the buyer discovered CSM’s involvement.
There are many smaller, more helpful, and affordable management companies available in Northern Ireland — I would strongly recommend avoiding CSM altogether.
Please avoid CSM
If anyone is considering purchasing a property managed by CSM I would very seriously advice against.
CSM have an extremely lax approach to organising any necessary repairs, It took Laura Poots 51 weeks ( yes 51 weeks) to arrange a maintenance job and she seemed to think this was acceptable. Laura Poots was aware I had tenants leave the property as the repairs were not arranged. Laura Poots also refused to liaise with the Letting agent of my property stating the repairs were not important.
Despite being more than patient with CSM for a number of years it has been necessary to appoint and pay for solicitor twice. Yet even there is a extremely lax approach and they even ignore correspondence from a solicitor.
The accounts department is shambolic. They issue credit control letters and try and charge a £25 fee for Ground rent and service charge that have been paid. The gentleman Mr Lee Magill threatens court action twice in hand typed emails for a Gas bill of £3.14 which was in fact paid. This totally resonates the ethos of CSM.
Over the years Staff at CSM have ignored emails and chaser emails. When you phone the office you are told they are in meeting and fail to return phone calls.
I have never thought it was humanely possible for a firm not even to be so consistently bad but for the level of service only to continue to deteriorate over a number of years.
In my working life of over 20 years I have never experienced a company quite like CSM.

This company are looking to charge almost 5k in advance for a roof which has nothing wrong with it and won't start work for at least 4 years ! Can I be bullied into paying this if I'm struggling to afford it ? This on the back on 2 k for other repairs in last couple of years. This is all aside of the normal management fees they charge. Can they enforce this on the owners or do we have any rights given I have a roof that is giving no issues at this time or previously.

Don't manage their property grounds and encourage the residents to leave their dirty bins off their property blocking elderly and a disabled person in by putting their bins outside other people's gates. Threatening landlords, and intimating letters not to touch their bins. All because they don't want their bins on their own property. Disgusting bins as well as attitudes.

I’m annoyed the fact I have to give them a 1 star as CSM don’t even deserve it tbh. From the day and hour we bought our home they have been a shambles. Calling them alone shows their lack of interest as it’s just pay up or we take u to court. I’ve paid for a fallen fence to be repaired months ago and still nothing. Asked for money back and told no. Thankfully we are moving and even made sure this company have nothing to do with our new house as they should be wearing masks. Resist me folks do ur best to avoid anything to do with this mess.

There appears to be a very high staff turnover in this company.
There is a lot of mistakes in the accounts department. They charge £25 for a credit control letter and try to inform you the bill is not paid when it is.
There is supposed to AGM for residents. It may happen only every 2 or 3 years. As costs increase there is a deficit and you have to pay balancing charges for previous years.
It is hard to speak to staff via telephone as they are always unavailable. A very unprofessional company -

I had a bad leak in my new apartment and Hannah was great at putting me at ease and working with the insurance company to sort it out for me. I really appreciate all of her efforts to help me with this problem - she made the process of submitting my claim very easy and kept me updated along the way.

I have dealt with CSM Property Management several times on two properties I own. Recently had a small issue with a neighbouring property and Laura in particular was very helpful. The issue was sorted quickly and efficiently, she even checked in a few weeks later to see if there had been any follow up issues. I definitely feel she went the extra mile and it's greatly appreciated!
