Poor experience from start to finish.
They lead you into false hope your property will be ready by a certain date and then it doesn’t happen for months after.
Poor communication - Do not reply to emails. Asked for the formal complaints procedure to have someone turn up at the house and say “here’s your complaints procedure.”
Snags do not get fixed and they try to say it’s your fault. They send workmen round who make things worse than prior.

My advice - DO NOT BUY!!!!

Bad workmanship & inferior products. Has cost my daughter £1000s to correct or replace: poorly fitted windows, LED lighting, fire/smoke alarms, shower, kitchen appliances & a gas boiler which no one will touch.
She is expecting her first baby in a couple of weeks & now has water coming through ceiling into nursery.
Their customer service & after care is non existent.

Very poor builder. Brickwork not straight, driveway uneven rough and bodged. Leaks everywhere in the house, we had a nail through a radiator pipe in the wall that was leaking for 6 months before being found. Our shower has leaked 6 times and each time they have repaired it with a bodge job causing it to leak again. The build is poor and the customer service is appalling.

Since moving into our home in April 2020 there were a number of snags big and small, and it is understandable that the company were unable to address these until later in the year until COVID. I use the word “address” lightly as I had one visit from site management, one job (bathroom floor sanding) getting completed promptly and it took a while to get 2-3 of the other minor issues addressed. The Prospect worker Sam was an asset to them and reseated the toilet which was coming away, shaved a door (I was reluctant as the floor is not level) and some other items. That’s all I’ve had to date and the window company that turned up but couldn’t complete it as they didn’t have the bits. I’ve emailed numerous times about getting the remaining items closed off but they aren’t interested. My vinyl is stained as it is soaking something sinister up below it so totally ruined. The garage overhang is missing a support so is leaning and bowing in the middle, so the gutter leaks in the middle by the front door. I’m genuinely concerned the whole thing might collapse on my car (started parking it further away). Window seals and UPVC is damaged (easy job apparently when you’ve got the bits). As I’ve gone around the house I’ve seen the standard of workmanship is atrocious. Poorly fitted doors, no screeding or levelling prior to fitting vinyl, thin layers of paint (I got bare plaster once just rubbing a mark with a wet wipe). Customer service is pathetic. I had the misfortune to drill through a gas pipe (because of course it was placed right behind where the TV goes) and when I phoned for assistance the response was “what has it got to do with us?”. Uncaring and unhelpful. I’ve had enough. I’ll be contacting the New Homes Ombudsman.

Awful company, completely incompetent and useless.
They are a cowboy outfit.
You'll have nothing but trouble if you buy from them, stay well clear.

I purchased plot 49 of your Valley View Rochdale development around three and a half years ago and have had nothing but trouble with the property ever since despite submitting an extensive snagging list.

Most recently my boiler has failed and after calling an engineer a number of things have come to light. Firstly there should have been a magnetic filter fitted as part of gas regulations for new houses which wasn't. The installers hadn't even left enough room to fit one. This subsequently voids the five year guarantee which comes with the boiler. Not only this but also the original installer did not complete registration of the boiler which again voids the warranty. Surely a site supervisor would be checking these types of things as they are part of gas regulations.

I have reported this to for further investigation. Other than this most recent issue I have also had to replace the front door due to poor quality product and workmanship, had to replace part of the kitchen following a fire due poor fitment of electrical sockets and wiring behind the units, replaced the en-suite shower due to failure, re-plastered numerous rooms due to again poor workmanship, both toilets have had issues with the plumbing and had to repair external guttering and pipework again due to poor quality workmanship.

I appreciate that things do go wrong but there appears to be a very common theme of inferior product choice along with poor workmanship which has not only affected myself but also the majority of people I speak to on the estate who had expected 5-10 years of repair free homes.

House is really good & homely. What lets this company down is the sales & aftercare, the service & contact experience is absolutely appalling.
They do not finish off the sites. i.e. tarmac the roads, complete the site to a finish.
This leaves the whole development look & feel unpleasant.
