Mov8 seems to offer prospective buyers one valuation for marketing their property directly with them and then they go behind your back to builders and provide you with a low ball PX valuation. Which raises the question are their valuations to be trusted in their first place? Are they professional? I have raised these issues and asked for an explanation to be fobbed off, so my guidance here is try another agency where you may find more trustworthy and honourable professionals that can stand behind their word.

My experience has been nothing short of a nightmare. They have no understanding of what proactive service means—it’s always up to you to follow up. Even after explaining my situation repeatedly, they left everything until the last minute.

If you have a LISA account, good luck—they are terrible at handling the process. I’ve requested bank account details in over 10 emails, all of which were ignored.

Unless you’re prepared to chase them every other day, don’t waste your time. Choose someone who can give you peace of mind instead.

As for Hannah Elliot, she clearly has no idea how to handle client queries. Once things got difficult, she began ignoring calls and became completely unreachable. I have to sent same question 5 times & then call her to get answer for everything.

I would strongly caution anyone considering using MOV8. My experience has been nothing short of stressful and poorly managed. I’ve been repeatedly passed between different people, with no one taking clear ownership of my case. Important documentation was only requested at the very last minute, despite me moving within a week.

I have had to chase responses, endure unnecessary stress, and waste time because of their lack of organisation. This level of service is unacceptable, especially when dealing with something as important as a house move.

1 star is not a low enough rating for the standard of service received. Please treat this as a zero star review.

We recently purchased a property where Mov8 acted as the sellers’ solicitors, and our experience has been nothing short of appalling.

Despite raising serious concerns within 5 days of moving in, we were completely dismissed and ignored. Issues included:

Boiler not serviced, contrary to what was stated in the home report.
Fire alarms were outdated and non-compliant, no longer under warranty since 2015.
Furniture and personal belongings left in the property without agreement or warning.
Dangerous, exposed electrical wiring where fittings had been removed without consent.

We raised these issues with Mov8 in good faith, expecting at the very least a professional response. Instead, we were met with intimidation, stonewalling, and a complete refusal to engage. Not a single explanation or apology — just silence.

This firm appears to prioritise protecting themselves over upholding basic legal and ethical standards. If this is how they treat buyers, I can only imagine how little care they give to the process as a whole. Having breached a number of the Scottish Standard Clauses I have now reported Mov8 to the Law Society of Scotland as a result of the woefully poor conduct.

Avoid Mov8.Buyers deserve transparency, safety, and respect — we got none of that here.

I am purchasing a flat in Edinburgh, due for completion on 25 July 2025. The elderly seller is represented by this firm. She had the property surveyed for sale in mid March, marketed via MOV8's estate agency....and I offered in late May. Sale agreed early June and the seller wanted early completion. I am a cash buyer / no chain/ no mortgage. However, I have commitments so we agreed 25 July, 7 weeks to complete the sale.

MOV8's solicitor, after being pushed, sent most documents to my solicitor. They could have obtained all documents months ago. However, with 10 days to go, we still await a final essential report with no certainty, as they clearly had not ordered it (takes just a few days, says my solicitor).

My removal, utilities takeover, redecoration and other plans are now completely stalled, unnecessarily. As buyer, I am not allowed entry to measure up (or photograph the de-energised meter with the meter number and a reading which the seller's utility company requires before agreeing re-connection. Only the seller can do it and only with the de-energising supplier. Then they need an engineer appointment to physically reinstate it. This might take weeks).

So, at best, I would have no electricity. So, I couldn't check all is working in the permitted 5 days. Nor could I do anything such as carpet cleaning, use lights to redecorate by, have power for my carpenter's tools, etc. to make the place ready before my removal company moves me in. I only found out about this latest problem today. The seller and her solicitor did not tell us.

All avoidable, had MOV8 done a professional, timely, responsive job (possibly including managing their client). Completion on 25 July now looks dubious.

The recent trend to exchange a few days before completion is a stressful - but entirely avoidable and a reprehensible Just-In-Time approach which s frustrates the purchaser, wastes their time and puts the whole transaction at risk. It should be avoided by conveyancing solicitors.

As a professional myself, I dislike complaining about other professionals however, I pride myself on taking stress away from clients, anticipating problems, and managing assignments to be smooth and trouble-free. This firm had every opportunity over 7 weeks to make the process smooth - but did not.

Mov8 were absolutely brilliant throughout my house purchase. At each stage they were proactive, responsive, and very quick to get things done. I asked lots of questions, as I wasnt sure of the process, and they were always very supportive and reassuring. Many thanks to Maxine and Emma who dealt with my offers/purchasing, Holly who did the conveyancing, and the rest of the team - they all absolutely exceeded my expectations. I would definitely use Mov8 again, and recommend to others.

MOV8 were the ones which handled the conveyancing of purchasing a property. I was satisfied with the service and moved in quickly. Despite raising fears regarding the property, I was told it would be okay, however once it was all signed over and payment was secured, I'm left thinking 'well I DID bring this up...' then being told it's my problem now. The communication was okay, I did feel though I was always chasing up to get updates instead of MOV8 making contact with me. Being a first time buyer I think I could've benefited from more clarity on topics, as it can be quite daunting.

MOV8 Real Estate provided a mixed experience for us. Their legal team, particularly Maeve, was outstanding, offering clear communication and excellent support during the conveyancing process. However, their marketing could use more effort, especially in showcasing the surrounding area's benefits. While the process was mostly smooth, there was room for improvement. Overall, decent service.

No one showed up for my scheduled viewing, and despite my efforts to contact them, I received no response as it was outside working hours. This is completely unprofessional and a total waste of my time. I expect basic courtesy and proper communication when appointments are arranged.

We recently viewed a flat twice on two diffetent days with MOV8 Real Estate.
They were professional and personal in their service to us in all communication levels. I found them to be friendly and helpful in my enquiries and specialist in their field.
They also offer other legal services for buying and selling property.
My experience was very good and would use them again in the future.

We recently used Mov8 for the legal process of buying and selling our home. We can’t rate them highly enough, we particularly appreciated the clear and regular communication.
Emma and Maeve answered all our questions promptly and kept us updated throughout the process. There were a few hurdles along the way however the team were proactive and went over and above to ensure a smooth completion.

Liked the way i was kept informed about the process over email & phone. Probably could have been better with online portal, it wasn’t very user friendly. Everything happens over email & phone, and you may need to follow up on things (a trait seen with all solicitors though). All ended well though to my delight on being first time home owner.

Bunch of cowboys. Avoid. Waited a week for a call back from someone in the team that put an offer if interest in on a property. Office manager called back and investigated telling me that I was called back, no missed calls, no voicemail that apparently happened and no apology! New customer, sounds like great customer service. Would hate to see how a purchase would go if I went ahead. Roll the dice and try for yourself. I’d look elsewhere. Was told there really busy but what’s that got to do with my enquiry and you don’t think a week is long enough to have a follow up call?Tried calling direct line multiple times this week and nobody answers!
