Outstanding Customer Service - Appointment Booked with Ease!

I recently had the pleasure of booking a viewing appointment and was thoroughly impressed by the exceptional customer service I received from Mia Bearne. From the initial contact to the confirmation of my booking, the entire process was smooth and very efficient and she went above and beyond to call me back regarding some questions that I had. Five star!

Terrible experience obtaining deposit

My flatmate and I had a fairly torrid time regaining our deposit. Despite the contract stating the landlord has ten days post move out to assess the state of the flat and decide on possible reductions, SA ignored us for a number of weeks following our leaving. Only after several emails, many phone calls and a number of promises that the property manager would be in contact, did we finally hear anything.

We were given the excuse of a system error and that the landlord had finally been contacted to discuss release of the deposit. Having again not heard anything for a while after this, we contacted SA only to be told we'd been accused of dumping rubbish/furniture in the hallway outside our flat. They couldn't tell us what rubbish this was until producing a photo the next day. The items were clearly not ours and seemed to be a picture of somebody's possessions when moving in/out a flat. We of course reiterated that these were not ours but this did not result in the release of funds. There were also concerning discrepancies in the story such as when/where the photo was taken etc. Growing increasingly concerned at the lack of progress, we contacted the deposit insurance firm mydeposits. This only further increased our anxiety as we were informed that SA had unsecured our deposit some 4 months prior to leaving, resulting in us not being able to launch a complaint. This is totally against legislation.

Following this, we felt there was not other option other than to use the promise of legal action if the funds were not released. After yet another round of questions on the dumped rubbish, we were told the landlord would be happy to release the funds if we agreed to a small reduction in relation to cleanliness. Despite leaving the flat in cleaner state than we found it, we decided to cut our losses and accept this. The deposit was finally released after what seemed like weeks and weeks of needless difficulty. We have still not received an explanation for why our deposit was unsecured.

DO NOT USE!

DO NOT USE!! they are my current letting agency. There are so many issues with the house I am living in and Stirling Ackroyd constantly just ignore our emails about the issues, they are not communicative in the slightest, to the extent that they didn't communicate to us that we couldn't move in the day we had been told and simply ignore all of our emails. We have been living in this property for 5 months now and since day one have made complaints about glaring issues, not one of these issues have been sorted, instead our emails have constantly been ignored.

Scammers…!!!

Avoid at all costs these people are doing their best to profit some money.
So recently, me and my Mrs wanted to rent a house from them and they was trying to force us to get the no deposit option, so they can get some extra cash at the end of each month.
“”(By the way, before I sign anything, I called him three times to change that because I wanted to pay deposit and they said sign it and we’re gonna change it later)”””
When they saw that we are not falling for it, they came up with a failed reference “””(which by the way they never emailed me or contacted me to let me know about it. I was still waiting to get the house.”””
Reason for feeling it was CCJ “””(which was the first thing I told them. I explained that was a £300 court fine for a parking ticket that is already been paid and they accepted me.)”””
After that, of course, they wouldn’t give me the deposit back, “””(you signed, they said there is nothing we can do)”””

Avoid at all costs

Avoid at all costs. They will send you loads of spam emails, super unprofessional, very sneaky make sure you read the contract properly. Property tends to have many faults including mould and broken furniture that they will dismiss. Spoke to someone called Yusuf who kept pressuring me and as soon as I mentioned reading the contract he cancelled the offer. He also made me feel like I was delusional. Thank god I had photographic evidence.

A Costly Nightmare for Landlords – Avoid Stirling Ackroyd!

I strongly advise landlords to avoid Stirling Ackroyd. Their tenant vetting process is shockingly poor, placing tenants with questionable financial histories and guarantors who have no assets—making it impossible to recover losses. As a result, I suffered thousands of pounds in rent arrears with no recourse.

To make matters worse, Stirling Ackroyd withheld the entire security deposit, which should have covered unpaid rent, while continuing to demand more money. Their behavior is not only unprofessional but outright exploitative, taking advantage of landlords already facing financial hardship.

Their deceptive business practices, convoluted contracts, and blatant disregard for their clients' well-being reveal them as nothing more than opportunistic scammers. Landlords, stay far away!

Don't Use This Company For Anything

Would give them zero stars if that was an option but need to tick at least 1 star to register a review. Appalling service & shocking treatment of customers. Really poor internal processes which they then make their customers problem. Zero accountability for their own internal errors. While they're after small amounts of money in the short term, (multiple small amounts add up to them), it will come to bite them eventually as folks will write honest reviews like this - reading reviews, sounds like I'm not the only disgruntled customer, doesn't surprise me. Shame they don't understand the saying "what goes around comes around"

STAY AWAY- they don't return rent deposit nor respond to emails

STAY AWAY IF YOU COULD!!
This company is run by thieves. They were agents of the flat that I rented until Dec-2024. It has been more than 2.5 months since I vacated the flat and more than 1 month since the owner agreed to release the deposit but they still have not returned a single dime.
Worst thing is they don't even reply to any emails.

I have lived in multiple rented properties over 10+ countries before but never seen such unprofessional people anywhere.
A 10yr old could do a better job!!

My encounter with one of the letting advisors - Rubie is amazing. She makes you comfortable and guides you in all areas of the letting process. She also explained all the process in details. I must say Rubie is good at your job and Stirling Ackroyd is a good letting agency. Thumps up for them. Thank you

AVOID!! 100% WORST LETTING AGENT

If I could give zero stars I would. I've had the worst possible experience with this branch from any letting agency. Absolute bunch of con-artists. They will take your money and do absolutely NO work in return. ZERO!!
No professionalism, non-existent communication, work-shy, money hungry. Since tenants are no longer able to be charge letting fees, SA have taken it upon themselves to leech money off landlords by any means necessary. Their T&Cs are a crime against humanity!!
DO NOT do business with these scammers. Do yourselves a favour and take your business elsewhere, and thank me later!

I recently had the pleasure of working with Stirling Ackroyd for a valuation. I can confidently express that the service exceeded all expectations. The entire process was handled with professionalism, efficiency and attention to detail.

The team of valuers is highly knowledgeable and really understand the market which is essential.

Stirling Ackroyd also excels at customer service. They were accommodating at short notice, understanding the urgency of my request and delivering the valuation within a remarkably efficient timeframe. The entire experience was smooth.

I had a terrible experience with…

I had a terrible experience with Stirling Ackroyd’s property management service. I hired them to find tenants and manage my property for a fee of 10% + VAT of the rent.
The tenants Stirling Ackroyd vetted turned out to be very problematic from the start and stopped paying rent. This forced me to initiate eviction proceedings. By the time the bailiffs removed them, my total losses had reached approximately £32,000.
The court awarded me a money order, including the tenants' deposit. However, Stirling Ackroyd deducted their full management fees, even for the months when I received no rent.
Naturally, I am very frustrated with the estate agent for two main reasons:

a) They failed to properly vet the tenants. While one could argue this isn’t entirely their fault, in hindsight, I can point to several things they neglected in their rush to rent out the property.

b) Despite my significant financial losses, they still charged management fees for months when no rent was paid.

I would avoid them at any cost.
