Very pleased with the service received…

Very pleased with the service received from Lawrence Rand Ruislip Manor Branch. Was working with Alec and Simeon. They are both very proactive and helpful. This challenging journey of selling the property was very rewarding because of their support, ability to help, liaise and negotiate.
Lawrence Rand agents are different from other High Street estate agents primarily because of their special personal approach. Highly recommended

Dont rent through them. Just don't do it to yourself!!

Rented through them, with confirmation via email that it was managed.

Peter Lawrence, the director of Lawrence Rand has had a longstanding relationship with our landlords and so I feel this had an adverse effect on our subsequent services from the lettings department and himself.

Despite no evidence that my family was to blame for a flooring fault, along with dismissing our own concerns with other areas that, had they been investigated would have most likely indicated the real issue that wasn't discovered until after we had moved out, which is also questionable as the landlords entered without permission before 6am, before endeavouring to threaten us and withhold over £1k worth of our belongings.

We only moved out because of this, our landlords and Peter threatening us with a s21, but "allowing" us to leave earlier if we wished.
At this point they had all attended a meeting at our home in relation to the flooring, verbally abused us in front of our five (3 of whom have neurological disorders) children, and demanding we pay full costs for the flooring despite us not being to blame.

And they expect to have us give them our full deposit because we had to use our last month's rent to get away from that house, the interfering neighbours and to put ensure our children's mental well-being, even though our time there was cut short that month as it was and we had incurred a much higher amount of financial loss due to their joint pressure in getting us to leave.

Oh, and we had two rabbits they weren't aware of that they couldn't give us a reason as to why we shouldn't have them - as per our dodgy tenancy agreement.

We didn't receive an EPC upon moving in or prescribed information.
Our requests for the PI have been ignored and we have now been told we have to pay £50 to have it served. Have a laugh.

Peter Lawrence has also denied the fact Lawrence Rand was managing the property, possibly because he could have been giving mates rates...

He has stated he won't be getting involved with our dispute, yet has taken over all email response to us that he has been copied into.

He said they'd requested permission in writing before entering unlawfully, knowing had moved all of our belongings into the new house and we still had a few days left in possession. Out of character for them as they usually send an email or text, but hadn't this time and it's obvious.

We haven't been allowed to see checkout photos and have been told we will have to pay the landlord £100, despite us having the right to see them given they'd like our complete deposit, with complete disregard to the deposit being OUR money and the onus being on them to prove as to why they should be entitled to any of it.

So far I have covered the lack of proper deposit protection, disrepair, what I assume is illegal eviction, harassment, assumed abandonment and also "disposing" of our property without taking reasonable steps to ensure it is returned to us.

And then they they took the liberty of serving an eviction notice on the property, once they'd entered unlawfully, stolen our belongings and knew we had moved out already. The s21 is of course, invalid anyway because of them not serving the proper prescribed information but I guess it at least gives all the other residents of Torrington Road a sob story that Lawrence Rand and our ex landlords can all gain a bit of sympathy from.

I have reported them to ARLA and will be contacting the Property Redress Scheme, which I think I should have done before ARLA, but oops.

There have been so many breaches on their part throughout this whole situation, but they belittle our own experience in leiu of banging on about our own. Those being us having one more tiny dog than they SAY they had allowed us to have, but later changed to two more dogs than they'd "said", our arrears of less than 1 month, due to moving costs and the fact we had two rabbits that they couldn't give us a reason to not have.

I really don't recommend renting through them.

They don't know their a*se from their elbow, have no respect for the law and are childish beyond belief when it comes to attempting to communicate with them.

We categorically deny the false and defamatory statements made in your review.

Throughout the course of your tenancy, Lawrence Rand acted entirely in accordance with legal and professional standards. The property was managed appropriately, and all procedures were followed correctly, including the issuing of required documentation and notices. Your allegation that we misrepresented our role, or acted unlawfully in any way, is entirely false.

To further clarify, your tenancy was subject to over 12 months of unpaid rent, which placed considerable pressure on the landlord and their ability to maintain the property as an investment. Upon vacating, you left numerous personal belongings at the premises. Contrary to your claims, neither Lawrence Rand nor the landlord entered unlawfully or removed any items. In accordance with the law, a written 14-day notice was clearly posted on the door advising you to arrange collection by calling a dedicated number. At no stage did you engage with this process.

This pattern of behaviour—abandoning a property with outstanding rent and making unfounded allegations—has been observed in multiple previous tenancies with other landlords. It is deeply concerning and does not reflect responsibly on your part as a tenant.

As for your claims regarding deposit handling and eviction, all processes followed were legally compliant. The landlord took the appropriate legal route, including serving notice. We also note that ARLA Propertymark found no grounds to pursue your complaint, confirming that we fulfilled our obligations correctly.

We take our responsibilities seriously and act with professionalism and integrity in all dealings. We will not tolerate false statements made in a public forum that misrepresent the facts or seek to damage our reputation.

This matter is now closed.

Terrible customer service and no respect for the house

Terrible customer service. Having met with Peter and Vicky at my house they assured me that only vicky would be showing people around my house as I was not going to be in the country. After the first 2 viewings another lady was sent round to show the potential buyer the house. (Saturday Staff who knew nothing about the house). The lights were left on and the loft window was left open! Also the potential buyer ended up asking me about the house - clearly questions that Lawrence rand should have known and mentioned the buyer.
After this I was then phoned by another Gentlemen/sales person in the company to show someone around and when I asked a few details about who it was that was coming to view he seemed extremely put out that I was asking, in addition to this it would seem again that vicky was not doing the viewing.
I would not recommend this estate agent ever!

While we aim to have consistent viewing arrangements wherever possible, there are occasions—particularly over weekends—where other team members may need to step in to ensure scheduled appointments go ahead. Our accompanied viewing staff are always briefed beforehand, but we understand your preference for continuity, and we’re sorry this wasn’t maintained in every instance.

With regard to the comments about the property being left with lights on and the loft window open, we have no record of this being reported to us at the time. Had it been brought to our attention, we would have investigated it immediately.

We also apologise if a member of our team came across as unhelpful when you requested details about a viewing. You are fully entitled to ask questions about who is visiting your property, and this should always be met with professionalism and transparency.

Recently tried to arrange a viewing with them and they gave a real hard time just to book appointment.
I had to constantly chase them for the update.
They messed up the address and provided wrong property details and then to add to further agony on the appointment day the sales agent turned up 1/2 late!!

Sales Manager apologised but I think it was too little too late as he must be aware of the whole procedure.

SUGGESTION-
PLEASE INCREASE THE NUMBER OF STAFFS IN YOUR AGENCY OR DON'T CHARGE SUCH A HIGH COMMIISSION.

Horrible!

Horrible!! Not sure where they get my email address from but asked them multiple times to take my email off of their spam list and they would not listen. Obviously the UNSUBSCRIBE button does nothing. Kept on getting their daily spam until I added their whole domain to black list. AVOID!!!
