Kevin Antonio showed us a couple of properties today and he's been absolutely fantastic. He was well prepared and knowledgeable. It's a breath of fresh air really considering the usual experience we have with real estate agents. Kevin has made us feel welcome and left a great impression.

Minors and Brady provided a good sales service- friendly and accessible staff and good sales promotion. Cassandra was helpful in providing updates on progress of sale.

Brilliant experience. We done the Viewing Yesterday morning at 10:30am, we put an offer in and early afternoon we were informed it was agreed. Sarah was very efficient throughout the whole process, i'm impressed how quickly it all happened and all the documents being sent to the solicitors etc. sharpish.

Landlords – think very carefully before placing your properties under “full management” with Minors & Brady.

We have several properties managed by Minors & Brady and unfortunately our experience has fallen considerably short of what we were told to expect.

When we signed up, Sam Carpenter specifically explained the service to us and told us our properties would receive regular inspections approximately every six months as part of the fully managed service. This was an important reason for choosing full management.

We have subsequently had properties returned to us in poor condition, yet we are still having to ask Minors & Brady to provide evidence that these inspections actually took place. If they were carried out as promised, we simply want to see the dates and inspection reports. Surely the whole purpose of regular inspections is to identify problems before they become expensive ones for the landlord?

Rent management has also been extremely concerning. Tenants have been allowed to fall into rent arrears without the arrears even being highlighted to us at the time. When paying for full management, I should not have to discover or chase rental shortfalls myself. I expect the agent to monitor payments, promptly identify arrears, pursue them and keep the landlord informed.

We have also experienced serious concerns regarding deposits, including a deposit that was not protected within the required period after Minors & Brady took over management, resulting in it having to be returned. We have also had tenants leave a property in poor condition and then found ourselves having to chase matters surrounding the deposit and recovery of our costs.

Communication has been another major problem. We have repeatedly had to chase for answers, documents, keys and action on matters that we believe should be dealt with proactively under a fully managed service.

Perhaps most astonishing is what has happened since deciding to move our properties elsewhere. Minors & Brady have referred us to contractual provisions which they say mean commission remains payable on existing tenancies even after they cease managing the properties and another agent takes over.

In practical terms, this could mean paying Minors & Brady commission for a property they are no longer managing while also paying the new agent who actually is managing it. We are disputing their position, particularly given our concerns about the service we have received.

This isn’t one isolated complaint. Our experience has involved inspections we were told would happen approximately every six months but which we are now asking them to evidence, properties returned in poor condition, deposit issues, rent arrears not promptly highlighted, poor communication and repeatedly having to chase matters ourselves.

We have given Minors & Brady opportunities to address these concerns. If they provide evidence that the promised inspections were carried out, we will happily acknowledge that. At the time of writing, however, we remain extremely dissatisfied.

The irony of paying for “full management” is that increasingly we have felt we are having to manage the managing agent.

Based solely on our own experience, we could not recommend Minors & Brady for fully managed lettings.

My advice to other landlords: read the management agreement very carefully, particularly the termination and continuing-commission clauses, and get every promise about the management service in writing before signing.

We have just exchanged contracts on our sale, and it simply would not have happened without Claire. She was completely relentless in chasing the buyer’s solicitors and pushing through their administrative delays.

Her communication throughout the entire process was fantastic, providing consistent weekly updates and stepping up the pressure exactly when required over the final few days. Claire went above and beyond to protect our sale, and we cannot thank her enough for her perseverance.

Bought my first house through Minors and Brady, they were excellent every step of the way. Cass was the agent dealing with the after sales for us, and she was so refreshing to work alongside. She was constantly chasing solicitors to get us to completion and was calling weekly to give progress updates. Couldn't recommend enough.
