Charged £2498 for one of the worst and most stressful experiences of my life.
We went for a buy to let mortgage with Commercial trust and was promised on multiple occasions that we would easily get what we needed. Cut to what they were actually able to achieve which was substantially less, we had to renegotiate our onward sale to make it work and scrape by. I was given false information on multiple occasions by multiple staff members so when it came to settling the bill I raised this and they only knocked off £499 with a payment plan to settle the rest as it’s not affordable due to the false promises they made. By the end of this transaction we would have paid £1999 for something most brokers only charge £500-1000 for the same service as they don’t offer anything special. Safe to say I won’t be using them again and would never recommend. I will be using Finamply who sourced my residential mortgage, I’ve paid their much cheaper fee and now have a lifetime subscription to their services, they could have gotten me the same buy to let mortgage as well had I only gone to them first.

I have used Commercial Trust for a number of mortgage applications and they have always been very good. This time in particular Daisy was fantastic and drove through a particularly difficult application with a calm that made the process far less stressful.

Both Will and Luke were very helpful throughout the process of applying for, and securing, a bridging loan.

This was the first time I had applied for something like this so naturally I had many questions, but these were always addressed comprehensively.

The process was completed ahead of schedule and I would definitely use them again in the future.

My experience has been extremely disappointing and has resulted in a financial loss of approximately £8,000.

The mortgage offer had already been issued, but while the usual resources handling my case were on leave, information regarding my employment and visa circumstances appears to have been communicated to the underwriter differently and without the necessary context. Due to this communication gap, the lender ultimately withdrew an offer that had already been issued and declined my other applications.

What is particularly frustrating is the apparent lack of subject knowledge and understanding regarding Skilled Worker visas. These circumstances should have been properly reviewed and clearly communicated to the lender before progressing multiple applications and allowing me to incur substantial costs.

They also collect their broker fee upfront, and this is non-refundable. In addition to the broker fee, I have lost valuation fees, application fees, conveyancing costs and other associated expenses. Altogether, this experience has cost me approximately £8,000.

After all of this, the response was essentially that nothing could be done and that I could raise a complaint. Unfortunately, that does very little to address the significant financial loss caused by the way the applications were handled.

When a professional mortgage broker handles multiple high-value applications, clients should expect accurate communication, continuity when staff are on leave, and sufficient knowledge of important matters such as visa and employment status. A communication gap or lack of specialist knowledge should not result in the client losing thousands of pounds while the broker retains a non-refundable upfront fee.

I am extremely dissatisfied with the handling of my applications and the lack of accountability for what went wrong. Based on my experience, I would strongly advise anyone, particularly those on a Skilled Worker visa or with non-standard circumstances, to carefully consider whether the broker has the necessary expertise before paying any upfront, non-refundable fees or proceeding with costly valuations and legal work.

Just remortgaged with Commercial Trust and although the fees are quite high for landlords the service you receive is so professional. Melissa, Ellie and at the end Savannah were absolutely incredible. Nothing was too much and their response times to emails and calls was 10/10. Thanks again.

I had a great experience with Commercial Trust. At first, I was a bit nervous, but my mortgage was approved, and the process felt almost too easy, which made me slightly anxious.
However, Charity Sadler, Szilvia Solt, and the whole team were incredibly professional, supportive, and helpful throughout. They were always quick to respond and kept me informed at every step, which really put my mind at ease.

A perfectly professional service provided by Kris and her team, but fundamentally flawed in delivering a product to me. Nada. £499 sailed south. Im not saying it was CT's fault, but it most certainly was not mine. Very disappointed.

I had an extremely poor experience with this company. Their priority was clearly collecting high fees rather than delivering fair customer outcomes. They recommended a mortgage product that they knew could not be completed within the required timeframe, which resulted in the transaction failing and me incurring additional auction-related costs.
Despite the fact that no completion took place, I was subjected to persistent daily calls demanding payment of their fees. I ultimately paid under duress simply to stop the harassment.
Based on my experience, I strongly advise avoiding this company.

I recently used Commercial Trust for business. Jordan and Ellie were delightful. Jordan worked hard to find the right product for us and genuinely seemed so pleased when we found a good solution. And without Ellie I don’t think we would have got it across the line. I really felt they both had our back. Would highly recommend.

83 BNR - I had the pleasure of working closely with Lottie Tozer on a purchase. All in all, we were teamed up for the best part of 6/7 months. At times when the lenders and solicitors weren't responding she was an absolute machine at getting things moving. Nothing in the transaction was simple and Lottie was a rock throughout. I had to remortgage my property somewhat a difficult scenario. I was allocated to a very capable team of William and young Lily.
We did have some admin issues which were created by the lender which prolonged the whole process. Fortunately for me the team headed by senior Lily and William managed to get it over the line later then anticipated. The only downside to my experience was the lender Interbay funding, personally I would not deal with them again.
Overall I would definitely recommend commercial trust, good communication and kept you updated on progress. Definite GOLD star.

Our experience with Commercial Trust began in March this year. They initially provided us with what seemed like attractive terms, and based on that, we decided to move forward and pay the broker fee. However, our application was swiftly rejected by the lender due to our layered company structure — something Commercial Trust was fully aware of from the start.

Despite this setback, we were in the process of acquiring another property for an HMO conversion last month. Since the broker fee was still on account, we decided to give Commercial Trust the benefit of the doubt, assuming the initial issue was a one-time oversight. Unfortunately, this was not the case. This time, we paid both the valuation fee and application fee, only to have the application rejected once again. The reasoning this time was that the property was still arranged as a single dwelling, not as an HMO, something that was known from the outset. We should never have been recommended this product in the first place. Furthermore, the lender also highlighted the lack of HMO demand in the area, something that could have been easily identified before commissioning the valuation report.

Our experience with Commercial Trust has not only caused significant delays to our financing but also left us considerably out of pocket due to the various fees we have paid. I strongly advise others to proceed with caution when dealing with this company.

I recently took out a b2l mortgage through commercial trust. Kayla was absolutely brilliant. She went through my needs and found me the best lender. Kayla was very informative and kept me up to date at every stage. Kayla provided the best sales/ customer service I’ve experienced in a long long time. Any time that I needed anything doing or checking with the lender Kayla would find out and get back to me instantly. Thanks for all your help and will definitely be recommending you in the future.
