The Lettings Negotiators are just quite incompetent; that's the only word to describe my whole experience.

Save yourself the headache and avoid the lettings team at Linley & Simpson. While the staff on the phone are polite and nice for the most part, the administrative execution and internal communication are utterly incompetent.

I spent days doing all the legwork myself, regularly having to call their office in excess of 15 times a day just to get through to someone, only to be met with endless delays, excuses, and dead ends on basic paperwork.

If you are a tenant needing a reliable agency that actually handles admin without you having to micromanage them, look elsewhere.

My initial enquiries via rightmove and email took a bit of time to get back to, but I spoke with Lauren on the phone who was brilliant! Really speedy, super friendly and very efficient!

From the very beginning Inez was so kind helpful and supportive throughout our whole journey. She always kept us updated and was there whenever we had any questions. Buying a house can be very stressful but she made everything so much easier. Thank you so much for all your hard work patience and support. While the situation itself wasn't entirely straightforward, Lauren was exceptionally helpful, patient, and professional throughout. Lauren has been very passionate and helpful to arrange letting of my property. She is very proactive to find solution to resolve problem, professionally to help me and tenant the get best outcome. Kelly and her team also maintain highest of service to keep properties at high standard. The firm is highly recommended.

I regularly use Linley and Simpson on a let only service. Most of my properties are in Leeds which is why I seldom use their branch in Harrogate. However, it is great when you deal with the same people each time. This branch is not one of those that has a massive turn over of staff that each time feels like a new beginning. Michael Moon and Charlotte Thompson, as usual gave an exceptional service. Mike even went to meet me at my dentist to pick up the keys. Charlotte did a brilliant observation on my property, with notes and photos in order for me to make my property very marketable. They are definitely a landlord’s dream team.

Stephen Shodia was extremely helpful and professional throughout the process of resolving my boiler problem. He obtained several quotes from contractors, made sure the work was completed to a high standard, and handled all the necessary paperwork afterwards, including providing the documents required for my insurance claim. His efficiency, clear communication, and willingness to go the extra mile made what could have been a stressful experience much easier. I would highly recommend Stephen and greatly appreciate all his help.

Linley & Simpson Sheffield provided an excellent service throughout the maintenance process. Communication was prompt, professional, and the issue was handled efficiently from start to finish. A special thanks to James Ang, who was incredibly helpful in following up on our maintenance request, keeping us updated, and ensuring everything was resolved smoothly. Linley & Simpson responded very quickly to the issue with the bathroom light pull cord and arranged for it to be fixed promptly. I’m very pleased with their efficient service.

Liam initially showed us around the property and helped to answer any questions we had, both during the viewing and whilst registering our interest in applying for the property. Friendly, helpful and professional throughout. Lauren then handled the application and move in process for us. Again she was a pleasure to deal with, friendly and helpful throughout. She really helped to take some of the pressure and stress out of the process of finding and moving into a new home and it was greatly appreciated. The only bit of constructive feedback across the board is occasionally during the process there were some delays in responses/replies and occasionally several people replied to the one question, however this was due to some additional circumstances outside of the norm. It did not detract from the great overall experience, although at times I felt like I was maybe being a little impatient with my excited nerves. Thank you so much for everything you did for us, we are so very grateful and very happy in our new home. Everyone at Linley & Simpson have been a pleasure to deal with from the very first contact.
