Terrible company
Terrible company. Do not trust this company. I bought a 2 bedroom and 2 bedroom apartment from them off plan in 2018. I had to chase them continuously for updates on the building. It finally completed after a 2 year delay. Some of this understandable due to covid and Brexit delays. My apartment was supposed to be finished to a high spec but I paid for a company to list the snags. There were 249 snags identified. The front door is covered in scratches and dings, all of my internal doors are similar. The plastering and paintwork is a disgrace. The most important thing that needs fixing is the balcony which has a significant bow to it and it collects lots of water that I need to sweep off. But it doesn’t feel safe to step out on to it. We are living in a building site because we are surrounded by unfinished projects, the builders were supposed to build but went “ bankrupt” and they have just been abandoned. We have to walk, in an unsafe environment, to our apartment block and there is no parking. They are keen to take our money but haven’t fixed a single snag nearly 2 years after completion.

We’re incredibly sorry to hear that you have had issues with regards to the snagging at your property.
We note that you completed on your apartment in 2022. Having looked at our records we can’t see that you have contacted us since then, so this review is the first time our office is hearing about the extent of your issues.
The project was delayed and we note that you were in contact with your Property Consultant for updates. We are sorry that you feel you had to chase our office for this information. As the agent we rely on the developer, being Fortis, to provide our office with build updates. We appreciate that construction updates are essential to buyers but we can only pass on the information when we receive it from the developer.
Snagging would have been referenced in your contract and your solicitor will also have advised you to ensure this process has been undertaken prior to completion. Snagging issues are dealt with by the developer and the build contractor and under the contract there is usually a one year timeframe for these to be dealt with. By all means if our office is contacted first with this information then we will assist by liaising with Fortis to try and get the snagging issues resolved. If these issues cannot be addressed by Fortis you also have the option of contacting the warranty provider to establish if any of the snags could be remedied under the cover that the warranty provides.
The apartment and the balcony would have been signed off by Building Control and the Warranty Provider before notice to complete could be served. As such from a structural aspect the apartment and balcony have been built to the required standard

Breach of contract
The problem I encountered with KK is that,when I purchased the property from them, the price i paid included a furniture pack worth 3000 pounds. After the completion of the purchase two years ago, I was asked to pay an extra 1800 pounds to receive the furniture that was initially included in the price. Despite waiting for two years since receiving the apartment, I have yet to receive the furniture. This situation has caused frustration and confusion regarding the terms of the initial agreement.

We note that this is incredibly frustrating for you but we have to point out that any alleged breach of contract would be with Fortis and not Knight Knox. Our office was one of the selling agents for Northill and we handled your reservation. However, your purchase contract for the property and the furniture pack is with Fortis.

this is a scam firm
this is a scam firm. nothing but a headache and a loss after dealing with this firm. The photos i was sent are not even similar to the property. stock fotos used to sell a scam.
should they try to get in touch with you, run a 1000 miles away and save your money.

The company has sold off-plan…
The company has sold off-plan properties without taking into consideration any of the buyers concerns.
They take your deposits for off-plan residential developments in Manchester, UK and the companies they work with DO NOT DELIVER. Everyone, do not get involved with this. It is very dangerous you will lose thousands of pounds. You cannot trust the companies they work with such as Fortis developments.

You have worked with our office since 2015 and have purchased two properties with us, one of which was successfully completed and delivered in 2016.
We appreciate your frustration with regards to your second purchase and we assure you that this is not the outcome that Fortis or our office would have wanted on this project.
Knight Knox have been in the Property Investment industry for almost 20 years, launching more than 120 developments to the buy-to-let market since 2004, providing 1,000s of completed and tenanted apartments for our investors.
As the sales agent we act as the intermediary between the client and the developer. However, in this case due the complexity of the issues with this site, Fortis opted to communicate directly with clients to try and find solutions. This line of communication is still open.

Be careful you can be scammed
The company sold an off plan scheme with promise to give us 5% on the amount invested up to the time it was built and then a 9% net yield. This is just a scam. I received no interest on the several thousand pounds and moreover the company went into administration and I lost most of it. The lawyers ate up what was left and investors were left high and dry. Please be careful as they sell a dream.

Knight Knox were one of the sales agents for the Natex scheme in Liverpool, and we are incredibly sorry that any of our investors have been caught up in this unfortunate situation. However, we feel that we must point out to yourself, and anyone else reading this reply, that Knight Knox were not aware that the development was in difficulties at the time of your sale - Knight Knox became aware of the site going into administration at the same time that our clients did. It is also worth highlighting that the developer, Mount Group, have not gone into administration and were not the reason that the site failed, this was in fact due to the funder on the site, who unfortunately did not survive the COVID-19 pandemic.
This is the first time in our almost 20 years of trading that a scheme we have been involved in has collapsed and is not something that anyone could have foreseen. However, we do completely understand your anger and frustration and are not dismissing that in any way.
Unfortunately, as much as we tried to assist with a positive resolution for our investors, the outcome of this was taken out of Knight Knox’s hands and into those of the Administrator and the courts. Whilst we cannot do anything further for you on this issue, if there is anything you wish to discuss further with us, please do let us know.

I highly recommend this company. Kyle and Michelle have been amazing throughout and genuinely had my best interests at heart. Kyle bent over backwards to help me, firstly by driving a very long way for the property viewing, and further down the line he sorted out a very complicated issue (that I thought wouldn't be able to be resolved), going the extra mile to make sure I was happy. Michelle was also excellent in all the liaising with solicitors, the developer and myself, walking me through the process.
