Straight forward application process compared to other lenders. Fast turn round and questions answered promptly. Broker portal is excellent with the facility to easily download documents. Highly recommend

Communication from the original underwriter could have been better.

I applied for a remortgage with Foundation Home Loans and, after more than 8 weeks of back-and-forth, the process is still ongoing without a resolution. Every time I provided what they asked for, new questions and concerns arose, dragging the process on unnecessarily.

I have faced significant financial challenges during this time, and the stress caused by their inefficiency has been overwhelming.

What started as a straightforward remortgage has become a highly frustrating and time-consuming ordeal. Their lack of communication and inability to provide a clear timeline or reason for the delays has left me feeling let down and disappointed.

I’m now considering pulling out of this process altogether and would strongly advise others to think twice before engaging with Foundation Home Loans. If you value your time, peace of mind, and financial stability, stay away from this lender!

Another good case through with Foundation. This one had all the stops. Ltd company, Ex-Pat buy to let re-mortgage. Great underwriting and team to make this relatively painless. Big thanks to the BDM team when i talked thorough it.

Our mortgage broker recently put us forward for a product with Foundation Home Loans only for them to reject our application after taking our valuation fee and application fee. The reasoning was that the property was still arranged as a single dwelling, not as an HMO, something that was known from the outset. The valuation should never have been booked in the first place. Furthermore, Foundation Home Loans also highlighted the lack of HMO demand in the area, something that could have been easily identified before commissioning the valuation report. Having now read through similar reviews, this seems to be a common issue with Foundation Home Loans – they take the application and valuation fee with no intention of providing financing.

Our experience with Foundation Home Loans not only caused significant delays to our financing but also left us considerably out of pocket due to the various fees we have paid. I strongly advise others to proceed with caution when dealing with this company.

Foundation provide competitive rates and products for a specialist lender. The thing that could improve is their underwriting and lead times with surveyors. I have had cases delayed 3-4 weeks due their response time when it comes to underwriting. Their panel of surveyors are limited for a large specialist lender and their SLA with the surveyors are too long. From getting a application to offer, in my experience with FHL can take up to 8 weeks. That is too long.

Great, quick service.

Overall, a very good experience. My only negative would be that they could communicate better on what the supporting documents required are. The offer could have been issued at least 2 weeks sooner if the additional documents they needed was communicated better, the format they required and had a specific upload button for each document.

Really easy to t dry I business with for complicated portfolio landlords. Common sense approach. Offers generated quickly. My favourite specialist lender by a country mile!

Submitted a semi-commercial. They have competitive rates and having used them before, I understood that they had a common sense approach, which is what I needed.

Underwriting was smooth from Andy Thursby. Good communication and clarity of requirements.
Valuation came back and case was declined according to property criteria. Bummer.

Gave Rick Davey a call to discuss the outcome of the case, as we did discuss prior to submission. Rick genuinely wanted to help and was as disappointed as I was. He made the time to come out and see me so that we could go over the finer details.

Lo and behold! A few days later, the case was reinstated and offered! Just goes to show, when BDM’s have a proactive approach, are open to having discussions and apply common sense, a lot is to be achieved ! If this didn’t happen, the case would have gone to an alternative lender. Honestly, if you see this Rick, thank you! An asset to FHL.
Client was super impressed and so was I ! It’s a win for everyone.

I've submitted a number of limited company buy to let applications within the past couple of months as rates and fees have very competitive. Each time the service has been great, with fast underwriting turnaround, minimum hassle, and being kept updated via email and courtesy calls. Would recommend.

My client's mortgage requirements fell outside Foundation's standard policy, but my BDM, Rick Davey, did everything in his power to make the mortgage work, and thankfully was successful. It's great to deal with a lender that offers this level of flexibility. I'll be submitting another case to them in the next couple of days, and I would have no hesitation recommending them to other brokers.
