Sadly a very bad experience. I sold and bought a flat with them. The two transactions were indipendent from each other. The solicitor that was allocated to me was not good in communicating matters. Would waste time. He was always the last to act. He would not act in my best interest. I got Acroyd Legal via an online broker. The solicitor thag was allocated to me did not have much experience in selling ex council leaseholder property.

Thank you very much Eden for the effort you have put on the sale of my Flat. It was quite a long journey, do to some documents not been recognised for this matter, but the way everything was done shows that ACKROYD LEGAL is a trustworthy and recomended Company.
I would not hesitate to use your services in Future if needed.

Instructed Ackroyd Legal as conveyancers to sell a flat and buy a house. The transactions were independent of each other. Both transactions were no chain transactions. The simplist of tasks you would think. Not for Ackroyd Legal the completely messed up both transactions to the point it became self service conveyancing. I had to instruct them every step of the way and even obtaining the leasehold management pack as they did not know how to contact the management company. They could no calculate stamp duty or complete the SDLT form. I decided to complain once the transactions had gone through (5 Months it took) and they sent a short email response. They failed to follow the SRA guidelines into complaints and never offered a final response or any other communication. They just stopped responding so I refered my complaint to the Solicitors Regulatory Authority (SRA) who accept my complaint. If you do this make sure your records are up to date and you have all documrents such as proof of postage or better still a signed for slip. It has taken the SRA 18 months to investigate my complaint due to the backlog of work they have so be patient. They have found in my favour and Ackroyd Legal have agreed to refund all my fees and pay the SRA fines. Despite their agreement they still delayed and failed to meet deadlines for payment but with perserverence payment was made. It is important that we the clients receive the service we pay for and hold companies such as Ackroytd Legal to account for their incompetence. It is also important that we leave honest and fair reviews so others can make an informed decision. The choice is yours. You can risk the sale or purchase of your home become financially disadvantaged or simply chose another solictior who is competent and trustworthy and will not try to overbill you by adding extras to a fixed fee contract

A very poor experience in resolving tenanat arrears 4 months in total £3,600 , errors in serving of notices needs to be reserved further delays by their incompetence , no access to property granted after asking on numerous occasions. Certificate of deposit error , my solictor has spotted errors through out the possession process and we still have not gone to court

I instructed Ackroyd legal, Hedge End, Southampton branch in August 2022. I was selling a 2 bedroom flat with no chain. Over a period of 6 months I had 3 different people working on the sale, in that time they consistently failed to answer emails or return calls. I would call every Monday to check on progress and by every Friday nothing had happened. After 6 months I pulled out of the sale, not able to take any more. Despite a problem with the lease which involved a delay of at most a month they failed to make any progress on what should have been a simple case. They did not have the courtesy to apologise or keep me informed at any stage. Very poor.

Absolutely disgusting service - over 1 yr and my transfer still not sorted, the previous ownership was not checked and the manager - when she has finally been in touch - has lied to me and no one responds to any escalation since June. I am desperate to get the transfer sorted and no idea what to do.

I cannot express in words what Sue has done for us. Whatever I write it's never going to be enough. Our case was a very complicated deportation case. It was a real battle from start to finish. I felt like giving up many times! But not once did Sue gave up. She fought for us till the end. The deportation order was revoked. Then we were refused entry clearance. Sue continued to fight and got this overturned!

Absolutely awful service. Their sheer inefficiency and unprofessional service resulted in me having to pay an extra £12,000 in stamp duty. I was constantly chasing and at a critical time just before the end of the stamp duty holiday there was a period of SIX WEEKS that no one responded to my daily phone calls. One year after completion I have now discovered that they haven’t even registered the purchase with the Land Registry and once again I am chasing.

I worked with Mr Odianose Matthew who advised me on a recent conveyancing transaction. He was available to answer questions and was swift to respond. He also took the time to discuss various points of concern, which were specific to my situation.

We used this firm for the purchase and sale of property. After starting off well, we had the most awful experience. They are very unprofessional, slow to action, and made several mistakes to the point we were terrified of our buyers/sellers pulling out of the transactions. STAY AWAY!!

Went with Ackroyd Legal for my flat purchase and it has been an absolute disaster. From the beginning, I recevied essentially 0 contact after paying the initial fee, following that it seemed that nothing would move/get resolved until I phoned up dozens of times. Emailing is pointless, as 99% of them go unanswered, promised call backs never materalise. It got to the point that the seller threatened to pull out of the sale unless things moved on. I finally completed on the purchase and I thought that would be the end of it.

Unfortunatly, a year and a half later the management company has still not received the post completion documents despite dozens of emails and phone calls to Ackroyd legal to do so, meaning that I am unable to deal with the management company/pay service charge putting me at legal and financial risk;

Additionally Ackroyd Legal have been ignoring communications from the land registry about the transfer application; and the land registry is now saying they will cancel the application unless Ackroyd legal responds.

I would not recomend ackroyd legal to anyone, and advise anyone to look elsewhere.

I even email to complain and fill in the online form and still no one from the company contacts me !!!!

I would like the thank(Sue Chana) for all her work she done on our immigration case, she was very professional and always responded to our emails and phone calls quickly. With Sue indepth immigration knowledge she was able to get me and my son indefinite leave to remain in the UK. I have been a client with Ackroyd Legal for roughly five years now. The firm has successfully supported me with various immigration applications over the years. Of late, I’ve worked very closely with Sue Channa in making two separate immigration applications and and on both occasions she’s been professional, assured, knowledgeable and effective in her approach. I highly recommend Sue.

