My experience with Umega and its wonderful team of professional advisors have made me very happy, due to their efficiency, ethics and speed in fulfilling my dream of renting a new home.
I will always be very grateful for the great support you have given me, thank you very much Sta Claire and everyone who made my dream come true.

Umega staff was very friendly, and the process of getting house was stressed free, and we always get quick response to our mail and it was farst with in few weeks we able to move in, I really appreciate there hard work a I like to thank you for everything they did, I would say, job well done keep it up

Appalling service and no longer the service they used to provide. . As a landlord, I noticed that they did not do professional cleaning up the appropriate standard. They did not notice what was missing or needed attention when the tenant moved out. They do not respond to emails on a timely basis and there is no response on the phone. My flat has been unoccupied for 50 days and it’s as a result of poor management, poor communication and the incorrect rental price to attract people to viewings. There are much better agencies in Edinburgh.

This seems to be a theme with other reviews. As a tenant Umega were fine to deal with, but their approach after we left has been awful.

Similar to other reviews they instructed a £220 clean of the property despite it being left in excellent condition - even their own report only noted two minor issues.

A month on, and with viewings of the property already underway, they are continuing to withhold our full deposit, apparently now until the landlord can view the property - with no timescales for that or any explanation as to what the purpose of that might be.

Umega's approach at the end of the tenancy has completely ruined the overall experience and wasted so much time. I would avoid them in future for that reason.

This is just to say Thank You to both Ben and Nikki. I had an emergency issue with a leak. It was outwith Umeg's office hours and no one from their emergency team came to help. When I spoke with Nikki and Ben in the morning within their office hours they were both a great help. Everything is now getting fixed and they couldn't have been anymore apologetic on behalf of the emergency team. I appreciate what the both of them have done to help.

Umega Repairs carried out a high quality repair at my property and were responsive and professional. Would recommend.

Worst agent I had to deal with, during emergencies they never answer phone or help , it takes them month to help and return a call . Avoid at all cost

Umega found me a flat so quickly and made the process so simple. I had not rented before and they made everything so seamless. The efficient and professional experience was not what I was expecting after hearing some horror stories about other letting agents out there.

I really wish, that I were able to give more than 5 stars to UMEGA.

We purchased our Buy-To-Let property in Edinburgh, as the property was under DJ Alexander we decided to stay on the contract for a bit longer and eventually moved last month. In fact, we paid DJ's for the rest of the year to break the contract and to get RID of them. From the very first day, Erin / Clarie and the Upod3 team have been very communicative and prompt, something DJ's could never provide. Soon after the takeover, it was brought to our attention that the tenants had been chasing DJ's to get some basic repair work done but their requests were ignored for several weeks. This was looked into without delay by UMEGA.
We love the customer portal that UMEGA is using, not only does it allow the tenant to raise an issue quickly but also notifies us with relevant pictures and references. We can then decide to request for further quotes or to approve the request. As soon as the issue is closed we then get a notification - Its definitely 21st century at UMEGA, something we never experienced at DJ's as well.
Recently, we have received the comments from our tenants, mentioning how happy they were, just in the very first month of the agent transfer from DJ's.
As landlord, all we wanted from a letting agent was peace of mind and effective service and thanks for UMEGA for meeting our expectations.
Overall - EXCELLENT JOB..

They are definitely the future of how letting agents should work.

We had a viewing on a property at 6pm that was going to offers the next day. When we arrived there was 3 people waiting with missed appointments as the agent hadn’t arrived! We stood for 1hour 30 waiting - in the end there was eleven people. No one turned up. Who ever is selling the property in Thistle Pl would be absolutely fuming, I’m sure, if they knew - I hope they read this! Several of us called their emergency rental line to ask if they could ring us back. When we finally got through the company said they no longer did emergencies for this company so my advise is not to rent off them either. I travelled 98 miles to view this property, an expensive and completely wasted journey.

Hi. Decided to give Umega a go as liked the modern upbeat feeling I got straight away from them. Suzie meet myself at the flat and went through the process from start to finish. She got the marketing done very quickly and launched it within days. Krystian then arranged viewings within days and I received offers that the day! The best offer was almost 50% higher than I anticipated which was amazing. Thanks all for such a smooth process and would definitely recommend anyone thinking of using Umega to absolutely go with them 👍

If youre a student coming back and desperately looking for a place then please dont use Umega they totally ripped off my housemate last year and left her totally screwed and in debt, another friend of ours got exactly the same treatment in her 2nd semester when she went to move out they completly rinsed her and left her in financial problems. Just dont go anywhere near -be warned.

Rented a flat in Portobello/Edinburgh and the service was second to none, very helpful staff, especially Georgia!

All I strongly advise is DO NOT ever try and sell your house through Umega, truly horrible and exausting experience that had my wife in tears. Avoid them at all costs.

I let my flat out with Umega for 3 years and the experience was excellent from start to finish. They are friendly, responsive, and seem to really care about keeping their flats in good condition for tenants (which is important to me as I have been on the other side of the fence as a tenant myself). They treat both parties fairly and I would highly recommend them.

I wouldnt know where to start, we've been drained of so much energy by these dreadful people. All we can advise is that if you are looking for property in or around Edinburgh there are many good and reputable agencies that will help -stay FAR FAR away from Umega Lettings for the sake of your money and your sanity.

Take your own deposit in cash and throw it off a cliff in a strong gale, you have more chance of ever seeing it again that way. Too angry and frustrated to relive it again on here, please just dont ever use them.

If you are looking to rent in Scotland avoid these crooks at all costs, they start of all smiles and nice to get you in and then they become the worst experience ever. But most importantly they will fight tooth and nail to keep as much of your deposit as possible please please beware! My husband and I handed the keys back to a 2 bed flat that was pristine as the day the day we took it (which was just 1 year let) as well as having it professionally cleaned by a third party, and they came back with a list of the most ridiculous 'repairs' you could possibly imagine and charging hundreds of pounds for them. We ended up with a tiny portion of our deposit and lots of patronising and condescending remarks. It was a horrible experience, please please do not let a property from these people. I also dont believe a number of the 'reviews' below are not written by Umega themselves.

No issues until it came to claiming back deposit. Minor cleaning issues noted by the estate agent and we agreed to cleaning reduction assuming would be small amount for a couple hours. Charged £200. ridiculous as would have required 2-3 hours maximum.
Additionally had added value to the flat we rented by building a built in wardrobe with landlord permission. No offer of cash or even a thanks for this. Scumbags.

Arran is simply just great. Moving out and moving in can be a stressful process, and he made it really easy! Great!
