The villa was as expected and had everything you needed, including a gift package from the owners, tea, coffee, milk, sugar, water, cereal, biscuits a lovely little starter gift for when you get there.
The bad part is the day before leaving someone from Debbie's Villas called to check everything ok but to warn me that customers were having problems with Dollar/Thrifty car hire people. They warned us they would try and say we did not have the cover we needed including breakdown, we knew we had everything and had been before so knew they may try this. But it was worse than expected, they tried to upgrade us a car for an extra 20 dollars per day, we said no and they went on and on, so we knew we would get stitched up on our car then when we went to get it and we was correct it was a very small SUV, basically get 1 suitcase 2 at a push in this car, we have a small suv at home and can get 4-5 suitcases in. In the past most car companies will give you bigger not smaller but as we stood our ground we knew this was going to happen but we was not going to pay another 240 dollars. What I would say is do NOT use Dollar/Thrifty with Debbie's Villas, they may look cheaper but you will have lots of problems, I thing they should stop offering their cars so customers don't have to go through this after a long flight. Debbie's Villas should just use the reputable companies that won't do this, especially as they know this will happen. That or do you own car hire but not through this company.
Another thing is not all villa's will have safe's as we found out, in every other villa we have stayed in with other companies there is always a safe. Now they may say you are in a safe area, but we all know that break-ins can happen anywhere and if you don't have your expensive items/passports in a safe place you may find you aren't insured, so just one thing to check before going.

Clean.
Was a couple of wee issues. But minor didn’t even report. I.E. most of the cups were chipped.
Booking was easy they kept in touch through the process
With prompts when to pay, Codes etc.
answered any queries we had promptly.

Company good but Villa not as nice as pictured
Just returned from a 3 week stay in a villa rented from Debbie’s villas in Champions Gate ,Can’t fault them as I had a a few calls before going wishing we have a good holiday and one when we arrived back asking if all went okay .
I wasn’t going to write a review on the villa as it wasn’t as nice as we had expected.but if I had read a review like this I would have changed villa .
I had a call a few months before going informing me 2 rooms had been changed and pictures were sent ,which looked great, in reality it was either a secondhand purchase or homemade using scrap timber .
The night we arrived a note was left stating tumble drier and oven broken but new ones had been ordered and were delivered 4 days later,I contacted onsite management and they got us 2 drying racks sent that day .
The-next problem we had to report was a leak in the ceiling which turned out to be the upstairs aircon had a problem, again management guy came out and temporarily sorted as it was a Sunday till it could be fixed , apparently downstairs one had the same problem the week before we arrived.
The games room ,all items old and well used, broken knobs ,pockets on pool table ripped balls fell through onto the floor ,the old tumble drier dumped in there too.
Pool area tiles need re levelling ,furniture needs a good clean had food stains on reverse of cushions ,broken zips ,well used towels ,sun beds and small tables were dirty and need steam cleaned
The mattress in bedroom 3,someone previously had said it had sunk in middle this had still not been replaced.
The furniture throughout villa is old and sagging
Showers poor water flow
I can’t complain about onsite management as everything I reported was sorted ,
The bigger things above I didn’t report till we came home, as too many wee things reported and the villa needs to be updated by the owners, the management team were great but can only do so much
A deposit for damages is taken when booked ,maybe some of the owners fee should be kept back for compensation for the renters
The Location of Championsgate is not too far away from Disney but the traffic makes it a long commute took much more than the 25 mins stated everyday and going to universal was even longer
The onsite facilities not great either ,you have to sign in and your bags are checked as you weren’t allowed to take juice etc in with you ,we had our cool flasks taken off us ,to collect when leaving .no sun shades around cramped pool area unless you paid for a private shack ,didn’t stay long as we couldn’t find anywhere to sit ,
Golf course onsite ,staff rude and tried to get my husband and sons to leave course before finishing game as he wanted home early
Would definitely look at other villas from Debbie’s villas but Wouldn’t go to Championsgate again

Perfect stay,
We booked our villa nearly a year in advance. The service was exceptional from the beginning, we had to make a change then change it back a couple of weeks latter which they were more than happy to accommodate us. Then about 10 weeks before a problem arose with our villa and they went above and beyond to find us another villa which was even higher in standards then our original villa.
We cannot recommend them any more highly, there service is amazing. They ensure that they deliver a 1st class service. The villa was beautiful and well equipped. The management company in Orlando were always quick to respond. All in all Debbies villas ensures from the moment you book with them everything has to meet the highest standard.

