Before responding here, you first reported my review to Trustpilot and attempted to have it removed. Only after that failed did you come back with this public statement. That tells readers exactly how you handle criticism: silence it first, address it second.

You claim my experience of being treated differently is "completely and utterly unfounded" — yet you provide no detail of this "thorough review": who conducted it, what was examined, or why the delays I experienced were reasonable. A one-line denial is not an investigation.

Blaming the landlord for the delays does not explain why my chasers went unanswered for extended periods, nor why the process dragged on far beyond what your firm quotes. I stand by every word of my review. It reflects my honest, first-hand experience of how I was treated as an applicant — and I would urge anyone reading this exchange to note that your first instinct was to try to delete it.

I highly commend Lisa Swinnerton and the staff at the Atherstone office. They are exceptionally helpful and professional and the service provided is consistently excellent. Any communications are always answered promptly and in a very friendly and pleasant way.

Lisa (Swinnerton) made the experience of moving to my lovely temporary home, very seamless and easy. Arranging a rental was something I hadn't been involved with for years and all the regulations changed in May this year (2026). But from quickly arranging a viewing with a very cheerful reception, through to moving in, it was made as seamless as possible; with all inventory and contract paperwork dealt with swiftly and efficiently. Probably the greatest attribute for me is that Lisa is always available as soon as possible (usually immediately) to speak with on the phone if there are queries. This is so unusual in this 'Robot' age of AI. My contract and payment arrangements needed to be coordinated through my house insurance policy and this was no easy task. But Lisa was always at hand to try to help with getting this arrangement to work. Very pleased with Howkins and Harrison and with Lisa. I would recommend them without hesitation.

I am extremely happy with her service, and the team. Less than a week it took for Lisa to find a tenant. Vetted and handling all the necessary paperwork. The team is proactive, dealing with tenant queries directly, and they always ensure rent is processed instantly. Great peace of mind!"

Have had an excellent service from Howkins and Harrison, any questions I've had have been answered very quickly and Nicole Ashenden has gone above and beyond.

I spotted a property on Leicester Road in Lutterworth that looked perfect for what I was looking for. I had arranged a viewing, but due to heavy rain on the day, I decided to reschedule as I didn’t feel it would be fair on the sellers to show me around the property in such poor weather.
When I followed up with the branch because I had not heard back, I was given a series of reasons why I could not view the property. These included concerns raised by the vendors, alleged no-shows at viewings from two years ago, and being late to a previous viewing—despite the fact that I had called ahead to advise I would be delayed, and upon arrival I actually had to wait for the agent to arrive.
The whole experience was extremely disappointing and left me feeling unfairly judged based on historic issues rather than being treated as a genuine prospective buyer. The matter was discussed with Lauren, the Branch Manager at the Lutterworth office.
As a result of this experience, I will not be considering any properties marketed by this agency in the future.

Brilliant service from start to finish. The Ashby de la Zouch sales team are first class. From Billy Arckless appraisal of the house, to superb and speedy marketing. They found lots of potential buyers and got them into the property quickly. Jackie Hazell was a star... keeping on top of the sales progress and making sure all parties solicitors, the buyers and me were informed at all stages.

We where buyers from Howkins and Harrison nadene and Lynda could not do enough for us from multiple Lettings to view the bungalow constant updates from solicitors and vendors we felt this company gave us more personal care and fast responses to any questions we asked about the property felt they did more for us than our own estate agents selling our house can highly recommend this estate agents in Atherstone they give great details to buyers and sellers thank you nadene and Lynda from Craig and Tammy

The team at the Ashby Office of Howkins are excellent in particular Jackie who is always helpful and productive in getting things moving and sorted

She always follows up with solicitors and buyers and sellers to keep everything moving as smoothly as is possible

I have been with Howkins & Harrison for over 6 years and I feel I made friendships with the people there due to the relationship we developed and the constant professionalism. Over the years I worked closely with Lisa Swinnerton, the Arthestone Lettings Manager. I have never seen anyone have so much patience and faith in me and been so helpful in the moving and settling in process. I left and returned to H&H and was welcomed again with great warmth by Lisa and her team.

We talked to several estate agents and eventually chose Howkins &Harrison to market our property.
We chose them because their representative Billy was very knowledgeable about the market and most importantly very enthusiastic about marketing our property.
The photographer produced some great shots and excellent house plans which were supplied to Lisa the next day. By the early afternoon Lisa had produced a first class brochure for us to approve.
We would strongly recommend this company.

Nadine knight was a godsend throughout. We had a very up and down experience, with no fault of howkins & Harrison. Nadine done everything possible to make the purchase as quick and stress free as possible. Couldn’t thank her enough. Will be requesting Nadine for any sales/purchases In the future, thank you again Nadine.

We brought our first home through Nadine Knight, she was fantastic! Always a call away and got back to us quickly regarding offers and answers to questions. She also did another viewing with us on her day off which was much appreciated!! Would recommend, thank you Nadine! 😊😊

Just put my house on the market with them in Ashby de la Zouch so the fifth star will be added when the sale goes through! So far the experience has been excellent, keen and helpful staff, happy to answer any questions. We have been very happy with the service we have received, from Matt for the initial meeting, Lisa for producing the brochure, and the rest of the staff who have always been welcoming whenever we have needed to contact them.

Nadine at H&H helped us with our house purchase and she was fantastic all along the way particularly with the property we were buying wasn’t an easy process and required numerous visits
