A Total Disgrace – Jesmond Branch Prioritises profits Over Tenant Safety! I had an absolutely terrible experience with the Jesmond branch today. They don’t seem to care one bit about tenant safety! If Jeffrey Epstein and Diddy were landlords, I’m sure they’d be leaving glowing five-star reviews for My Property Box in Jesmond.

I went to collect the key for a room rental in a shared house, only to be told that the key to lock my room wasn’t ready. Their response? “The room is habitable.” Habitable? It just couldn’t be locked! That means anyone could waltz in and steal my laptop, my clothing, or worse—who knows? And yet, they had no issue with that whatsoever!

If this were a hotel, it would be the equivalent of refusing to provide room keys and forcing every guest to sleep with their doors unlocked. I’m sure Diddy and Jeffrey Epstein would love this kind of "zero-safety" service. Instead of acknowledging my very real concerns or even offering a basic apology, they smugly explained that the landlord was on holiday abroad and they didn’t know when a key could be issued. Seriously? Was the landlord off visiting Epstein’s island?

Worse still, they had the audacity to argue with me, insisting that I was wrong and that “the room is habitable.” Yes, those were their exact words. They even had the nerve to tell me that I was obligated to pay rent— even if I was effectively being housed in an unlocked room.

Have you ever moved into a flat, not been given the key, and then been told, "Don’t worry, it’s habitable!"? Because that’s the level of absurdity we’re dealing with here.

I had to fight them over this and refuse to pay rent before they finally caved. After hours of arguing and multiple wasted trips between the branch and the flat, they eventually sent a handyman to fit a new lock. This entire fiasco could have been avoided if they had simply ensured a key was available in the first place. Or, at the very least, they could have shown some basic courtesy instead of doubling down and defending the indefensible.

Mentioning that the landlord was on an exotic holiday while tenants are left without basic security does NOT help anyone! Where exactly was this landlord vacationing? Epstein’s island, perhaps?

Let’s be absolutely clear:
💀 Expecting tenants to live in an unlocked room is insanely irresponsible.
💀 Anyone could have walked in—anyone.
💀 How would this feel for a female tenant or a vulnerable person?
💀 And yet, they still expected rent to be paid!

If you’re a slumlord looking for an agency that doesn’t care about tenant safety, Jesmond branch might be the perfect fit for you. Perhaps they even offer package holidays to Epstein’s island while they’re at it!

Honestly, after wasting hours arguing, driving back and forth, and being treated like an inconvenience rather than a paying customer, I can say without hesitation:

👉 Jesmond branch should be absolutely ashamed.
👉 This was NOT professional service.
👉 This was a complete and utter disgrace.
👉 A letting agent who expect tenants to move into an apartment without a key for safety, should have there operating licence revoked.

The saga continues. Turns out the complaints procedure at my property box is no better than the rest of the company. Apparently it doesn't matter that certain individuals at management level give there tenant's false, inaccurate and misleading information in order to aquire a signature on the tenancy agreement via means of deceit.
They don't review all information and evidence submitted, they just pick out certain parts that best suit them. Horrible company that doesn't even deserve one star... AVOID AT ALL COST

I've been with My Property Box for approx 10 plus years both at Darlington and in the last couple of years or so with their team at Newcastle (Jesmond).

I've had some different agents previously and I could write a book about how I've been messed about; lost a serious amount of money because of them; conned; and I could go on....probably nothing new to most experienced landlords.

My Property Box are thank goodness totally different!! Professional, very efficient, always contactable, lovely and friendly and everything is accessible. They make my life as a landlord as it should be....so very easy. Thank you My Property Box!!

Awful service on the whole from a landlord perspective, ignore emails regularly, are rude in emails from time to time and consequently have left. Now they are ignoring us after we have jumped ship and we are being told by our tenants they have paid MPB, who will now not communicate. The day they took over from Acorn in Newcastle service levels started to drop and have continued to do so to this day. My advice would be to avoid, I am aware of many other landlords in Newcaslte that feel similar

Amaan was amazing with us , we lost our house due to a unfortunate circumstance and don’t know what we would of done without Amaan.

Very efficient in helping us sort out our paper work and we desperately needed somewhere as we had troubles with our last house so really helped us out and allowed us to have somewhere to stay quickly in time for us to commence university again.

Amaan has been extremely helpful and kind to insure a smooth transition into our new home when we needed it the most.

Quick and easy no issues, Top bloke as well.

OH WHERE TO START….
- They steal items
- They ransack rooms that don’t belong to them
- THEY BEAT UP 71 year old men who ask them to kindly leave
- NOT 1 but 3 men beat him in his home.
- They do this so that they can leave the house unfinished with majority pay. They then lie about the cause for why it takes 3 men to beat a slow moving 71 year old with arthritis. The police are involved. But anyone out there PLEASE DO NOT trust these thugs with your finance, property or around any valuables. They are predators and i seriously hope they get retribution. I’m praying for it everyday actually.

Where to start.. Absolute shambles of a company! Reported issues over the 2 years of been in the property including black mold, water leaks, utilities broke, safety concerns. Not one staff member was helpful especially Georgina on communication with myself and landlord.

When moving into the property we requested a shower to be installed. A fit over the tap thing was installed but no cladding to protect plaster on the walls, no shower screen fitted and no extractor fan installed. After squatting down in the bath to use the shower head without damaging the plaster they finally agreed to install a extractor as the mold was getting to much. Came out and did a cowboy job on the extractor which we had to clean up all the debris left. Moving on a year MPB had sent out a contactor to come look at all the issues we had been complaining about. The contactor then says noting was water tight regarding electrics and this is very dangerous.

The damp was that bad in the dining room and living room the second surveyor they sent out says this is one of the highest damp level readings has seen. This had caused the chalk to come out from the walls. (They painted this over twice instead of dealing with the problem).

We had to take the ourselves and child to Tesco toilets for 3 days as the sewage pipe was not fitted to the toilet correctly which MPP blamed Northumbrian Water. Had the water board come out and stick a camera in there for them to tell us it was all to do with the plumbing in the property.

We had a massive crack in the bedroom roof due to a hole in the roof which the last two surveyors had picked up on. We would wake up in the night with plaster from the roof all over the bed.

3 House checks had been booked over the 2 year period of us been there. Each time i had to put holidays in at work for no one to turn up. No apologies or compensation given.

Finally upon asking for our bond money back which we are still waiting for they state they want to take £250 from me due to furniture been left in the property and a cleaner to go in. The furniture left was already in the property when we moved in! We paid for our own cleaner once we moved into the property as the filth was unbearable. (They referred to the cleaning products left under the sink and a few cig ends left in the garden). We also paid for the council to remove a oven which was left in the garden when we moved in. (Where's my compensation?)

Been so close to Christmas we have accepted a £150 to be taken off as the kid is not going to have a Christmas otherwise! Absolutely shocking company and want to be ashamed of themselves and there staff that handle the property's.

I have dealt with many agents. I found My Property Box -and in particular, Georgia - committed and helpful, communicating well and generally providing reassurance and confidence. Recommended.
