Thank you to SafeDeposits Scotland for maintaining a neutral position during my dispute with my former landlord and property agency.

I had had a fairly good relationship with both the agency and the landlord, so when they requested a large cleaning fee, I felt completely lost and did not know what I could do.

I called SafeDeposits Scotland for advice. They quickly reminded me of my rights. They also understood how shocking the situation was for me, while explaining that they could only help within the limits of their neutral role.

Through their website, I learnt how much effort SafeDeposits Scotland puts into educating landlords and property agents about deducting deposits based on evidence. This became a major source of guidance when I compiled my evidence.

I realised that the agency and landlord needed to show clear evidence, such as a schedule of condition, to prove that the flat had been cleaner and tidier when given to me than when I returned it. I asked them for evidence. It became clear that the flat had not been properly cleaned or tidied before I moved in; otherwise, I would not have had to spend so much time cleaning it at the start.

SafeDeposits Scotland provided me with a safe platform to submit my evidence and allowed an adjudicator to review the case and make a decision.

To me, the adjudicator’s decision was very important. It gave official confirmation that I had been a responsible tenant who left the flat clean and tidy.

Now I can share my experience with other tenants: we can learn to protect our rights while still looking after the flats we rent.

I have had a few conversations with Safe Deposits Scotland advisers due to an ongoing dispute, they have all been very helpful in guiding me on the next steps. I recently spone with Elle McCullough who was absolutely fantastic and help me submit my escalation. Thanks for all your help! This is such a great service and although my dispute is ongoing, i wouldn’t have the chance to do this without this service.

Had an issue with duplicate accounts, was able to get through to customer service v easily and spoke to Zeeshan who was lovely and resolved the issue quickly

I noticed today that a deposit forwarded to SDS had an extra digit on the DAN on the remittance advice - an error on my part. Because of this, the deposit had not registered with others that had been forwarded at the same time.
I phoned SDS and spoke to Rachel McLaren who asked me a few mandatory security questions, managed to identify the issue and within minutes had the deposit correctly recognised and listed. Much appreciated, thank you.

Niamh made it very easy for me to sort the issues with my account and was patient and helpful. All instructions given were easy to understand and clear. Very good experience.
