We have recently completed on our beautiful new property on the fabulous Mitton Grange site in Whalley. I have to say a special thank you to Zoe & Barbara for their help and patience throughout the whole process. We couldn't be happier with our purchase. This will be my 4th new build property, and it's definitely the best built we have ever had too. Chris the site manager called round in person on our first morning to introduce himself too should we encounter any initial teething problems... Thanks to all the team at Mitton Grange Site for our amazing new home.

I would like to follow on from my last review to confirm how grateful I am to the whole team at Prospect Homes Bridgemere estate who have supported me from the moment I moved into my forever home . I have Parkinson’s and I was struggling to get in and out of my patio doors into the garden. Following detailed discussions with Craig the Site Manager it was agreed that a ramp would be the best solution. This has now been built and has made a huge difference now and in the future. The whole team has supported me from the moment I visited the site with a view to moving to the area to be near family . Jasmine and the sales team gave me the confidence in knowing I made the right decision . Any problems I had the site team were brilliant in helping me sort them out . I can’t thank them all enough

My auntie has bought a house on Orrell lane and it is a beautiful site right on the canal. Charlotte has been really nice and has kept us up to date with everything and been really transparent and honest which is refreshing to see

Visited the site on the off chance I could view a mawdesley house type without an appointment. Charlotte the assistant site manager was really accommodating even though she was clearly busy and walked me through one that had been sold but not lived in and she was really informative and friendly and didn’t rush.

Prospect homes are great sites to work on. Charlotte and Sam are very helpful and keep production moving

Prospect Homes market these properties as premium homes, with prices that reflect a luxury standard. Unfortunately, my experience has been anything but.

The biggest issue hasn’t just been the snags themselves—it’s the constant pushback whenever you try to get them resolved. I appreciate that no builder wants to spend money on remedial work, but the default response always seems to be to blame the homeowner rather than properly investigate the problem.

A few examples:

* Garage door: It was fitted so badly that wind came through the gaps with incredible force. Persimmon’s initial response was to blame the electric garage door motor we had installed. An independent inspection confirmed the real issue—the door had simply been fitted out of square. Persimmon eventually rectified it, and it has worked perfectly ever since.
* Front door: When the door began jamming, I was repeatedly told there was nothing wrong. After several visits, Persimmon finally acknowledged that it had been badly fitted and, in fact, had been installed incorrectly from the outset.
* Fascia boards: During repair and actually fitting a piece that was the correct length, I heard one of the fitters say, “What’s it matter all the way up here?” That’s not the level of workmanship or attitude you expect when purchasing a £600,000 home.
* Boundary movement: Our garden backs onto an established property with mature vegetation. During dry weather, the ground movement has caused the fence installed by Persimmon to pull away from the boundary. As a result, our side gate no longer lines up correctly, and our £20,000 resin driveway and pathway have cracked and moved. Rather than investigate the obvious ground movement, Prospects position is to blame the driveway—even though they knew we were installing it, raised no objections at the time, and the gate itself hasn’t moved because it’s fixed to the house. The fence has moved, taking everything with it.

I could list further examples, but the recurring theme is the same: problems are denied, alternative explanations are offered, and only after persistence are some issues eventually acknowledged.

Buying a new-build home should give you confidence and peace of mind. Sadly, my experience has been the exact opposite. I hope others have a better experience than I have, but based on mine, I would strongly encourage prospective buyers to look beyond the marketing and consider how aftercare is handled when things go wrong.

Our school is right next to the new houses being built by Prospect. Children (and staff) have watched with keen interest as the development is taking shape. It has been great for children to watch the stages of building a house. Builders and contractors have been very mindful of working so close to school and always make themselves available to chat to children and staff. We are very grateful especially to Danny, who is helping us in our task to build raised planters for the school polytunnel. There are a group of children who are very keen to help him and learn from him. When we found out about the building project, we did have some concerns about noise and disruption to school life - but that has just not been the case. Thank you Prospect.

Had a home visit from Mike, the managing director yesterday. What a friendly guy, I was happy to report the outstanding service I have recieved and I'm now even more confident that it will continue with such an emphasis on customer care from the top down. Can't recommend this company enough.

I wouldn't even give 1 star. We reserved a home with Prospects at Mitton Grange in March. Sadly at the last hurdle the sale of our existing home fell through. We had paid for extras in our prospects home and they said not to worry and they would give us time to find a new buyer. It's been a matter of weeks and I've tried to call/text Prospects and had no response then out of nowhere I've received a call to say I'll be getting a refund because they've now sold our home to someone else. They say one thing to your face then do another. We didn't even get a sorry for the inconvenience over the phone. Their customer service is shocking and they'll do anything to get more money! They preach when you reserve about being an ethical company but ignoring my calls and giving no transparency doesn't shout ethical in my opinion.

Recently moved into our new home 2 weeks ago and absolutely love it. Any little issues our site manager Danny would be straight there to check the issue and would have it sorted really quick and efficiently. He’s always there to ask questions and give advice too. Amazing service. Thank you so much

Recently moved into my new home on Mitton Grange. The house is finished to a high standard and the sales and site staff are all so friendly and helpful. This is my first ever new home and I cant fault the service at all. Special mention for two members of staff - Zoe in sales who was so helpful through the purchase and Sam who is in charge of customer aftercare. Any issues and Sam is quick to respond and nothing is too much trouble. Five star service and highly recommend Prospect Homes as a result.

Moved in to our new home and everything is fine.Before we moved in we came for a viewing and Danny the site manager was so helpful.He answered all our questions which made it easier for us.I would recommend them,thank you.

Fitting floors on Mitton Grange is always a pleasure, Chris and Sam always make sure the job is ready to be completed to the highest standards.

I agree completely with other reviews that comment on how clean, tidy and well organised the site is.
A special mention is due to Sam Williams the assistant site manager who is responsible for customer support and after care.
We have a snag list, as you always do with a new build, however, the way Sam deals with all of the issues is outstanding.
He takes notes and photos of every problem and either resolves them himself or organises the appropriate trade to come and carry out the work.
He always deals with things quickly and professionally, always keeps us informed as to when jobs are going to be done, and always has time to talk to us.
A top guy and a credit to Prospect homes.

Mitton grange has been one of the best sites I’ve worked on managers are helpful which makes it flow better on production .

Mitton Grange is my favourite site to work on. Always clean and tidy, Chris and Sam have everything organised very well.

Great site, ran well through site agent and assistant site agent. Ensure all health and safety measures are kept up to date and are in place. Site is kept clean and a good standard of work can be completed in conditions provided - Prospect - Whalley, Clitheroe

Mitton Grange is the cleanest site I've been on in a while. Chris and Sam keep the job running very well
