Principle Estate Management Reviews 

Principle Estate Management charged me an Additional Levy for communal tank and pump works in 2025. They provided a statement, but no works were actually carried out.
I was not informed or consulted beforehand and their explanation was unsatisfactory. On top of this my half-yearly service charge has almost doubled with minimal justification.
Very poor communication Extremely dissatisfied.
I keep receiving confusing and conflicting demands for additional balances.
Responses to my emails are slow and unsatisfactory.
Quick to send additional charges despite sending 3 E-Mails and no reply

No experience when it comes to managing multiple blocks within an estate. Will support whoever pays them most. Limited understanding of RTM and legislation regarding current regulations. They opt for maximising profits. As a large organisation, you'd expect them to Have substantial resource available to them regarding RTM and shared estates. This is not the case. They refer to generic guidance and surveys that isn't case specific. They have no expertise that their underwriters will endorse. Yes, they may travel to Cannes for conferences but what does that mean??? All expense paid trip to review systems that don't correspond with UK legislation.

Generally it can be frustrating to deal with Principles however Alayia Lowe is very helpful and proactive dealing with issues in a timely and positive manner.

Sent a number of emails regarding my Account recently and have been really impressed with response on each occasion. Staff have been so helpful and I appreciate they are inundated with queries but they still managed to respond promptly and with clarification.
Aliyah Lowe was particularly helpful.

I would highly recommend Bristol street if you are looking for accommodation for University. The site is well maintained, very safe and staff are very helpful, especially Sophie who responds quickly to emails and runs the site to a very high standard.

Having been a tenant at southside with multiple property management companies, Steve and his new team have been so helpful and always making sure that they help where needed and bringing a happy secure vibe to Southside. I witnessed not too long ago Steve and one of his team stop a motkrbike theft taking place in the basement carpark

Principle estate management took over the maintenance on Hope Green, Stanford Le Hope at the start of the year. They’ve been charging everyone £25 a month and in the now 4 months they’ve been in charge they’ve failed to actually do a single thing! Grass and bushes have been left uncut, ponds and rivers have been left overflowing with rubbish and debris plus much more! It’s gotten to the point where the community have had to get together and do our own litter picks aswell as getting into the rivers to clean them out ourselves. As well as cutting grass and bushes back. It’s beyond a joke that we are all paying £25 a month to do the work ourselves yet we’ve all been threatened with debt collectors etc if we don’t pay. So what are Principle actually doing with the money that is being paid to them? Under Section 19 of the Landlord and Tenant Act 1985, service charges are only payable to the extent that the costs have been reasonably incurred and that the services or works are provided to a reasonable standard. Currently the condition of the estate falls way below this standard. Furthermore, under Section 11 of the Landlord and Tenant Act 1985, landlords are required to keep the structure and exterior of the property, as well as common parts, in proper repair. The current state of the surroundings show a failure to comply with this also. I’ve sent various emails and photos to Principle and they try to blame the developers for the grass and bushes being uncut etc. If this is the case what is the actual point of paying the maintenance company to not do anything? I have countless photos I could attach to this review about the absolute mess our badly neglected estate has been left in but sadly I am unable to.

Having lived here for 2 years, Bristol street accommodation has been a fantastic place to live and the location is convenient. The staff are always happy to help with any issues and keep the building and surrounding area tidy.

I had a very positive experience visiting South Side apartments. While visiting the site concierge Manager Stephen Till was very helpful. And gave us all the information we needed. He was very professional while still coming across as human and genuine bloke.

Excellent decision making by our Property Manager, Kiran Shoker over an emergency at our flats today. Cannot praise her too highly.

Property Manager in the city centre and have a lot of units over Southside. Steve Till has been great since coming in and is always professional and helpful.

When visiting the Southside apartments recently. I was really impressed with the dedication and helpfulness of the concierge manager, I believe his name was Steve Till. Nothing was ever too much and was delivered with a smile on his face! Great customer service! Thank you!

Rachel Morton from Principle Estates is simply amazing. The way she looked after me as a tenant made it very difficult for me to even consider moving out. Any issue with the property was always promptly responded to and resolved, even going beyond the actual maintenance requests to make sure the property is in good state and I enjoy the property. Nothing was too much, and I always felt appreciated as a tenant, which is rare to see nowadays.

Numerous problems with our block of just 4 flats reported, and no action. Principle advise "we haven't received all information from the previous agents" why is it so hard to arrange bare minimum building maintenance issues. Would not recommend and unfortunatley we are stuck with these 'managing' agents **update 30/04/26 i emailed the below given address on the 23/04/26 of which i have still had no response or even acknowledgement**

I've owned an apartment at Principle-managed Southside Apartments after owning ones at several different residential communities here and in the US. It's been wonderful having the on-site 24/7 Concierge office here to assist in so many ways. Manager Steve has an amazing team of customer-focused concierge staff who go above and beyond to help the residents.
