I work very closely with my property box dealing with maintenance issues they are always professional and happy to help. Especially Elle who will deal with any of our queries and provides a great line of communication between ourselves, tenants and landlords!!

We had sold our house and were a few weeks away from completion with nowhere to live. We found My Property Box who were very accommodating and found us a property straight away.

Friendly and helpful and nothing is a problem.

★☆☆☆☆ Extremely disappointing experience with Property Box

Our experience with Property Box was extremely disappointing, particularly when it came to communication, maintenance issues during the tenancy, and the handling of our deposit at the end.

During our tenancy, we found the letting agent unhelpful when problems arose, including difficulties getting repairs and maintenance issues resolved. Despite repeated attempts to get issues addressed, we often found communication frustrating.

We moved out of the property on 7 August and made repeated attempts to have our deposit returned, but received no meaningful response. It was not until 22 September, after we had involved a solicitor to prepare and sign a statutory declaration letter, that we finally received a response.

When we eventually received a response, we were shocked to find that a substantial amount was being claimed for cleaning and alleged damages, despite the fact that we had left the house immaculate.

Thankfully, we had the foresight to take detailed photographs of the property both before moving in and after moving out. These photographs have allowed us to challenge the proposed deductions and provide evidence of the condition in which we left the property. We would strongly recommend that anyone renting through Property Box takes comprehensive photographs before and after their tenancy and keeps a record of all communication.

Emma Dunn was our main contact at Property Box, and unfortunately, our experience of the communication and handling of our tenancy was very poor.

Given our experience, we have also formally submitted a complaint to The Property Ombudsman (TPO) regarding the way our tenancy and deposit have been handled.

We expected a professional, fair and responsive service from a letting agent, but unfortunately that was not our experience. We would urge prospective tenants to do their research carefully and, if dealing with Property Box, to document everything and keep records of all communication and the property’s condition.

I have had a complicated period with this property following the end of a tenancy and the subsequent works required before re-letting. More recently, Elle Hoodless has been particularly helpful in coordinating contractors, obtaining competitive quotations, keeping me informed and getting the property ready to return to the rental market. I have appreciated her professional and helpful approach throughout this process.

We have purchased a couple of properties through this agency in Jesmond & Darlington & found the staff to be very helpful. We would strongly recommend them. Thank you.
