First company actually on my way that knew what they talking about before Peabody we were dealing with 2-3 different companies and confusion they were bringing to our home search was unbearable

Awful experience in buying my first flat
Fridge/freezer was supplied however never worked I contacted them on the first day they were no help until over a week when I had to take time off work to get an engineer in myself who said they had to take responsibility which they were reluctant this was in 30+ degrees where they offered now short time support or compensation for all the money I had to spend where I could not store any food
I also could not change energy providers as they left all bills prior my moving in in paid I also had to chase this
I would have expected more

Oscar at Peabody (Lombard Square Plumstead) was very good and thorough. Took extra time to show me around at different buildings to make sure that I get to see several options before I make my decision. He didn't mind that we had gone over the time in our meeting.

The location was easy to find and the staff at the reception were warm and friendly. It was great to meet Tamika who was so personable but very professional at the same time. She was thorough in her response and explanation to all our questions and concerns. I feel more confident and clearer about the way forward regarding my wish to purchase a shared ownership home at the earliest opportunity. She provided a well-informed, positive viewing experience. Review / Complaint about Peabody Housing Association

In 2019, my family experienced what I can only describe as one of the most traumatic periods of our lives while living in a property managed by Peabody Housing Association.

Our flat developed severe damp and mould issues. We reported the problem immediately and repeatedly contacted Peabody asking for urgent help. Despite the seriousness of the situation and the clear condition of the property, we feel the response was not timely or adequate. No urgent action was taken when we believed it was needed most.

At that time, my wife was pregnant, and the living conditions were extremely distressing for us both. We raised concerns about how unsafe the environment felt and the impact it was having on our health and wellbeing. In our experience, the matter was not handled with the urgency or care we expected from a housing provider responsible for safe living conditions.

Sadly, we believe that during this period we suffered an unimaginable loss when my wife miscarried. This has been the most devastating event in our lives, and while we cannot prove every factor involved, we will always carry the belief that the living conditions and stress contributed to what happened.

After we raised a formal complaint and provided evidence, we were offered £250. To us, this felt completely inadequate given the seriousness of what we had been through. There was also no meaningful acknowledgment or apology for our loss, which made the situation feel even more distressing and dismissive.

We requested that the complaint be escalated to Stage 2, but we were told the case had been closed. Over the years since, we have continued to email and ask for the matter to be reviewed properly. Now, approximately six years later, we have been informed that nothing further can be done due to the time that has passed.

This outcome has been extremely painful and frustrating. It feels as though our experience has been closed off without proper closure, accountability, or recognition of the impact it had on our family.

What we are left with is not just unresolved complaint procedures, but lasting emotional distress and a feeling that our voices were not fully heard when it mattered most.

We are still asking for acknowledgment, understanding, and a proper review of how our case was handled

I am extremely dissatisfied with Peabody’s handling of an ongoing leak that has affected our building since late last year.

Despite the issue being reported and multiple months passing, the leak remains unresolved. Residents have been left with water-damaged ceilings, exposed sections of the ceiling structure, falling debris, and water continuing to enter the communal area. Buckets have been used to collect leaking water, yet the underlying problem has still not been fixed.

This has created what I believe to be an unacceptable safety risk. The floor frequently becomes wet and slippery, creating a potential slip hazard for residents and visitors. There have also been concerns about debris and damaged materials falling from the ceiling. Given that this is a shared access route, I would expect a much faster and more effective response to protect residents.

What has been most frustrating is the length of time this has been allowed to continue. Temporary measures are not a substitute for a proper repair, particularly when the issue has been ongoing for so long.

Residents deserve safe, well-maintained communal areas and clear communication about when serious repairs will be completed. Unfortunately, my experience has been one of delay, poor resolution, and a lack of urgency in addressing a problem that directly affects resident safety.

The ceiling and light fittings show clear signs of prolonged water ingress, including staining, discolouration and damp damage. The conditions created by months of unresolved leaking raise legitimate concerns about mould growth and the safety of residents using the area.

I hope Peabody takes immediate action to permanently resolve this issue and prevent further risk to residents.

This would be my second time in the same development, KEWB, Kewbridge, TW8. It looked better than the first time, since last year was still under construction. It was nice to see the ready-to-move-in project.

Aside from looking nice, my viewing yesterday with Ilona was absolutely amazing throughout. Although there was a lot of homework to remember all the layout, not just that, she made me calm and helped me understand. Her knowledge, attention to detail, and the way she explained every layout, from the sizes, colour schemes to each apartment, and feature were incredibly helpful. She made everything feel clear, exciting, and effortless. Her professionalism and passion genuinely made me feel confident and eager to make a decision quickly. Truly outstanding service —I am grateful—thank you!