We were looking to sell and buy a house at the end of 2021 and found Ackroyd Legal online. I admit that I was a bit concerned about some of the reviews I read about them but the price was good and incorrectly believed that it didn’t matter too much who ‘conveyed’ the move. That was my biggest mistake. The whole process was a faff from start to finish which resulted in them ‘forgetting’ to pay off our old mortgage and also forgetting to register our ownership with land registry (among many other shortcomings)

I am not into naming and shaming but our case handler, Chirag Chopra, was at best not experienced and at worst intentionally obstructive. He was unresponsive to emails and request from myself and from conveyancers from the buyers of our house. In the end the conveyancers for the buyers and the estate agents ran everything through me to ensure that it was followed up on. It was far from a smooth and easy going process.

To be fair Chirag came under a solicitor Peter Benjamin who literally was missing in action on all and any communications. If he was setting an example then I am not surprised that Chirag was so poor.

Once we had dragged ourselves through about 4 months of absolutely shoddy conveyancing we moved into the house. By this point I had made a number of complaints to Ackroyd legal including the non existent complaints department, the CEO, the accounts team and the solicitor. None of which were followed up on.

After we moved in we found that Ackroyd legal had not paid off the old mortgage in full! So we spent another number of stressful days getting them to sort this payment out!!

I made a complaint to the Legal Ombudsman as I felt it was my duty to inform them of Stirling Ackroyd legals many shoddy practices hoping to draw a line under everything.

Unfortunately it was not to be. By April 2022, 5 months after moving into our house we were looking to have some insulation installed via the government warm homes scheme. In order to do this we needed to show our proof of land registry. It turns out that Sterling Ackroyd legal had not bothered to register our ownership. So again we make contact with them and they slowly start the process. We just about lose the opportunity to get the work done because it is taking so long. Chirag finally gets the registration done and then we receive a fine from land registry as ‘we’ aka our shoddy solicitors, have taken over 4 months to register. So begins another series of emails with Chirag at Ackroyd legal and thankfully they get the fine sorted at their cost.

The saga of selling and buying with Stirling Ackroyd Legal was a horrible experience. I don’t believe it was only Peter and Chirag who were responsible but the whole company. They were not present or communicative and were not conducive to making it pleasant or smooth. In fact they put the whole deal in jeopardy!!

Use these guys at your own risk. The sales pitch was ok but once you sign with them that’s when it went downhill for us. Pay a little more and check the reviews and go with someone else. At the very least avoid those individuals mentioned.

Appalling dreadful company - inefficient, rude & utterly incompetent. From the get go, Ackroyd Legal were just hopeless - stupidly I thought I would give them a chance Very bad move on my part. Very quickly red flags were appearing.
You would ring up & reception would answer, you would ask to be put through t your designated person - you would wait 5 minutes or so & instead of getting through to her, back you would come to reception & so it would go on - round & round. Of the 14 times I phoned e I got through once, even after leaving innumerable messages & emails. When I did, she was not only rude with an attitude, but had no idea of either my property or could even answer my simple questions. She simply didn't understand what selling a flat entailed

In the middle of all this the designated person went away on holiday & couldn't even be bothered to pass my details on to anyone else or let me know. I was just told by the company that I would just have to have to wait till she returns. We are talking about selling a property here, which sometimes requires fairly instant decisions. After weeks of utter frustration, I was finally put firmly in the picture by my agent who said in the weeks that they had been dealing with Ackroyd,Legal, they had neither replied to any email or telephone message left either by themselves or the buyer's solicitors & that my buyer was about to pull out of the deal unless I changed my solicitors that day.

I left Ackroyd Legal that afternoon. I was recommended Adams Kaye Solicitors Now this is what solicitors should be. if you want superb conveyancers, here is a company that really know how to deal with clients - they are efficient, clever, know everything about conveyancing & you are given a direct line to your personal conveyancer - I was lucky enough to be given Ben Cooper who was not only excellent but charming & clever

I can't say enough good things a bout them & compared to Ackjroyd Legal they were literally an eye opener.

How this company is getting good reviews is a complete mystery as with me they were dreadful - incompetent, unprofessional & totally without any merit.

Please, please for your sanity do not use Ackroyd Legal - how they are still in business is a complete mystery. They give solicitors a bad name & are an appalling company. AVOID

Rey Caliskan was my Conveyancer - incompetent and useless, I lost my first house because of her, after 6 months of praying to her to answer back or to do anything, I was almost kneeling on my emails for an answer. Then I discovered that the seller sold to someone else because of lack of communication and was unhappy with my Solicitor.

My Solicitor was greedy, was overloaded with cases and was unable to manage the pressure from all the clients. She was also admitted to hospital as a result.

Shame on you, you ruined everything, was my first dream that you turned into a nightmare. Till today I'm still on rent because of Ackroyd Legal. I'm wasting all my savings on rent instead of spending on my house.

Only two things needed for this review-
1. There should be a ZERO STAR option.
2. STAY AWAY FROM THIS COMPANY.

If you want zero communication and complete incompetent conveyancers then go ahead and sign up.

Working with Rey Caliskan was a smooth process. Although initially there were a few delays with getting the process going due to various factors, Rey ensured things were worked on, chased and completed in a timely manner, as well as keeping us informed. The only point that we found was difficult was trying to call via the office, where we would sometimes be on hold or ringing out for about 5mins. It would be great if there was some form of direct contact for future clients, other than email.

The receptionist Aimee, and Ellie, were brilliant always polite.

A good effort made throughout the conveyance despite the unprecendented time of the pandemic.