I was disappointed with the lack of care
I was disappointed with the lack of control Debbie’s have to deal with the smoking of Marijuana, loud music, adults and kids screaming till 3am almost every night. It completely ruined our enjoyment of the holiday, and we had our two children with us who should not have been exposed to the awful smell of Marijuana, it was consistent throughout the day and made using the pool for the kids unpleasant, so they stopped using it, and even when a change over of guests happened we still had the exact same problems, considering smoking weed in a rental holiday home is illegal and they have a policy that noise must be kept down after ten, nothing was done. When i was called by Debbie’s to check how our holiday had been, there was no offer of a refund for this, only thing offered was 5% off if we booked again, even though this holiday was over £20,000 and ruined by incompetence, a refund should of been given due to loss of enjoyment on this holiday. This was also reported to Debbie on our first day and again to the man who came out to fix our food disposal unit that was broken, and all i was told was to ring the sheriff, we are not local and have no idea how to deal with this on our own and what repercussions we could of faced from the other people. I have used Debbie’s for 3 years in a row, but will be looking elsewhere to a company that can control the environment they rent villa from in the future. Such a shame because the villa was lovely and well maintained.

We're pleased that you found the villa itself to be lovely and well maintained, but we completely understand how upsetting the issues you experienced with noise and the smell of marijuana must have been.
You called us the day after you arrived and only reported the marijuana aspect at that time. We did mention then that this was unfortunately outside of our and the villa owner's control, but we would report to the local management company. We also mentioned that the community security and the Sheriff would be able to assist you. We did not hear from you again until we called you on your return to the UK to see how things were.
If we'd known that you were encountering further issues such as loud music and noise, we would have tried our best to help and sent you our 'Neighbour Noise' information document which guides you on how to deal with this kind of problem, as the last thing we want is for our customers to suffer in silence. While we appreciate that contacting the local Sheriff's Office is not something visitors are familiar with, they are the authority responsible for dealing with disturbances such as excessive noise or any illegal activity and they deal with the issue without any kind of comeback on the person reporting it.
We are sorry that you felt you were unsupported. We genuinely value your loyalty over the past three years, which makes it even more disappointing to hear that this experience has left you feeling this way. Your comments have been taken on board, and we will continue to work closely with our villa owners, local management companies and Homeowners Associations to support guests as much as possible should situations like this arise.
If you would be open to booking with us again, we would do all we can to place you into an area which is less likely to have the kind of issues that a resort-style community may have.

We have always chosen Debbie’s Villas for our holidays to Florida, with our last being in 2019 and now this year in July 2026. Every experience has been outstanding, which is why we have continued to book with them since 2012.
The villa was immaculate, well maintained, and exactly as described in the listing and photographs. It was equipped with everything we needed for a comfortable stay, and all of the information provided before and during our holiday was clear and easy to follow. The contact details and instructions for reaching the local management team, should assistance have been required, were readily available, giving us complete peace of mind throughout our stay.
What really sets Debbie’s Villas apart is their exceptional customer service. Before we left the UK, we received a courtesy call to ensure we had all the information we needed and that everything was in place for our trip. After we returned home, they contacted us again to check that we had enjoyed our holiday and to gather feedback on our experience. This level of personal service is rare and demonstrates how much they value their customers.

The villa was everything we hoped it would be. The pictures of the villa were good but the reality was even better!! Best villa we have ever stayed in. Debbie's villa made the booking completely stress free and were extremely helpful when I contacted them. For the first time on a villa rental I did not need to contact the local operators which was excellent in itself. Could not recommend the villa highly enough.

Stunning Villa in a great location.
The villa was in immaculate condition throughout. Probably better than described. I spoke to the staff on a few occasions before arriving and also whilst we were there I called to ask a few questions and they couldn’t have been more helpful. The location was pretty good as long as you have transport. Only about 20 minutes drive from Universal Studios. If I decide to visit Florida again I’ll definitely be booking through Debbie’s Villas and I’ll likely be asking to have the same villa. It really was out of this world.

Nothing but praise for the team at…
Nothing but praise for the team at Debbie's Villas! We initially booked a villa in Davenport however, the owner decided to pull it for the dates we wanted. The team took down exactly what we were looking for and found us another villa (bigger) in a great location for the same price.
We received the pack for the villa in good time for the holiday and they were in touch when they were notified by the management company about an issue with the washing machine.
Great communication throughout and would use them again and recommend them to anyone else who wants a villa in Florida!
