Sam Wilmer was extremely helpful and professional in dealing with the tenancy problems. My only complaint would be the difficulty getting through to the right contact sometimes when telephoning Wards.

Selling a home is stressful enough. Selling your late father's house in the UK comes with loads more problems when you live in Spain but the staff at Wards Maidstone (and Bearsted) were a godsend.
The right mixture of professional, helpful and friendly.
There was always someone available at the end of a phone which was especially important to me being out of the country.

I would not hesitate to recommend Wards Maidstone or Bearsted to anyone.

Walderslade office - First Class Service! I cannot thank Anna enough for the help and support she gave during our quite stressful sale. Well where can we start. We commenced our apartment purchase via Wards Herne Bay in Kent. Our appointment was organised to suit everyone involved and we had a well informed visit. Once our offer was accepted our journey was one filled with support and professionalism from start to finish. The team lead by Graham and who included Freya, Emily and Shane afforded us every piece of help we could ever need. When the road hit some minor bumps they were all there offering their support, help and words of wisdom and this enabled us to feel valued and respected. Our journey ended Friday of last week (20/2/26) and we become proud apartment owners and we cannot thank Wards Estate Agents (Herne Bay) enough or recommend Graham, Freya, Emily and Shane highly enough. I wish we could give more than 5 stars as they so deserve it. So if you are reading this and starting your journey (buying or selling) in Herne Bay go see this amazing team. Thank you all.

Rented from this agent in the Isle of Sheppey. It was one of the most traumatizing experiences of my life. Ive only just gotten over the toll this entire situation has taken on me.

Was moved into a flat that was dirty and full of ex tenants belongings that was caked in cigarette tar and and there was bug eggs in the fridge and a mouldy unuseable freezer. (When viewing, everything looked clean on the surface until we moved in and started looking inside drawers etc). There was an arrangement at the start to sell the ex tenants furniture and they listed things like table and chairs, tv, plates and dishes and then a category titled “other” totalling £10. They then told me the “other” items would include all of the tenants rubbish and the fridge and freezer. I assumed other might mean things like cutlery or baking dishes as who in there right mind would sell two appliances for £10?! Unless they knew they were faulty and/ dirty contaminated with eggs. We ended up having to dispose of the freezer and clean the fridge and just deal with it, as we were incredibly poor and didnt know the legalities of these issues. We also had to remove half a car full of the ex tenants old clothes and rubbish which were all muddy and stunk of tobacco. The agent that moved me in was named Tamila and she turned from lovely at the start to weirdly rude and dismissive when we complained about the state of the flat. She could not care less about the fridge/ freezer or ex tenants things.

Tenancy was a nightmare from start to finish. Very frequent issues with mold as the ventilation was awful. We would complain only to be ignored. Once they finally listened to us and helped with repairs they found an old birds nest in the bathroom extractor fan (which the worker estimated had been there years) and the extractor fan in the kitchen full of leaves and dirty water as it was sitting flat in the loft. These were the only means of ventilation. We had NO ventilation at all other than our windows (which half of them didnt open).

I was actually in an abusive relationship during this tenancy and once i had finally gotten to safety, the agent extended the lease without my consent and let my ex partner keep my name on the contract and rent liability. This was used as another means of financial control. I called the agent, and begged them not to extend the lease and explained the situation but they did not care. They extended it anyway even after the year term was up. I ended up having to call the police and provide a crime reference number to negate my rent responsibility. I genuinely thought i was going to die from the stress this caused me, it was unbareable.

The funny thing is too, i ended up getting back with this ex for a short period (not together now.) and he said they would laugh on the phone at how crazy i was, how frequently i would call to try get my name off the contract. Quite frankly, i cant imagine being this evil of a human that you think its okay to put another human through this. This branch of wards is awful.

All around it was a really traumatising experience and it baffles me that this is legal, because it was down right evil and caused me a lot of mental suffering. Please be careful renting from here.

I simply requested a valuation, though not in a hurry to sell at this time. However, while knowing this, William Sargent still gave me 1.5hrs, of his time with lots of information along with very pleasant conversation. It was an excellent, productive visit.

Our experience with Wards in Loose and Maidstone was nothing short of fantastic, and we honestly couldn’t have asked for better support during our property search.

At the Wards Estate Agents Maidstone branch, Steven was incredibly helpful from the very beginning. He was professional, approachable, and always quick to respond to our questions. He made what can often be a stressful process feel calm and manageable, guiding us through each step with patience and genuine care.

Over at the Wards Estate Agents Loose branch, Linzi was absolutely amazing. She really took the time to get to know us, what we loved, what we didn’t, and what truly mattered to us in a home. It never felt transactional, it felt personal. She listened carefully and understood our style and priorities.

What stood out the most was when Linzi went completely out of her way to get us booked in to view a property that didn’t even have photos yet. We had to trust her instinct, and she absolutely nailed it. She knew exactly what we would love, and she was right. It was clear she had genuinely understood us and was thinking about what would make us happy, not just what was available.

Both Steven and Linzi were kind, supportive, and dedicated throughout our search. Their communication was excellent, and we always felt valued and looked after. We’re so grateful for their help and wouldn’t hesitate to recommend Wards in both Maidstone and Loose to anyone looking for a home.

Jemma Evans, Senior Assistant Move-in Team Leader has been very helpful in keeping me posted about the progress of the new tenants' move, and in getting errors on the inventory corrected. She has also helped in contacting the tenants promptly and getting back to me, so that arrangements could be made to get new windows fitted as soon as possible.

Absolutely unacceptable service from Wards.

I was clearly promised completion before Christmas and told the sale would take no longer than 3–4 months. Instead, it dragged on for more than 6 months. The expectations set at the beginning were completely misleading.

This was not an isolated issue. I had another property with them and the same pattern happened again — poorly qualified buyers, delays, and zero proactive management. It felt like buyers were pushed through without proper checks, leaving me to deal with the consequences.

What made it worse was the complete lack of support. I had to chase them constantly for updates and push the sale forward myself. That is not the seller’s responsibility — that is what the agent is paid commission for. At no point did I feel they acted in my best interest.

The overall service was unprofessional, reactive instead of proactive, and focused on securing commission rather than delivering what was promised. Trust has been completely broken.

If you want to risk losing time, money, and peace of mind, use Wards. Otherwise, I would strongly recommend looking elsewhere.
