Invoice structure needs to be clearer

Finally got an invoicing issue resolved. Invoices need to be made clearer when estimated figures which have been previously paid are billed again. Confusing. Rhiannon managed to get things sorted.

Very frustrating trying to do everything over LiveChat with all the to-ing and fro-ing!

Extremely Poor Communication and Unresolved Issues

We have been paying for our storage unit on time and in full, yet for almost 7 months, our unit has remained damaged after storm winds. Despite repeated attempts (5–7 times since July) to contact Ross & Liddell for a resolution, we have received no meaningful response—only “we are busy” messages or no reply at all.

It is extremely disappointing that payments are taken reliably while urgent repair issues are ignored. Communication is non-existent, and there seems to be no accountability for customer service.

I hope R&L improves their response and resolution processes for future customers.

UPDATE: Our Property Manager, Harry was unable to reach you by telephone on Friday. We note that he has sent a follow up email. Our understanding is that the outstanding issue is a private matter, and not something we can assist you with, as we manage common parts of the development only. We trust that this, and our earlier messages to you clarifies matters but if you require any further assistance, please get in touch with our team.

Fence down after Storm Eowyn hit the UK on the 24…

After Storm Eowyn hit the UK on the 24 January 2025 this resulted in an adjoining fence at our development in Bridge of Weir with an ajacent local business coming down. Myself and other owners contacted Ross & Liddell to advise. Well no surprise we are still waiting over 9 months later and the said fence is still down. My last contact with Ross & Liddell on the 18 September 2025 their response was they have contacted the contractors for an update and they have advised they will be sending someone out to complete the job this week! As of today the 7th November 2025 the fence is still down and no works have been carried out. We pay a yearly management fee to Ross & Liddell to manage our property development but it does beg the question what they do for our money.

First time property owner- really helpful!

I am a first time property owner and haven’t had to manage factors fees etc before. I was unsure of billing times, costs etc, and Rhiannon couldn’t have been MORE helpful! She answered all of my questions, didn’t make me feel silly for asking the same questions just to get clarity. Genuinely made it so easy and gave me all the necessary information to feel confident in setting up my payments and all details about the account!

Excellent chat support!

Rhiannon was very quick to respond to my messages, and the responses themselves were very concise and easy to follow. No unnecessary fluff that one may usually get when in a Customer Support chat, straight to the point, very efficient, but also personable. Very happy!

Gail Davidson is a joy to deal with. She is always positive and empathetic.
She grasps all the issues so quickly and brings great knowledge and understanding to issues raised by residents.
She has initiated innovative ways of working which have improved communications with our factor, Ross & Liddell.
I think she works very hard and is totally focused on progress.

I have contacted R &L on several…

I have contacted R &L on several occasions, absolutely tripe, total disregard of the issues being raised, they quote T&Cs when it suits them, but ignore them when they do not follow their T&Cs.

They create voting systems that do not exist, and state communications have been made to residents when they have not.

It takes them up to a month to get back to you blaming holidays and sickness for the delay

They are not capable of giving a straight answer or being honest in their dealing with residents.

If I could get the rest of the residents to agree I would get them off our estate, I have never experienced such poor inept service

This reply is typical ignorance of the points raised, the reply I received did not answer any of the points I raised, everybody at your company should hang your head in shame with the response attached, this is typically of the bully boy tactics employed and embraced by Ross & Liddell

Query about the bill

I had a query about the bill we got from R&L, concretely I was looking for some clarification on the amount of certain works carried out few months ago, as I reckoned the cost was quite too high. I was not aware of all the works that had to be carried out, and the materials used, etc. Candela kindly provided me with all the info I needed even though it took some time to gather. I am very satisfied with how he or she took care of my query. Very professional yet friendly! Thumbs up. Thanks a lot.

First time had proper conversation and bill issue resolution with Ross and Liddell!
Rhiannon was brilliant and very quick, straight to the point. Loved every second of the conversation and actions taken on her side. Professional, helpful, useful.

I would never recommend the company, unless such experiences become constant now, as I had terrible experience in the past disputing charges on every bill.
